I am buying western suburbs in Perth.
Properties price stagnant / drop 5-10% due to energy resources industry slowing down. Buyer markets now! Either buying 2 each median price or 1 massive big block house whichever has better rental return or capital. appreciation. Now is Q3 of 2014. Time to revisit the discussion in 2012 - https://forum.lowyat.net/topic/2486682/+700
So, in conclusion what were discussed and correct are:- a). Klang valley development moving south (now got Eco Hill, Eco Majestic, Country Garden etc). b). More n more F&B mushrooming in cyber. c). Cyber night time population continuously increase. d). Not only Cyber workers buying cyber. e). Chinese school SRJK C coming up but delayed. f). Cyber got alcohol and can eat pork with no constraint. g). More ppl can accept cyber compares to 2 years ago but still not all. What didn't come true:- a). PH issue so far not as critical as discussed. b). Work, play, study, live. The "play" factor is still not great. D'Pulze - delayed. c). Diff township development unlike DPC / Mont Kiara. d). No MRT connecting yet. e). No big universities / colleges set up in cyber yet. f). No significant MNCs setting up in cyber. Anyone would like to throw in a line or two since we are in this thread for more than 2 years alr? My bet of cyber becoming a "wong" place by 2017 is still valid. Hopefully, haha. Put it this way, if paying for Rm1.1m might as well top up a little bit to SEG (26x95) with full club house facilities and superb landscape. Or can top up further, pay Rm1.4mil to SH or SEG western islands LV!

I think landed buyers foresee difficult to rent out and already prepare for long term capital appreciation.
