This is comparatively a good investment. My thinking is thst since pool views are all booked. Block A type S facing west is better.

For me surrounding view can only affect tenant for first two months. After that, 3 critical surrounding factors like noise, smell, heat can make a tenant move out.

The biggest problem shld b noise.
Block b - buses starting engine noise. Mid nite worse.
Block c - 3 transit tracks and highway.
Block a - besraya highway

Heat?
Block a - evening sun
Block c - morning sun
Bloc b - no direct sun

Smell? Not significant.

Block A type S facing west is a better bet bcos future development might block the unforgiving evening sun and besraya highway noise!

Just my simple analysis.

I have went to the showroom and the sites (multiple rounds). Price is on the high side, walking distance is not so walking-friendly to my liking. However, I believe this is the nearest residential project to TBS, correct me if I'm wrong.

There are a few things I am not too sure, appreciate fellow members can share your views:

1) How safe is the area? If walking distance to TBS is the biggest attraction, this should be the main concern. I was there at night time just now and it was very quiet. I wonder if it's safe to walk there, especially to females.

2) Are there any shops or eateries nearby? I hardly found any there, as compared to Leafz and Central which are nearby Kuchai Lama. This is important especially to S type buyers/tenants as this type is not cooking-friendly due to its open kitchen concept.

3) Using GPS, I have been going round and round, in and out MRR2 & Jln Sg Besi. It's quite some distance going in and out the site. The SA advised me to go for the U-turn in TBS (which I tried 3-4 times just now) during peak hours. I find it a little bit inconvenient.

There is lake field's business centre just 5min drive. KFC, Pizza Hut, domino, subway, steak houses, few banks, KK mart, 99 store, 7 eleven, mamaks and many more opening soon.

3 years time will be lots of changes. Maju assets which have a big plot of land there have a few planning (refer their website project maju linq n infinity). The study of high speed train between kl n singapore report will be out by end of this month... hopefully this project will on n yhe station will be salak selatan.

I cannot think of a place in KL where I can proudly say it is a SAFE walking distance...but yes it is not 100-200m that kind of walking distance, which is the downside.

2) Are there any shops or eateries nearby? I hardly found any there, as compared to Leafz and Central which are nearby Kuchai Lama. This is important especially to S type buyers/tenants as this type is not cooking-friendly due to its open kitchen concept.

Not within walking distance unless you want to eat in TBS. However, lakefields and kuchai lama is only 5 mins away driving distance.

Chances are high HSR will be in TBS.

Anyaman is not as friendly walking distance to rail stations? Have anyone of you try walk from the actual site to Star LRT or KLIA transit?

walking is quite a distance. afternoon who going to walk. sure sweat like hell
the bus station. I dont think anyone going to take a bus if going to stay here
erl or star lrt maybe
