Prosperous Rawang coming soon. In 1990's people were disappointed in Rawang because KLIA wasn't built there.

Yup....the value of property rise these past few years due to development cuz selayang area all mostly fully developed already. Rawang is the next best choice after Selayang which is near to Kl area....

Difficult to find a town now doesnt have these 3....
Some town has double or triple Tesco, Aeon or Giant.

Rawang really need to build the road well.

Why Puchong so jam, because the road network is damn good. its a major interchange with major highways
Everyone is using LDP.

And LDP currently hold the record of MOST number of lanes in a town with 8 lanes...Even cant find in KL. LOL

Rawang is indeed the next ONE. Traffic jams is the norm. I'm quite heavily committed in Rawang properties. I started buying in 1992. Good move. Still can come in now. By the end of this year when the flyover is ready prices will soar. The road expansion to Rawang old town is on-going too.

The flooding of Rawang old town happened in year 2000 as a result of heavy rains and result of development which caused the river beds to become raised. They have since deepened the river beds so there has been no problem since the episode. The ROI investing here back then was low but the entry cost was very low too. If you wait prices will soon be on par with Kepong.

That's the old town. The new areas sprouting up near the NSE exits are very well-planned. I used to think it was the end of the world. When I bought in 1992 and 1993 I was worried. Then I saw the potential and bought in 2001 again.

Once I drove from the entrance of the LDP toll (the one after TTDI) and arrived at the Rawang toll exit in just 20 mins - normal traffic at 90-100km p.h. Rush-hour traffic is the same everywhere.

I think the next logical move is to extend the lrt from sg buloh to rawang. The komuter starts at Rawang to S'ban. I've relatives who take the inter-state fast train from KL Sentral to Penang/SG. They board the train in Rawang and just travel to Butterworth,no sweat. Driving to Pg lagi hassle/dangerous.

They take the komuter to Rawang at half fare bcs they are 60 and above. Those younger were also given half fare when they applied for the special pass from 1Nov 2012-31Oct 2013 bcs of the G13.

TM told my relatives unifi will come in a year or two but if I really wanna shift there,say in future build a retirement home on land I have there,unifi will be the least of my worries as long as there's another reliable internet connection and cable tv. Before unifi we had all been happily using Streamyx and astro (though astro is my last choice LOL).

the question is the transport time be it road/highway/public to reach kl, pj, subang areas.. but of coz we dont know rawangs future for now

Really? Beruntung? Late last year I took a drive to Beruntung to have a look-see and indeed it is improving. Of course I stopped by Rawang and saw it is coming up very fast. The rental market is so much better now.

It's location is good with the NSE and Latar. My relatives say just 15-20 mins would take them to the heart of Kepong. From Rawang toll to Sg Buloh toll it's only 8 mins at normal 100kph.

Beruntung is a sad story. A real estate negotiator told me this true story. A man inherited a double or three-storey shophouse in SS2. At that time his shop house was in a not ong area. He sold it and out of greed bought 3 shop shophouses in Beruntung,all 2 or 3 storeys bcs it was so cheap then. The crunch came - no airport. The value plunged. His SS2 area became ong. He jumped to his death.

There's one whole shop house belt in Beruntung that is only left with the shell. His shop houses are there. The windows,glass,doors etc have all been stolen. They look like the pak cham kai. Really ghostly. I think in Bdr Country Homes there 's also one area where all the shops are like that. My friend did not know. The developer sold floor by floor. He bought the highest,2nd floor for RM65k about 15 years back,thinking he would use it as an office. The whole place is abandoned now bcs the Arqam people purposely bought here and there,instead of a whole block. The only people doing business there is them.

I don't know if there's any business activity in that Beruntung "ghostly" shop houses.

These 2 mentioned places will eventually be rehabilitated once development comes,say in the next 10 years.

Rawang is a dead city.. Not belip try go bukit sentosa n bukit beruntung there.. Even pulis also dun want go there ronda2.. Ni semua salah mamakthir n anuar!!

still a lot of ghostly looking shoplots, vacant houses, mostly in bukit sentosa. but new houses also being built right after bukit beruntung toll. for shopping groceries theres tesco (and jusco/giant if you willing to travel to rawang city). i heard KFC also being ready near the shoplot. hopefully theres more fast food outlet coming.

even bkt sentosa & bkt beruntung bear Rawang name in it's Address, both area is far up north. it does not mean Rawang is dead. it's the same as, PUchong ioi area / kinrara area against Tmn Mas Sepang / Bkt Bdr Puchong. it is different exact location altogether. biggrin.gif

yea... that is becos ppl always hear and listen from unknown source. that's why bkt beruntung is failed project. smile.gif bear in mind... Rawang -> KLCC is 38KM. But from rawang -> Bkt Beruntung, it require additional 18KM. smile.gif

i agreed with ur quote. that's why it's best for ppl to come to Rawang first before they judge. if rawang is isolated and do not have potential, then Mah Sing won't come in. their project won't sell off so fast until they have to propose M-Residence 2. Leave at 6.30am - reached at 7.30am
Leaving 6.00pm - reached rawang at 7.15pm

Rawang (Bdr Country HOmes) -> Kota Kemuning (50KM)
Travel via PLUS -> Guthrie -> ELITE -> KESAS
Leave at 8am - reaching at 8.40am
Leave at 6pm - reach at 7pm
average travel speed is 110km/h cos not much car using Guthrie.

i no stay there but need in and out there few time in a month due to work. I not sure abt traffic condition of rawang selayang cause i still nvr facing terrible jam there yet. But i bad experience is always rawang town toward rawang tol (both side) or rawang tol toward Jusco. which sometimes really piss ppl off. If u say rawang town toward selayang that area really no much development. But area nearby new jusco was hot.. a lot new property project start running already. (if you drive further more i got a lot of big housing area hide internally)

For my opinion if GOV plan properly good transportation (MRT ETC) and improve road nearby jusco area. Than force developer build more 150k-400k property at there it will good choice for new ppl who want own a house. It is not too far from KL and have NKVE access to PJ area (although that NKVE not really a smooth ride on peak hour)

i see. but what i can tell u is... yes... jam from rawang town all the way to AEON Anggun. it's due to road extension that is happening now especially the flyover at Toll. the Flyover is partially opened, i think about 2 weeks ago. so, traffic ain't so bad now. but with road expansion, i think should be able to ease up some traffic.

well, in malaysia, we tend to solve current problem and not root cause. that's why the MRT is not being propose to Rawang. the MRT will only solve the current issue. given 10 years time down the road, rawang could be populated. maybe that time only government will plan for MRT extension to rawang. that's what happen with PUchong. 10 years ago no LRT extension or even KTM there. now, they are doing Extension. thats' why it's not an issue for not having MRT in rawang now. smile.gif

that's norm. but that shouldn't be an issue cos in Japan, land is extremely expensive. taht's why the new Public Transport there is underground.

Not so true. Public transport in Japan mostly underground because of earthquake and was constructed earlier than buildings. They construct public transportations first and city built surrounding it, while Malaysia is the other way round.

I like this very much. Yes a while ago the gov intended to boom Malaysia's automotive industry but it has reaches to a flat line and they are still protecting it. Some more current initiatives to promote public transportation and car pricing does not match.

i've been to tokyo few times. travelling around tokyo is easy even though i can't read / speak Japanese. Malaysia is entirely different. in my opinion, competition mean improvement. competition will get the company revolutionize their business. get better and standout among other competitors. but sadly, we ain't seeing that in malaysia. to our surprise, Thai is awaken and sometimes, their tech is much better than ours. look at the Gas Refueling station taht they have. they uses Nozzle just like F1 concept to refuel. the driver don't have to pop up their bonet. they built the intake at convenient location.

yup. agreed. hmm... i would say 1 hour instead of 1.5 hrs. but yes, it's darn too slow. i wouldn't count KTM as public transport. it has lots of speed limit area. unlike train in Japan. it could travel 120km/h easily in city. perhaps our track can't cope with high-speed train. it might cause the train derailed. biggrin.gif

yes. i spotted lots of 80km/h or 90km/h sign. i think on average is 90km/h from Rawang to KL. the train will slow down drastically when approaching Station.

I can see huge potential in Rawang in the near future.

1) NS Highway widening is ongoing, from 3 lanes to 4 lanes each way. After Rawang toll, the overhead pass over the intersection is almost complete. Next stage will be the bridge over the NS Highway and that will remove a massive bottleneck.

2) All the big players are there. From Goucoland/Emerald to Mah Sing/M Residence, to Setia taking over the Templer Park GC and Tan & Tan in Kundang, and with BDRB opposite Aeon and Hong Bee all around the area and Glomac up north. Note that Gamuda has also picked up 720 acres just south of Aeon, it may not be a far stretch to imagine that one day the Sungei Buloh MRT will extend up to this massive development.

3) Growth corridors down south are saturated. People still want landed property, and many are priced out of the more established areas. Astute investors have spotted the movement up north early and most of these big boys have staked their claims. Prices will move in Rawang fast.
