- The market cannot collapse because of demand from foreigners

- Mickey mouse units are the trend of the future
----------------------------------------------------------------------------------------

No one can stop property price keep increasing for next 5-10 years, due to all mega rail project by government!

1) MRT Line 1
2) MRT lines 2
3) MRT lines 3/ Circle Line
4) HSR/ High Speed Rail ( KL- singapore rail)

Plus with coming increase of GST tax... No one can deny the price stagnant/ goin downward!

Accept the fact and only the community will accept you!! Good luck guys!!
*
no one can stop property price keep going south.

1) Median salary KV folk per month still low meaning only can afford < 220k house
2) Mrt lines going to make more land available at ulu place and people can now option to use mrt but no need to stay in pantai / bukit jalil.
3) HSR also allow people live in seremban but work in kl. why buy the overprice 600k smallbox condo...jam jam jam whereby u can live in dsl 250k house in seremban & no jam jam jam by using HSR.
4) many people already in high debts. Got price no value

Dont just look at income la debbie. Population. Demand and supply. Factor all that. Inflation. Macam macam adee..

Year 2000. What's the population in kl?
Year 2020. What's the expected populatin in kl?

And you still haven answered r u willing to buy a rundown flat of 600 sq ft  for 100k in d middle of kl that is still in d market right now? That means u dont want too. Also means you and actually everyone is picky. So how can good property in good location is going to be cheap? Ask yourself that.

stagnant is good.. It gives us a better chance to plan and prepare.. it's uncertainty which generates risk. I wish government would set a cap to property appreciation... those appreciated 200% or more is way beyond reach imo. If government would cap the appreciation base on the original purchase price the bubble would be controllable and it would not encourage speculation..
*
did i said stagnant is bad?

I said stagnant is dangerous...example...see how long the economy in japan? ...long stagnant and what it has become now?

May 2013 Export drop 5.8%...

Export continue drop like for the past 4 months 2013 and expected continue to drop for 2013, further with no evident of not droping. .OMG!

Actually the big explosion I was referring to was in relation to your insight on the provisions for pension fund withdrawal... There's some truth in that and it makes sense as to why the retirement age was extended to 60 in order to maintain the source of funds to pension... It also makes sense to hear them encourage pensioners not to withdraw all the monies from their pension fund... Remains to be seen how much more funds left in the jar...

Since this is a property thread... Impact on property market?
*
oh i see.

i read seremban 2 wotre" Government still need to maintain alot of government servant"

so... the immediate respone is the "govt servant pension" is the greater govt debts.

Nobody know this amount. This amount is a snowball as every year govt increase pension at budget and peolpe are living longer and some people have 4 wife and some wife are very young brows.gif brows.gif and the govt still need to pay the young wife after the pensioner gone. rclxms.gif rclxms.gif rclxms.gif

Now now... we shall not question that special right... you don't want to be banned do you??? Behave yourself Tika, as you are already aware some may be quite sensitive when it comes to these matters.

Anyhow... good point... the depreciation of the RM makes things worst in terms of repayment of interest and debt and this is further amplified by the rating downgrade which will increase cost of borrowings... its a double slap in the face... whether the increase in exports (due to devalued RM) can net out the negative impact on debt repayments remains to be seen... my opinion is, the overall effect will be more negative than positive as the trade surplus current is pretty small... and added to that fact is all across the world growth is declining and some are struggling to exit recession... who is boleh-land going to export to? Interest rates up up up?

Impact on property market?

whistling.gif

agree more negative than positive. Thats why i estimate more down lo.

on your "as you are already aware some may be quite sensitive when it comes to these matters."

I wonder why lowyat suddenly so fragile now?

this cannot said and that thread cannot be created.... ?

Better don't say you foresee down also because some who just entered market can get very emotional because they might feel that your opinions on lowyat forum can move the market ...  drool.gif

Hmmm... dunno if using big fonts will get you banned or not? Back to topic... noticed a few more up-market units up for auction this august... secondary market ASKING prices also up... but my tracking shows its the same units still on the market... hmmm... denial stage?

tell me about it, I made a poll on opinion titled "Do you wish property bubble will burst?" with only a yes or no answer and promptly got closed, citing reason "brings no value to discussion".

Just for the record, response to No : 7. response to Yes : 14.
*
I am also amaze rclxub.gif with the poll being close...and it purpose of being close.

yesterday. I did post a complaint (in this v12) about this and it being deleted.

Lowyat property is very fragile now in my opinion. it is not a good development.
