Normally is the other way around.. The probability of a higher floor to get a lower parking is much higher.

Ok guys... Just to share my experience living in Sentul. I Myself have been living for 19years in Sentul more specifically at Sentul Pasar till the year 2002. Family has been there for 30years plus or so. I have well seen how the whole landscape at Sentul evolved over the years. The much famous Sentul west and Sentul east were railway workers settlement those days. The area where the Fennel stands used to be a petrol station and some squatter houses.
Gangsterism was synonymous with the word Sentul.
And looking back at the area now, its almost unbelievable. An 1 Million ringgit condo stands on the very same route which I used to cycle to school. Not to mention D7, D6, Capers all stand proud on Jalan Sentul. One thing which is lacking very much now is a shopping complex. Well Ong tai Kim is a total flop.
This part of Sentul, where Sentul Point is feels like the same very place how previously it was for the Fennel,D7 n etc. Passing by that street now, one can feel the potential in the very near future. Of course its going to be high dense but there is a lot of room for growth.
The whole street from 1 Sentul till Maxim citilights could well be chick n happening place of the future.
Have faith and just give it a few years to grow. I'm quite confident that the returns may well fruitful.

Yup..same as per Southbank.. 5% can be paid via post dated cheques for 24 months.. Or cc for 12 months (selected cards only)

This is the info that I got from my SA.. Cc is 12 months meanwhile post dated cheque is for 24 months.. Haven't signed the spa yet as just got my loan approved.. Have u signed?

I'm not too sure how it works for cc payment. Myself planned on the post dated cheque method.

Guys, u can call up the lawyer, follow up with an email to have ur SPA draft emailed to u.. At least u can have a few days to go thru the docs first. I just got mine emailed to me today morning. My allocated parking at level 5 but it's quite near the lift.
And also read that all bedrooms n living area comes with ac points. Read that the flooring for the rooms are laminated flooring.

I have an email from the lawyer office saying 7th July last day.. But normal mail letter states as 6th July. Best is to sign on 6th Sunday.

During signing have to produce the post dated cheques straight away or can handover it to them at a later date?

No penalty.. Basically u loose everything. More worst than a penalty..

I also used the post dated cheques method.. But the terms, really scary.. But for post dated cheque method, u can stretch the installment up to 24 months.. Can have more cash flow in hand..

Planning to have a chat with them. Will call them up tomorrow. Btw,there is a clause saying not allowed to rent out to foreign students. Were u guys briefed on this by the lawyer's rep?

If I remember correctly, there is another clause whereby limiting the number of occupants in a unit. Maximum of 6(not too sure the exact figure for an 948sft unit) excluding children. Though I'm not too sure on how they plan on implementing this.

How is it for Southbank? Have to pay the 10% on the spot during signing SPA?
