With GBI certification that hike up construction cost by 3-5%, I would think their current PSF is pretty fair. GBI basically reduce energy wastage making west facing units much easier to accept.

I can also tell the improvision of the concept improvement as compared to SetiaWalk despite being smaller size...

GBI is one thing, everything is green and the price could hijack by another 5-10% ...

Btw, another thingy would be the multi facilities at Level 7, the 3 storey heights facilities floor cum lobby, and the 6000+ sq feet gym room speaks it all as well as The Pavilion, to ensure a very great KL view.

I reckon young couples who currently living within 5 kms radius would like it very much, as most of my friends staying nearby die die also wanna buy.

Tengster boss, very fair and good observation. I fully concur that the designer have planned the towers and layout very efficiently. Kudos to the developer and the designer.
However given a chance for me to comment i would have change the tower location slightly. I would sketch the towers position next week when i have more tools at my workdesk.
Besides gbi, they are actually going for triple green certification including gbi, bca greenmark and leed. As far as i know, there have not been any development so far in malaysia scoring triple certification for a single development. Double, yes. Triple, none. This is actually very remarkable.
Do not be too worried about west facing units as obtaining green cert means u need extra good thermal insulation for glasses like low u and e values of glasses for thermal conductivity.
However their development does have some loopholes which i would not like to comment. I could only cite that they still lack experience in mix development and highrise exposure. But i like the company leadership and team spirit. This easily overcome their weaknesses.
All in all, i would rate this a 75/100. Upon vp if they improve it, might push final score at 80. Setiawalk i give them 65/100.

Another contradicting point, green cert is suppose to lower down maintenance cost. I dunno why maintenance cost is so expensive here.

Assuming 10% use facilities at any one time ie 380 ppl

I do compare a lot of the notes with SWP. Ask them and ask different people to verify info.....like a CSI.

A lot of rumors circulating saying that prices will be raised tomorrow. Is this true? Can anybody confirm? Also did anybody actually get to book a unit today? I thought it was only getting the numbers rite?

Total units is 920. There are three The Peaks on rooftop, three mid floor Garden or Pavillion and then only recreational floor with 3 pools I.e. 50m lap pool, etc etc...can't remember....gym is a huge one easily 3-4 times of normal gym in condo. Jogging track too that incorporates shaded track and non.

Depending what available.... I prefer 3BR facing east closer to bLock A units. If none, I need to push the envelope to take A or C.

Yes boss, today is only registration and get their numbers for fast lane for booking tomorrow morning.

For the prices, let's dont bother with the speculation and circulation, let's wait and see tomorrow morning and judge it ...

It's called The Club at Level 7 ( 3 ceiling heights facilities floor ), The Pavilion at mid floor btw 20+ ( 2 ceiling heights and used up 5-6 units per floor for the Pavilion ) and The Peak at top floor, also 2 storey ceiling heights to make it grand sky garden.

Gym Room at 6000+ sq ft is very huge, I can call it a Gym Club bcz I rare see any condo has more than 2000 sq feet gym room ...

I prefer Type C or anything smallest at the middle low floor facing pool view or KL ... Nvm for the KLCC view, which is not important for me.

If the price increase per floor is only RM 1500 per floor, I would prefer max Level 25 since for flipping ... or else, if price increase from RM 2k-3k, I will prefer Level 12-15 , high enough and can see KL view clearly, but a little bit buffer away from the cozy and busy Jln Ipoh main roads by the 4 storey shop lots and facilities floor.
