Smallest size, 623 sq feet studio is from RM 417,888 onwards.

Means it is RM 670 psf onwards for studio unit which subsequently increase RM 2k every floor. It also advertised it is with 7% bumi discount, so not sure whether this price had been deducted after 7% bumi discount.

I am more interesting to know what is the price for the next size, 1096 sq feet and 1286 sq feet which is 3 bedrooms unit.

The rest all quite huge dy and the price, not even dare to discuss.

Yes, normally bigger size gets cheaper in terms of psf, moreover this 8 Kinrara sizes jump quite a lot.

I not sure whether this 8 Kinrara comes with discount, but unlikely I&P gives discount, because previously they told me no discount for this and they also just launched Kasih @ Glenmarie, the low rise high end condo recently also without discount.

Let's take the biggest size penthouse, P1 Premium Corner with 2483 sq feet at RM 1,699,888 means RM 684 psf.

It indicates that even medium sizes of 1096 and 1286 sq feet, say middle high floor, it could be as high as RM 650-670 psf at over RM 700k+ and RM 800k+ for both sought after sizes.

How far is the distance to lrt station. I was told that they will build a covered walkways connectin the lrt station but I don't see it mention in the advertisment.
Can anyone confirm?

As a master developer point of view, if I&P aims to achieve maximum profit, Kinrara 8 design is a total failure, they shd build another block to replace the boulevard shop, change the apt size to 600sf - 1100sf, sell at 550/sf, sure finish in one day.
The boulevard retails lots which are not for sale sure fail.

I asked the SA they said the retails lots are very small size only, never see this kind of mall will success, example shamelin 1

and also agree with you regarding the size, still doubt who will take the big ones

Haha. If I&P build smaller size at 600sf at RM 550 psf, I sure consider to buy 1 unit.

If build studio at 500 sf @ RM 550 psf, I buy 2 units.
If build 700-859 sf 2 bedrooms unit @ RM 550 psf, I also try to buy 2 units.

Imho, 623 sf for a studio quite big, hence couple with RM 670-700 psf, the price point ( RM 417k onwards ) too high to reap rental n capital appreciation. Whether 500 or 623 sf, studio, I not confident can rent higher than RM 1600 pm ( at least for now till 2014 ) unless The Zest lowest rental value is RM 2000 pm.

I also not sure how those 1096 sf unit at RM 650 psf ( at RM 700+k ) can survive.

You know where is Zefer Hill show room? If on ur left, go straight a bit, u will see a corner shoplot, mamak call Aladdin I think, turn into it and go straight, the sales gallery is just in front of the new I&P shoplot.

No discount, this is solid purchase and ballot process.

No doubt the price is high, but after see the response and price of The Petalz, the price of Sunway GEO, amazing Kiara East ... I started to think, this 8 Kinrara might be expensive only for next 6 months and would be cheap when Malton launches their service apartment @ Jalil City early next year.

i am looking at the tiling, the colour of the tiles, the skirting, etc which i presume would be the actual thing.

I don't like the way inp handling this project by asking of 30k bank draft to be shown just to participate in the balloting process.
Inp has misinterpreted the situation. The hotter development that can create BBB are those with freebies but I don't see any from inp.
I'm predicting inp will struggle in this project.

maxim is of coz a better buy...if there are still units left that is. however, 8 kinrara is a diff ballgame alltogether...diff locations, f/h vs l/h, low density "perceived" luxury vs en masses.

somehow i have a feeling too dat i&p has overestimated the demand for this project. at the end of the day, number of registrants wouldnt translate to the number of sales if the price is not right. well, time will tell...

Even though I could not find a reason to go in, my prediction is that the smallest built up will still be sold anyway, the quantity is so few. But the much larger built up will definitely be very slow take up.

Project registrants ( by web / form ) hit almost 3000 people, but I don't know what is the number of ballot registrants' application with RM 30k cheque submitted by today.

Total 236 units.

If just take 10% of the 3000 registrants submitted their RM 30k and form for ballot, I assume small units sure fully taken and sure many of these people, would left empty handed if their name is called but only left those luxury big units.

I was at the office around noon to do registration, from the 4 list of registered balloters tt i snooped. I noted more than 200+ registration for ballot w bank draft purchased. I was abit surprised tt the bumi ballot box had quite a few ballots so I guess 40% bumi quota maybe achievable. Anyway the pricing is pretty scary for a place in Kinrara but with the future development slated for BJ, there's always the potential.

Question is 623sf or 1096sf for flippers? Given low density, the sub sales market would not be too competitive if there are serious buyers. The layout for 1285sf is pretty decent and so is the 1096 units so l think potentially family would consider this for self stay. Rental market would be scary with potential rental of at least 3k for 1.1k unit and at least 1.8k for studio to break even. Hopefully see more mat salleh in kinrara after the project completion biggrin.gif

Care to comment further. To my knowledge most of their projects were sold out predominantly their link hse projects albeit chinta n chantek. I asked if I were to issue a cheque n request letter for discount would they consider they said confidently NO. They would rather leave it unsold even tho completed, yes very lansi n stoopid too to add

Wow, Non Bumi already 500+ registrants for ballot on the past 2 days. It should be higher by tomorrow morning.

60% of the total 236 units is only 141-142 units available for Non Bumi.

Means, we can simply expected the Non Bumi units or allt eh small units from 1800 sq feet and below, would be fully taken.

So far, this is the only highrise of the whole 2013, with expensive price tag and without any discount but with the most number of pure buyers with stronger holding power.

I mean, how much can you sell upon completion? RM 450k for a 623 sqt studio? RM850k for a 1285sqft condo?
Better get Landed around BK5 for muh less.
If you go for rental yields, you need to rent it for at least RM 1800-2000 just to be able to pay your installments. This excludes maintenance fees, etc. Can a 623sqft studio be rented out at RM1800-2000 in Kinrara? I don't know but I highly doubt so. I mean might as well buy or rent the Zest which is not far away and much cheaper

yes correct totaly agreed! If there is future development there like a big mall coming or MRT i might consider, but I&P always will have supporter to sapu all the unit.

The selling point is cross the road can take LRT already, base on rental demand not difficult to reach 1800 to 2000. Because BDR Puteri is PFCC. a lot of corporate also base there, now a day no need driving can reach there use LRT. Just for my sharing.

Big mall with walking distance no, but it's with short driving distance within 2-3 kms to Jalil City's Megamall / Pavilion 2 commercial hub. It's along the same stretch anyway.

MRT no. There is already a new LRT line at Bdr Kinrara linked from Bkt OUG and stretch to IOI Puchong Jaya. Btw, there is LRT 04 directly in front of Giant Kinrara / 8 Kinrara with I&P proposed an elevated pedestrian walkway directly to the LRT station and make the walking trip from 8 Kinrara door to door to LRT Station at around 400-450 metres only.

Good one taikor chris, but if for rental income i think it would be a little bit tough for studio to fetch around 2k in BK and what is the price u think a studio in BK would get in future ? 0.5 mil ?

Well, even setiawalk studios cannot fetch 1800-2000 rental. Unless you tell me I&P's commercial can be better than setiawalk. And setiawalk, one can walk across the LRT station

Bdr Kinrara is certainly a very good location in my opinion, but the poor accessibility thru Bkt Jalil Highway and the lacking of commercial hub made it a day, but still, the new landed here cost a bomb and a hit.

What's if the I&P set up a commercial here and very busy street like Bdr Puteri Puchong? If it is, The Emerald 22x75 wont be asking RM 950k-1mil but will be worth RM 1.4mil and the Qaseh 24x80 would be selling RM 1.8mil min instead of asking RM 1.25-1.4mil now.

That's not the point. As we know, the prices of subsale are generally greatly lower than the prices of new launches, since the past few years. So, if you want to compare between Condo and Landed, you should compare 8 Kinrara against a newly launch BK series.

i think what natman is trying to say is that it makes much more sense getting a bk5 landed compared to this 8 kinrara with the same amount of money if one were to buy for investment as the potential returns would be much higher.

The difference is the profile of these 40+ buyers against the buyers of any other projects with 7-15% discount.

For most of the investors in Bdr Kinrara, rental is just part of the game while awaiting the best timing to flip it at higher profit.

I not adamant to believe the studio here about to fetch RM 2k p/m, but well, I predict a stagnant rates of rental in Bdr Kinrara, at least until the completion of LRT, it would be play a pivotal role to push up the rental prices. No.

It doesn't convince me enough to enter a subsale where it had reached it's peak price and leaves me smaller gap.

Emerald 22x75 was sold below RM 600k back in 2010 by I&P ( much cheaper for bumi buyer who got 7% discount / bumi quota )and thus at current RM 950k-1.05mil asking price, it had appreciated more than min RM 350-400k. Same goes to Qaseh and no doubt, both are great quality and good workmanship homes but it's not a wow factor based on the concept and the boring direct-facade.

It could be a different story if any of the Sapphire, Emerald or Qaseh is the current new launch against the options of vs 8 Kinrara.

+1 .. BK is very family oriented neighborhood, thus strong demand for long term stay that drive up the price around this place..

There are 4 studios in Zest but not sure how they perform.. and you are right, these stretch of road from Turf Club till Puchong, only 8 Kinrara offers studio at a larger scale.. not even in Bukit Jalil where rental market is relatively stronger than Kinrara area..

Saw the master plan, I&P will have 2 more highrise to be build right behind 8 Kinrara...... lets see whats next in near future, if studios this 40+ buyers will have some competition.

Yes, that is going to be Phase 2 and 3 with even more units. I think I&P style, will include the same 600+ sq ft studio to 2000+ sq ft premium unit. I dont think they will solely build studios only.

These studios will have exclusive by living together with more affluent owners / tenants of much premium units of RM 750k++ to RM 1mil+ units

Btw, I think that is called 1 bedroom apartment, bcz this is commercial land, it cant be called studio instead of soho if there is no partition of the single bedroom.

Hmm, Arena Green is a bit old and only a normal apartment, at the size of 700+ sq ft is indeed very tough to reach rental RM 2k with so much catalyst yet to develop. Perhaps wait more commi like Aurora shops by Ho Hup and Berjaya Mixed Dev which included retails ans office materialize a bit.

Hi guys, I bought a unit in 8 Kinrara, just to share several packages received from bank. I mask the bank name with color code.

1) Yellow bank - Semi Flexi, BLR - 2.42% ,
2) Red bank - Fully Flexi , BLR - 2.40% , cannot reduce because standard rate for all customers
3) Blue bank - Semi Flexi , yet to reply
4) Blue red fish tail bank - Semi Flexi, BLR - 2.45% , but short tenure, till 65 yrs old

As at one month ago, was told only few biggies ( i think 4/5) left, bumi lot only. Non bumi lots fully sold one week after it ballot.

Ground works should be almost done. I&P comment can be completed within 2 years or by end of 2015.

Can see developer is doing a clearing and ground works for new exit directly in front of the 8 Kinrara to Bkt Jalil highway. Unsure whether it was inclusive of the entry bcz I saw the clearing works only curve towards exit to Sunway / Puchong only.

No la. Tarak duit. No discount for highrise I wont buy. Highrise, I only buy medium end or anything less than RM 500 psf. Except Sunway South Quay or Desa Park City series.

Ya, I also amazed that big big units of 1800 sq ft onwards also fully sold at RM 610 psf onwards! Its over a million without discount but DIBS.

Jalil City?

Kinrara already RM 600+ psf without discount, solid and respond too overwhelming. How do Bkt Jalil can be lower boss.

With Pavilion 2 catalyst, 2nd biggest mall in Msia and multi commercialize retails, shop-office and retail podium, cheap cheap also RM 800 psf. I reckon RM 850+ psf with discount. Subsequent phases will be above RM 1k psf.

Even the KR2 & ZR the OUG side benefited within Bkt Jalil vicinity also quite overwhelming responses at RM 500-550 psf average.

If Jalil City at RM 600 psf, I also will buy without a thought. Lol. Cheaper than KM 1 West and East.
