Rawang is indeed the next ONE. Traffic jams is the norm. I'm quite heavily committed in Rawang properties. I started buying in 1992. Good move. Still can come in now. By the end of this year when the flyover is ready prices will soar. The road expansion to Rawang old town is on-going too.

The flooding of Rawang old town happened in year 2000 as a result of heavy rains and result of development which caused the river beds to become raised. They have since deepened the river beds so there has been no problem since the episode. The ROI investing here back then was low but the entry cost was very low too. If you wait prices will soon be on par with Kepong.

That's the old town. The new areas sprouting up near the NSE exits are very well-planned. I used to think it was the end of the world. When I bought in 1992 and 1993 I was worried. Then I saw the potential and bought in 2001 again.

Once I drove from the entrance of the LDP toll (the one after TTDI) and arrived at the Rawang toll exit in just 20 mins - normal traffic at 90-100km p.h. Rush-hour traffic is the same everywhere.

I think the next logical move is to extend the lrt from sg buloh to rawang. The komuter starts at Rawang to S'ban. I've relatives who take the inter-state fast train from KL Sentral to Penang/SG. They board the train in Rawang and just travel to Butterworth,no sweat. Driving to Pg lagi hassle/dangerous.

They take the komuter to Rawang at half fare bcs they are 60 and above. Those younger were also given half fare when they applied for the special pass from 1Nov 2012-31Oct 2013 bcs of the G13.

TM told my relatives unifi will come in a year or two but if I really wanna shift there,say in future build a retirement home on land I have there,unifi will be the least of my worries as long as there's another reliable internet connection and cable tv. Before unifi we had all been happily using Streamyx and astro (though astro is my last choice LOL).

Really? Beruntung? Late last year I took a drive to Beruntung to have a look-see and indeed it is improving. Of course I stopped by Rawang and saw it is coming up very fast. The rental market is so much better now.

It's location is good with the NSE and Latar. My relatives say just 15-20 mins would take them to the heart of Kepong. From Rawang toll to Sg Buloh toll it's only 8 mins at normal 100kph.

Serendah is not a good investment. Those who bought land there when Muhammad was the MB curse. Same like those who bought land at Janda Baik. Lucky people buy at the right place. Inside info could still go wrong.

Beruntung is a sad story. A real estate negotiator told me this true story. A man inherited a double or three-storey shophouse in SS2. At that time his shop house was in a not ong area. He sold it and out of greed bought 3 shop shophouses in Beruntung,all 2 or 3 storeys bcs it was so cheap then. The crunch came - no airport. The value plunged. His SS2 area became ong. He jumped to his death.

There's one whole shop house belt in Beruntung that is only left with the shell. His shop houses are there. The windows,glass,doors etc have all been stolen. They look like the pak cham kai. Really ghostly. I think in Bdr Country Homes there 's also one area where all the shops are like that. My friend did not know. The developer sold floor by floor. He bought the highest,2nd floor for RM65k about 15 years back,thinking he would use it as an office. The whole place is abandoned now bcs the Arqam people purposely bought here and there,instead of a whole block. The only people doing business there is them.

I don't know if there's any business activity in that Beruntung "ghostly" shop houses.

These 2 mentioned places will eventually be rehabilitated once development comes,say in the next 10 years.
