Noted thanks for the insights and good observation. As from his video, without probing the height it really look like just 10ish floor somemore he said this is the view that he bought into with nice forest. So it actually resembles what SA said about below 20th is safe. So the only concern will be the highway noise on those facing istana.

aiya, everyone can give their take on which property investable or not or generating good return or not, most important is what you do for your unit to generate decent return or appreciation.. its just a matter of WHAT YOU DO, and not just ranting only..

Just to quote some project with excellent accessibility, Regalia which bring you to JSI, Tun Razak, Kuching etc.. Do you think they outperform many condos out there? For two bedrooms, still can rm750-800psf easily... And regalia is real walkable to putra mall, lrt and tiong nam.

1. Developer
2. Age
3. Quality of property
4. Location
5. The costs involved in subsale vs new
6. Maturity of condo

If one sees more value in Regalia can purchase regalia subsale. In fact, can buy summer suites subsale with decent access at 750psf. Why look at regalia??

Sure i agree that appreciation comes from a multitude of factors. To me the pros and cons have been discussed extensively here but if we were to level up points 1-6, will regalia still be the same price?

depending on what you deems as good performance, before covid outbreak, my fren's airbnb business there has been quite successful and generate juicy margin of return every month on each unit he rented/profit sharing...

When I see one's comparing Belfield with Summer Suites and Regalia, it is already apple to orange for me.
