A lot of people looking to upgrade their old house mah.
Sometimes after living in the same house for more than 5 -10 years,  people like to change.
You know...like change car, change cell phone, change computer...change house also in the trend :-).

Canal city area attract a lot of home upgraders from western Klang Valley e.g. PJ, Subang, USJ, Shah Alam, Kota Kemuning and Southern Klang.
House become bigger,  nicer and more luxurious as they upgrade.
People like to live close to nature in a safe and secure neighbourhood.
Tropicana Aman, Eco Santuari, Rimbayu and upcoming Gamuda 257 project are the natural choices for these homeowners.

Another group of buyers are those home owners that want to live in a 'Desa Park City' type of concept/environment hehehe. This area is double the size of the real DPC mah LOL
Some more homes in Eco Santuari also have a very contemporary theme. In fact the whole ES neighbourhood feel contemporary. People feel good, people like...people BBB la:-)

Since you self professed construction veteran, which development constitute high end houses in Malaysia using those material you speak of? I only know sand or clay bricks.

How then do you differentiate high end, mid end, low end? I genuinely want to know. Is there a michelin star rating for houses so that we don't fall for all this marketing mirage?

I'm totally with u. Nampaknya Abang DS4 perasaan tersinggung hence such a response. End of the day it's very subjective depending on ur prefference... Buy within ur means n ur affordability. Janji u Suka smile.gif

Agreed. As I always told students,
Canal city is very very much potential than Semenyih (except leasehold here and majority freehold in Kj and Semenyih).

Why? In Malaysia, those township nearby seaside or coastal line, always have got better potential than others.

WCE is very potential highway that built parallel with PLUS highway and really can boosted up a lot area located along this highway.
North south to WCE, there is port Dickson, Malacca, teluk intan, Kuala Selangor and so on....

What is North south to LEKAS? Gemas? Tampin?...Hulu Ampang forest reserve?

To me, Canal city really full with potential.

Ur right that's why majority of us invested our blood n sweat money to Canal City regardless TA, BR or ES. 😎

IJM phase 1-4 also fully sold out expect few corner unit. Currently occupancy low is because the whole canal city amenities still in progress. Furthermore, few years back mostly buyer is investor. Hopefully moving forward upon CF, more people will move in for own stay. i dont think IJM is a failure base on current atmosphere.

Ur right buddy. I Totally Agree with You. Dear Mr. Swee with all due respect u can have ur own opinion but pls don't see us no up n label Rimbayu as failure before doing ur homework 😎

+1. What makes aman less vacant than rimbayu or es? Lol too early to tell.

Exactly buddy. "Kha Kee Kong Kha Kee Song" punya case😂 The whole Canal City is catered for all segments and since it is still in the early stage... It will probably take some time for all the township to mature easily 5-10 years be it Rimbayu, ES or TA.

Rome is not built in one day.
For example, previously in places like Setia Alam we need time to develop its infrastructure e.g. Setia Alam link to NKVE , commercials shop lots and malls and amenities (schools etc) before people slowly move in.
Bandar Rimbayu is a huge development.
In Canal City ,all these infrastructures, commercials, and amenities are still under planning and under constructions.
Thus, it is expected to have more vacancies.
However, we have people who start coming in to live here and making this area their homes.
https://www.facebook.com/ijmland/photos/?ta...181171145273515
In the future, I know BR will also plan to built retirement homes and waterfront residences. Thus, there will be varieties of housing choices to cater for different demographics and categories.
As for what makes, TA or ES less vacant than rimbayu?
Nothing is guarantee and yes it is too early to tell but ...
a) To start with , we have less units for sale than Rimbayu.
e.g. there will be no more future launches for terrace house in TA or ES (as far as I know)

b)In our TA facebook group, from the response I see so far, most of the folks are buying for own stay e.g. home upgraders. I know that the survey may not be complete sampling but from the small sampling done so far,  its good to know that most owners bought for own stay. That's encouraging.

You know, having said that we welcome all investors to buy here in TA/ES.
Both these areas are strata titled. That means that their maintenance fee will need to be fully paid before they can sell their homes e.g. transfer title. We welcome all the investor's money contribution for maintaining and enhancing our home value in TA/ES.

Dude I like to read ur view n response 👍💪 very detail n insightful. Power! Yes Rome is not build in one day 😎

Congratulations on your purchase of the Sinaria shop lot.

As I have mentioned in the forum previously, sometimes buying shop lot depends a little bit of luck.
Nobody knows for sure how it will turn out eventually e.g. whether it will be 'ong' or not.

However, I do think that by being close to the 85acre central park and being close to school to Tenby international school, future proposed chinese school and kebangsaan school will help (but not guarantee la).
Being close to central park - just look at DPC - The Waterfront - very 'ong' .
Being close to schools, hospitals - just look at Plaza Acadia at Desa Parkcity town centre - I believe this place will be very 'ong' when completed next year.

Having said that this TA is by no mean DPC la. TA just happen to be a more 'affordable' version of DPC that happen to have the same concept of DPC(designed by the same architect) but at a different location in Klang Valley. In DPC case, it attracts some of the affluent Kepong, Segambut and Jinjang crowd to go to DPC for its park, lake, greenery, sports facilities etc and eventually they want to live in DPC.(pushing up the home prices and commercial properties there).
Southern Klang area dont have many huge parks for its residents to jog, excercise, bike, enjoy the greenery etc.
With WCE, these mature neighbourhoods in Southern Klang are just one or two exit away only.
Currently, the TA's central park will be the biggest among the township in Klang Valley. Will it attract the southern Klang crowd to move here too?? The same can be said for folks from KK, PJ, Subang, USJ who are looking for a greener and  more secure neighbourhood.

As for being close to schools - In general, it will help especially for a neighbourhood commercial shop lots. It reduces the chance the shop lots being located in a location that nobody go(being abandoned). Every day you will have at least the school crowd (students, teachers, school workers) to pass by or visit the shops.

Again,  sometimes buying shop lot depends on a little bit of luck.
Nobody knows for sure how it will turn out eventually e.g. whether it will be 'ong' or not.
The type of tenants and tenant mix is very important also
Good luck!

Tenby Internation school at Tropicana Aman
-  10-acre international school campus-a built-up area of about 225,000 sq ft that could accommodate up to 1,800 students.
Tenby International School at Tropicana Aman is expected to have its first intake in September 2018, offering international student-oriented programmes for students age three to 18 years old, including international primary curriculum, national curriculum for England, International General Certificate of Secondary Education (IGCSE) and A-Level programmes.

http://www.thestar.com.my/business/busines...-school-campus/
Oasis International school at Bandar Rimbayu - Phase I of the building construction with a capacity of nearly 600 students; when completed, the facility will house around 1200 students.
Oasis is expected to have its first intake Q4 2017 or early 2018.
Mr. Ben Hale, Director, states: “We will offer an innovative academic model which offers a wide variety of curricular and co-curricular programs taught by world-class American educators.” The K-12 program will also specialize in high-tech integration into the educational process from the earliest grade levels.
http://www.oasisis.org/news/2015/oasis-int...bandar-rimbayu/

So in comparison
1) Tenby will have more students e.g. 1800 vs 1200 for Oasis.
2) Tenby - UK based curriculum vs Oasis - American based curriculum

Wow that's very informative. Gracias Mate 😎
