The units in locations like DPC, Bangsar South and MK all generally appreciated despite their already high price tag. So once again your in demand prime locations.

It’s the tonnes of high dense 500-600 psf mid range units that aren’t really holding their value.

Thanks for clarifying. I suppose they all have max completion date of Q1- Q2 2025 roughly.

Not apple to apple lah, even tho psf more or less the same at launch and both are high dense, but SB location more strategic. Too bad I hold my trigger during that time due to uncertainty of MCO.

The best deals are when uncertainty is high. I really don’t see the appeal of the Chan Sow Lin area. Yes it’s technically the CBD but I don’t know why they are considered good value and Kampung Attap area isn’t.

FYI Belfield billboards were all over PJ and Damansara Heights when it launched. Kinda tells you the crowd they were aiming for.

Based on the current site progress, if everything goes smoothly, end of the year could be feasible too.

But no high hopes larh safest is Q1 2025.

Mate be objective. The leftover units are big and likely with views of 118 hence the higher price tag 1 mill + which isn’t easily digested.

The starting point was pretty much the same as kl48 in a better location and generally regarded as a good buy in 2021 with hoc freebies.

Agree with you boss. Good or not good even owner also can’t tell at the moment since it’s not Vp yet. I believe some people missed the opportunity to grab a unit (I mean those early phases).

It’s indeed a good buy in 2021 with HOC campaign. Congrats to the purchasers. Pricing is indeed very subjective based on individuals’ income and commitments so hard to judge overprice or not.

agree on the selling has to do with final price tag on spa, doesn't mean which is better

project with lower spa price like 500-600k might be easier to sell during launching
but might be having little room for appreciation upon vp as u mentioned

but the gap between the launching price and the valuation price upon vp might be bigger for those higher price condo like those 800k and above
might take sometime for the valuation to catch up

Launching during that time I remembered was 700psf (or less? correct me if I'm wrong). Now I'm considering to get one subsale one street across, more than 10 years old condo priced at 700+ psf suddenly feel a bit expensive considering SB's original price haha

Yea it was that range for Tower A facing Jalan Istana side. Went even lower for those facing cemetery. The price scaled up drastically for those facing city though.

Apart from Opus, I think any unit you buy in that vicinity gonna need a lot of ID. Can you share what you’re looking at?

Belfield launch 3 blocks at different time. Block A in December 2020 most choice units were sapu kering in few minutes.

After block A good price units i have no further comment on other units pricing. But your statement on sure lelong below launch price is something we can monitor 1 year from now.

Don't want to off topic here, but it's nearby to pudu area / hang tuah station. Need some touch up definitely, thats why I'm looking at OPUS too, but OPUS units are pretty big for the bedrooms, definitely targeting expats (or to run airbnb) to breakeven now.
