I think the mere pricing should be depending on

1) Current launches for most of the medium high end condo are over RM 600 psf with such sizes and concept development
2) This is GBI with more Greens
3) Nearest competitor of Lakeville by Mah Sing and then Kiara East, which had just recently launched their DEX 2.0 at very high price and respond not so good.
4) Freehold compare to Lakeville and Kiara East, both leasehold
5) Lakeville tentatively at RM 650-750 psf, not sure the actual price yet
6) Kiara East by small developer already sold at Lakeville price and higher somemore.

Any other surrounding new condo and newly completed condo can be use as benchmark?

No worry, slowly, they will launch their EcoBotanic first which I am interested too, so will update you guys when necessary if I obtained any news of EcoSky.
Keep me posted too ya.

Rm650psf, with 3% rebate. Size from 900sf onwards.
Have DIBS, launching on 22/9.

Bring your cheque book with you if want to grab one.
Booking only 10k.
A few questions:

1) The 650 psf is before or after discount?
2) SPA and loan legal fees free?
3) Any furnishings provided?
4) Loan interest rate fixed by developer or otherwise?
5) Estimated completion date?
6) Freehold?
7) Residential or commercial land?

Early bird rebate 3%. The balance of 7% down payment can be paid using installment, 0% interest, 36months payment term.
Any further discount if the 7% can be paid instantly?

How does Ecosky compare to Southview Residences in terms of pricing and prospects of future capital appreciation and rental yield?

I spent about 1 hour at the gallery just now. There were many ppl there already. I think its gonna be a sell out this Sunday. Units come with the following:

2 individual carparks (1 cp for smaller units)
Completion mid 2017 (4 years)
DIBS scheme
Free SPA legal fees
Free loan legal fees
Free front door grills
Free 4 aircons (3 ac for 2 bedroom units)
Free kitchen cabinets (top & bottom)
Free washing machine (Electrolux)
Free hood & hob (Electrolux)

Booking fee is RM 10K. Downpayment is 7%. But this 7% (less the 10K) can be paid by credit card with 36 months interest free installments (Maybank, CIMB and Hong Leong credit cards). Once you have paid this 7%, you pay nothing else for the next 4 years.

The block being launched is Block B (with a name which I cant remember now). They changed from Block A because majority of the buyers wanted the bigger units and Block B has the most number of 3 bedroom units. From the model, I think Block B is actually the best.

I find it the price is very steep for investment.  650psf with 20% INC during vp. Which come 750 to800 psf. That will be 800k for a condominium. Installment will be close to 4k. Then maintenance .40cents. Thats whopping almost 5k a mth. Will there such a demand for that ?
Arent there already condos in Puchong going for 700+ psf? If that's so, I don't see why getting 750psf in 2017 is not possible. But bearing in mind the possibility of a property slump in 2015/2016.

Just came back from the gallery. The carpark is already half full. The gallery itself is quite busy.

Starting 6pm today, they will be giving out running numbers and stickers to be put on your tshirt on Sunday. These numbers will decide who will get first priority to get which unit. So on Sunday starting 9am, ppl will be allowed into the gallery based on the numbers. The RM10K cheque to be given tomorrow.

Ull also get to see the new scale model of the condo later this evening. Right now its still the old model.

A lot of rumors circulating saying that prices will be raised tomorrow. Is this true? Can anybody confirm? Also did anybody actually get to book a unit today? I thought it was only getting the numbers rite?
