Pruning my roses, planting some lemons, herbs, chili padi, strawberry and grapes.... surfing internet in my garden while kids swimming in the pool, weekend jogging along river, out for deepwater fishing, BBQ and some wines - that's called "LIFE".

looking into the advertisement in fact there are quite many varieties of food in cyber but all are in the form of cafe / pub / restaurant.
Just wondering is there any chinese type coffee shops, "che-char (hokkien)" type shops like those in Puchong?
Maybe not approved by MPS due to hygiene issue or lower standard?

Buy low sell high bro.
If the place is alr populated and mature like PJ / sunway, you think the pricing is like the current one?

QUOTE(cherrybanana89 @ Jun 28 2014, 09:29 AM)
many buildings but no matter what seems under populated. happening? i say sunway area or PJ is better. Still a new area? perhaps. but still cannot see why is it so great other than the decent looking infra.

Shaftburry Square continues to take the lead on commercials in cyber - plenty of new tenants especially F&B (bakery shop, fuel up burger, banana leaf Indian restaurant....) so many F&B choices available and I think more to come continuously!

Flipping in cyber = Suicide mission.

QUOTE(RS232C @ Jul 6 2014, 11:42 PM)
Hi all,

Im working in cyberjaya, and i can see a lot of potential in this area, working in cyberjaya since 2006 and was away to another city midway and came back in 2012.bunch of development around.

Now, i have some leftovers bullet to spend around.  Target is purely investment with the idea of flipping after 2-3 years upon completion.

Max for this round of investment is about 300-350k, not many choices left apart from development such as kanvas.

Any investors in cyberjaya kind enough to share whats ur view based on my budget

From the Jul CyberAds Issue 30(www.cyberads.org) - Notice that Centrus is looking for tenants for their mall opening in Q1 2015. Very quiet marketing for the completion of this CBD Perdana 3 Centrus mall......

I been to cyber many times on weekends but don't think it was that bad and quiet. Sometimes I can't even park my car in front of SS. Maybe it's puasa month.

quote=CMW123,Jul 13 2014, 05:48 PM]
Was in cyber yesterday Saturday afternoon driving around 5 to 6pm

Roads very quiet n if without the traffic lights can roam the whole cyber without having to step on the brake. Few people seen walking in the streets n are mostly foreign students or construction workers

Only remember seeing a crowd of local students at a bus stop. 4 or 5 taxis waiting for customers at a taxi stand near MMU. 3 empty buses park outside the bus terminal. The carpark at the Taman Tasik Cyberjaya only got less than 5 cars. Hardly see any family around

Ground floor shops at CBD Perdana are 90% vacant with D'pulze next to it getting ready to open

Shaftsbury square has a small crowd but not many. Had tea at O' Briens for 1 hour and was the only customer although can say due to puasa time, but no non Muslim patrons? Except a couple came in but to ask for direction. Was at KK mart n also saw someone came in to ask for direction. Seems like Shaftsbury is THE most crowded place for people to ask for direction

The ARC by Andaman looks unique from far with the large square on the facade of the few towers. To me old condo like the low rise D' Melor seems to fit the quiet n serene environment here better vs those high dense high rise. If u been to cyber heights villa, u will know what I mean with the very very spacious green area between blocks n extremely fresh air becoz of many trees around. Becoz of the earthwork done to clear land for projects, driving around cyber give u the feeling of staring at vast tract of barren land, no greens

Seems like Cyber still have a long way to reach maturity in terms of more proportionate residents versus the whole township n it's many new supply

I remember i posted some good deal found from Garden Residences with lowest Rm 780K. But, it was 12 months ago I think sad.gif
Try your luck to negotiate further with points below la:-
1). Close to gas depot.
2). Only 24x85 if asking Rm1mil might as well buy a new launch like SEG (26x95) and all SPA, loan agreements lawyer etc by developer or compare to Summer Glades etc.

If possible, stretch a bit to get landed than high rise for better capital appreciation.
QUOTE(xyyap @ Jul 15 2014, 12:12 AM)
Sis, asking price only, u can negotiate 10% discount, desperate seller will sell.

Else, check out Ceria Residence sales package.
