Beruntung is a sad story. A real estate negotiator told me this true story. A man inherited a double or three-storey shophouse in SS2. At that time his shop house was in a not ong area. He sold it and out of greed bought 3 shop shophouses in Beruntung,all 2 or 3 storeys bcs it was so cheap then. The crunch came - no airport. The value plunged. His SS2 area became ong. He jumped to his death.
There's one whole shop house belt in Beruntung that is only left with the shell. His shop houses are there. The windows,glass,doors etc have all been stolen. They look like the pak cham kai. Really ghostly. I think in Bdr Country Homes there 's also one area where all the shops are like that. My friend did not know. The developer sold floor by floor. He bought the highest,2nd floor for RM65k about 15 years back,thinking he would use it as an office. The whole place is abandoned now bcs the Arqam people purposely bought here and there,instead of a whole block. The only people doing business there is them. I don't know if there's any business activity in that Beruntung "ghostly" shop houses. These 2 mentioned places will eventually be rehabilitated once development comes,say in the next 10 years. |

still a lot of ghostly looking shoplots, vacant houses, mostly in bukit sentosa. but new houses also being built right after bukit beruntung toll. for shopping groceries theres tesco (and jusco/giant if you willing to travel to rawang city). i heard KFC also being ready near the shoplot. hopefully theres more fast food outlet coming.

I can see huge potential in Rawang in the near future.
1) NS Highway widening is ongoing, from 3 lanes to 4 lanes each way. After Rawang toll, the overhead pass over the intersection is almost complete. Next stage will be the bridge over the NS Highway and that will remove a massive bottleneck. 2) All the big players are there. From Goucoland/Emerald to Mah Sing/M Residence, to Setia taking over the Templer Park GC and Tan & Tan in Kundang, and with BDRB opposite Aeon and Hong Bee all around the area and Glomac up north. Note that Gamuda has also picked up 720 acres just south of Aeon, it may not be a far stretch to imagine that one day the Sungei Buloh MRT will extend up to this massive development. 3) Growth corridors down south are saturated. People still want landed property, and many are priced out of the more established areas. Astute investors have spotted the movement up north early and most of these big boys have staked their claims. Prices will move in Rawang fast. |
