QUOTE(kitmel @ Sep 13 2013, 01:17 AM) i passed by angkupuri when i visited the uem sunrise gallery 2 days ago. i must agree that it is still very well maintained. This one in Cheras near PGRM?anyways, attached herewith are some photos of the cheras apartment built by zalam. as you can clearly see, there are watermarks on the ceiling and cracks do appear on the side of the building. btw, the building is barely 4 years old. yes, leakage and cracks are not uncommon but the leakage is also happening at 1 sentul therefore it is a cause for concern. i am hoping the developer will take note and make improvements in these area. p/s - i am not bashing zalam here, as i too, are vested in CT. |

QUOTE(CCH3118 @ Sep 13 2013, 05:49 PM) From the picture shown, seems it has minor crack on the structure and I presume on top is the swimming pool. A lot of people don't understand about structure work they always think RC structure is water proof but in actual fact it is not. Any strcuture in malaysia which made of concrete are bound to have minor crack due to the weather in Malaysia. Therefore in order to avoid all this water leak issue, the contractor need to applied another layer of good water proofing on top of the structure. Tumpang topic: -Swimming pool leake to me is small issue, I am more worries on the toilet above our unit, if it leak it will be event more issue especially the owner above your unit do not care and also all those pipe joint below the slab, if the joint not done properly it will be event worse especially the sewerage pipe above your toilet slab. I always conduct ponding test on my self after the key handover and conduct defect list. Concrete wall and plastering wall crack is very normal in Malaysia as the construction period is rushing and curring is not done properly. No choice as this is Malaysia boleh. this also apply to those branded developer all the same Thanks for sharing this info. My house is doing renovation now and the contractor is doing the water proof test now on the washroom and the extended kitchen area. How many days can justify if the floor is water proof? I saw them put water there for two days ald. |

Visited the sales gallery yesterday.
Overall is impressive on the design and layout. Few things to note: - 1. When is block C going to launch and construct? If simultaneous as A and B, then should not be a problem but if 1 year after A/B, then it is quite hazardous especially for Block B1/B2. 2. Pick up lobby seems very plain. Cannot really see there is visitor meet up area. 3. A1/A2 is more exclusive and privacy as anyone can use the B1/B2 pool but A1/A2 pool is only for these two blocks resident. (make me itchy want to change to A1/A2 now.......) 4. Cannot see there is bump gate at the entrance of the car park. Meaning only security guard post and life lobby need to touch card? 5. Block B2 big units taken rate is very low compare to others. 6. No more dual key concept for big units? 7. Perimeter fencing is using wrought iron grill or brick wall? Is that any CCTV on these fencing as the campus is quite big. |

QUOTE(chulk @ Sep 17 2013, 06:31 PM) wow VIP comments thanks for clarification.1. all the blocks will construct at the same time. 2. it should be look very class... anyway there are some landscape beautify touch up on the pick up lobby but unable to shown at the scale model. 3. i better keep quiet... 4. there will be a boom gate at ingress and egress of the carpark entrance. again, not shown at the scale model. 5. well after a brief calculation, B2 big units take up rate is higher than the other 3 blocks. maybe your eyes focus on some other buyer at that time 6. there is 7. well no, for security purpose we will use Hi-SAC Fence. CCTV is absolutely for sure. I will still maintain at B2 as the feng sui is just match me after studying. |

QUOTE(kh911loh @ Sep 18 2013, 10:43 AM) Since Chulk Gor had mentioned they will have 4 tier security in CT. I am just wondering will they have security in place as well in the staircase in every block? If yes, how it works as it serves as an emergency exit? Will it be able to access with the access card or without? If access card is needed, then we can only access our own floor and the ground floor or every floor? I am more concerned about this type of security. Hope Chulk Gor can answer me. I think the 4 tier is refer to : -1. Guard post 2. Car park 3. Lift Lobby 4. You can only access to your floor only. |

QUOTE(Kvsual @ Sep 18 2013, 04:39 PM) Haha I was thinkin the same but better dont scare ppl. haha.. nowadays anything can happen.Yea i rather give the thief the accesscard rather than being cut off the finger/arms .. lol In fact I prefer card than thumb print as the chance of thumb print machine get malfunction is higher than the access card. |

QUOTE(KualaLumpur_02 @ Sep 18 2013, 09:16 PM) +1 agree with u. Yes. Is all depends on the ppl moral. My one sentul friend got ppl throw the "stayfree' from high floor and very unfortunate fall in front of her house. And tht was 3rd day of chinese new year.....Hopefully ppl are more civic minded unlike my place where ppl just dumb the rubbish on the floor instead of gabage bin. |

QUOTE(yeap99 @ Sep 24 2013, 12:36 AM) Boss just think. How congested jl Ipoh are when ecosky are fully loaded with people. Some more no flyover to kl and everybody got to use the roundabout Indeed is very jam around that area.Been working around there (nearby army camp) for 10 years and even we want to go out for lunch...also terrible jam. In the morning, the traffic will start from Selayang all the way to Mahameru till PWTC. Not to mention if you want to go to Kepong Via MRR2 during weekend afternoon (start from 4pm), the traffic is worst as a lot of uncivilize driver just triple (or fourth?) park their car along MRR2 in order to go to the Garden. .................On and off..........special smell will fly over....... QUOTE(feizaiII @ Sep 24 2013, 11:32 AM) Agreed, as i stay around 5yrs.. but jam will not turn people away from this project. Ya.. nowadays is all about BRAND. No matter how che kai the project is, as long as developed by branded developer, ppl will hapus. You have to U-turn to KL.. this a bit headache.. Taman got small road to Jln Kepong? Unlike Cloud tree, even the developer is trying their very best to make it value for money, ppl will still doubt and demand more. haha... Taman Wahyu got small road to Jln Kepong but when raining... is flooded... |
