Private lift sounds good.. but with so many floors... one lift break down.. are you gonna Climb all da way up?
If you say long term, might as well you get a Freehold property like M-city or 3Tower.

M-city / 3Tower
1)Higher exposure on main road
2)Proposed MRT direct infront compare to ARTE.

The only thing that are Nice about ARTE, ampang are its Cloud concept.. other than that?

Guaranteed Return sounds good right? Why develop don't take the Guaranteed Return itself? You have to think further.
Guaranteed Return is a BAD idea unless your outskirt like Broga Hill (Next to nottingham Uni) or Bangi or Rawang..

Lift can breakdown anywhere. There is an exit route just like all buildings. Forget about Freehold M-city at 1200psf.
High exposure to main road is high exposure to noise. Avoid it. Anywhere within 15 mins walk to MRT have no difference.

I dunno there is a guarantee return for this project. What I know is all the small and 2 bedder snap up. No more.

what to do, there are some developer or even buyer themself die die claim theirs is soho even spa clearly state office.

If you look at the layout, it is clearly OFFICE, where does it say Arte Ampang is SOHO or residence?

However, SA keep pushing as SOHO or residence !!

Wondering how u know the SPA stated clearly "Office" hmm.gif u read the SPA before unsure.gif ? Wat they stated for the "Specific Use" in SPA? Residential or Office ? The Title definately is under Commercial.

Exactly..! as what i know they only have booking. No SPA signing yet at the moment.

If the project is not under HDA then it's not meant for residence, the law is straight forward

perhaps realized it wasn't a good buy...i think a lot of them have made the booking without much considering due to the panic buy environment

I want to know what is the reason behind for them letting go of their unit at this stage because I have a friend that booked 2 units.
