i passed by angkupuri when i visited the uem sunrise gallery 2 days ago. i must agree that it is still very well maintained. 

anyways, attached herewith are some photos of the cheras apartment built by zalam. as you can clearly see, there are watermarks on the ceiling and cracks do appear on the side of the building. btw, the building is barely 4 years old. yes, leakage and cracks are not uncommon but the leakage is also happening at 1 sentul therefore it is a cause for concern. i am hoping the developer will take note and make improvements in these area.

p/s - i am not bashing zalam here, as i too, are vested in CT. 

From the picture shown, seems it has minor crack on the structure and I presume on top is the swimming pool. A lot of people don't understand about structure work they always think RC structure is water proof but in actual fact it is not. Any strcuture in malaysia which made of concrete are bound to have minor crack due to the weather in Malaysia. Therefore in order to avoid all this water leak issue, the contractor need to applied another layer of good water proofing on top of the structure.

Swimming pool leake to me is small issue, I am more worries on the toilet above our unit, if it leak it will be event more issue especially the owner above your unit do not care and also all those pipe joint below the slab, if the joint not done properly it will be event worse especially the sewerage pipe above your toilet slab.

I always conduct ponding test on my self after the key handover and conduct defect list.

Concrete wall and plastering wall crack is very normal in Malaysia as the construction period is rushing and curring is not done properly. No choice as this is Malaysia boleh. this also apply to those branded developer all the same

He is probably more worried on how to address to angry crowd on justification for price increase......(which i hope it isn't going to increase)

Since Chulk Gor had mentioned they will have 4 tier security in CT. I am just wondering will they have security in place as well in the staircase in every block? If yes, how it works as it serves as an emergency exit? Will it be able to access with the access card or without? If access card is needed, then we can only access our own floor and the ground floor or every floor? I am more concerned about this type of security. Hope Chulk Gor can answer me.
