I am buying western suburbs in Perth.
Properties price stagnant / drop 5-10% due to energy resources industry slowing down.
Buyer markets now! Either buying 2 each median price or 1 massive big block house whichever has better rental return or capital. appreciation.

Welcome to buy in Aus however bear in mind that 30% tax applicable to non- resident of Aus for tax purpose.

QUOTE(noblebaby @ Aug 17 2014, 11:04 AM)
Mind to share which development u eyeing? I m also thinking to buy one in Aussie to play play :-)

For singapore,  I m eyeing on the core center region.

Now is Q3 of 2014. Time to revisit the discussion in 2012 - https://forum.lowyat.net/topic/2486682/+700

So, in conclusion what were discussed and correct are:-
a). Klang valley development moving south (now got Eco Hill, Eco Majestic, Country Garden etc).
b). More n more F&B mushrooming in cyber.
c). Cyber night time population continuously increase.
d). Not only Cyber workers buying cyber.
e). Chinese school SRJK C coming up but delayed.
f). Cyber got alcohol and can eat pork with no constraint.
g). More ppl can accept cyber compares to 2 years ago but still not all.

What didn't come true:-
a). PH issue so far not as critical as discussed.
b). Work, play, study, live. The "play" factor is still not great. D'Pulze - delayed.
c). Diff township development unlike DPC / Mont Kiara.
d). No MRT connecting yet.
e). No big universities / colleges set up in cyber yet.
f). No significant MNCs setting up in cyber.

Anyone would like to throw in a line or two since we are in this thread for more than 2 years alr? biggrin.gif

My bet of cyber becoming a "wong" place by 2017 is still valid. Hopefully, haha.

Put it this way, if paying for Rm1.1m might as well top up a little bit to SEG (26x95) with full club house facilities and superb landscape. Or can top up further, pay Rm1.4mil to SH or SEG western islands LV!

QUOTE(blowwater101 @ Aug 17 2014, 09:28 PM)
I took a glimpse on it everytime i visit Mirage, I would say it getting better based on my observation 2 weeks ago but still less than 50%. i saw an unit facing lake was occupaid, nice lake view  wink.gif

asking price is 1mil-1.1mil, holding power of summer glades is strong and nobody wan to let it go with cheaper price, with this price, top up a abit can get something better...so it is tug of war between investor and potential buyer...

I think landed buyers foresee difficult to rent out and already prepare for long term capital appreciation.
Besides, million is nothing nowadays la.... MBTL the 1400ft2+ unit also abt Rm 1.0mil ya.

QUOTE(blowwater101 @ Aug 17 2014, 09:36 PM)

since 2007 to be exact
Imho population is growing but slow.
very slow
People working here tends to stay outside (student environment..abit expensive cost of living)

Just a rough guide, go and see how jampacked it is at selangor sains park behind cyberjaya after office hour (5-6pm)

No of cars going out is big + jambatan runtuh

QUOTE(blowwater101 @ Aug 20 2014, 10:49 AM)
That's True Soros bro, but I notice Valcano shabu shabu in shaftsbury expanding, move from their large corner lot to 2 combine unit in the middle...I believe no one will purposely travel to cyber to eat shabu shabu....so demand for F&B is increasing...more F&B will join shaftsbury  smile.gif
