IOI is one of the top developers and at this trend of new condos at any location, all top developers would protect the branding of itself and sell above prevailed prices, such as min RM 500+ psf at anything 30 kms to KLCC, RM 600+ psf at medium range concept at medium good location and shout RM 1000 psf at any ideas of superb facilities.

I was surprise to see 8 Kinrara can be a huge success with such pricing of RM 650 psf!~ Really amazing for a highrise which entry without any discount.

However, if to compare 8 Kinrara's location compare to this Parc Ville, Jln Pipit area, it would be a huge comparison of both locations where 8 Kinrara accessibility is much proper, much better, much improved with new exit to Bkt Jalil Highway, LRT, new pedestrian to LRT station, lower highrise density compare to Parc Ville which also comprises Zefer Hills, Atmosfera, Koi Kinrara and etc apartments.

I wouldn't want to imagine how the roads can be sustain once Koi Kinrara + Atmosfera is 75% fully occupied and what's if Zefer Hills only 50%, not to add up further.

The traffic is quite ok at present. I have stayed in this area since 2007. The only drawback is this area has non stop highrise development since 2007 n the road conditions after the t junction leading to all the highrise is bad. Of course with the addition of zefer, parc ville n koi new blocks....there will be substantial increase in traffic, but accessibility it's still superb compare to those living inner puchong as its near the exits to the highway.

IOI organize a property fair at IOI Lobby today to push the sales for Parc ville, puteri hill and bandar puteri klang 1,2 and etc.

saw a lot buyer fill up form & asking the sales person question, puchong is definitely a super hotspot still.

Rule of thumb if the area hot local council definitely will do something improve the infrastructure and be part of the development condition the developer have to upgrade the infra too to attract buyer.

Do they give private placement to previous buyers ? Eg if you bought one parc ville you are entitled to buy 100k of their IPO shares ? Kakaka ....

They will give 1 IOIP free if u hold 3 IOI shares + will offer for sale 1 IOIP if u hold 6 IOI shares

I think the price is way too high up...Zefer was selling for below RM 380 sf for high floor. But then again there definitely logical to think that there must be some reason / information for IOI to sell at RM 600. If not it will definitely fail as the price along the whole jalan pipit is only around RM 380.

It is also logical / reasonable to think that there might be building a ramp directly into kesas towards KL. Kesas will definitely allowed it because not far off you are tolled haha....But it will be super convenient and the price will be compared to the other bukit jalil developemt like KM1 and Arkz etc.

Zefer is no way comparable to IOI.
You may search more for Zefer project then you can understand why there is this pricing gap.

Nearby Park Ville Condo, there is a new condo developed by Villamas also called Zefer Hill Residences. In the sense of the view, Zefer Hill is much better than the park Ville and they are just selling at RM390/sf but right not just left 1,990sf and 2,139sf unit only (price from RM700-800k).

Agree with you, I'm staying in Atmosfera and currently the traffic is good and no traffic issue. This location is much better than the area of inner puchong as need to pass the LDP which is always in the traffic without any reason.
