Dual key most point to an unit of house hv 2 entrance..one key direct get inside the house,one is get inside one room that attach together with the house beside...it's separate out....that mean the room can rent out..or can say one house +one unit studio..

Flexi suit is commercial title. Is not bounded with HDA.

I think property is a good buy since it's the only residential condo parked so near to a commercial property. As compared to previous launched A'marine & LaCosta, this condo is nearer to main road.
With the brand of Sunway, of course comes with a hefty price tag.

And 2017, by that time Geo Retail & Suites Phase 1 will be completed together with the BRT. I'm looking at a great potential of profit.

Then again, need to deepen the current pocket first.

GEO Residences definitely better in view of the sizes and it's position of on top of the retail shops and flexi suites as well as nearer to both main road and BRT.

I think A'Marine and Nautica quite decent too, lower price per sq feet with immediate rental income instead of awaiting 2017 ( till GEO Residences completion together with other infra ) but bigger size compare to GEO Residences.

Sunway builds 24x7 regardless of the "laws" since Bandar Sunway is theirs. I suspect it will be completed before 2017 so they can stop paying DIBS.

Nuatica 1392 sq ft sub sale about RM850k to RM900k or RM610 to 647 psf. Still look like occupancy rate quite low...the Korean episode still not cleared yet?

Understand A'marine and Lacosta still have 20+ bumi quota units waiting for approval for release. About RM650-RM670 psf

Sunway Geo Residence gross price RM900-950psf, launching Aug 2013. Not sure about rebate....Smallest size 825 sq ft. Assuming 10% discount at RM855 psf, that's RM705k.

Between RM700k for a 800 sq ft vs RM900k for a 1400 sq ft near to each other...difference of almost RM200 psf...??

BTW, the Geo Residence is not on top of the retail shops/flexi suites. It is 2 blocks on its own. One side face the lake but there will be another future development between that facing n the lake so possibility of being block in future. Total 472 units, 2 to 4 rooms with dual key units

FYI....I live at Nautica. Occupancy rate about 70%. Seems low also because 40+ units rented to Air Asia for their stewardness.

I think Nautica 1392 sq ft still able to nego n get it ard RM 800-850k. Honestly, if RM 900k might be a bit high side.

A'Marine n La Costa released units n buy from developer should be come with discount. Few months back, my friend's punya friend, bought Nautica released unit directly from dev with 10% discount, net close to RM 600 psf and if not mistaken, fully furnished too. If both A Marine and La Costa release at RM 650-670 psf, I adamant to believe, its still on high side due to VP soon and bigger size.

A bit tough of direct comparison btw 800 sq ft vs 1300+ sq ft with it's price tag. 800+ sq ft is the only small sizes available, u/c, DIBS and schedule to complete by 2017 while the 1300+ sq ft for those Nautica, A Marine and La Costa are either completed or soon. The latter trio pricing was the price of immediate prevailed price, a bit transparent to tr current market demand, rental demand ans etc while 800+ sq ft unit is the price of inclusive 4 years interest, smaller by almost half normally fair to generates higher price per sq ft and lower absolute price but liquid in terms of lesser units of such size among the whole SSQ condo series.

hearsay is that a lot of internal staff also looking at the smallest sizes... so if you are not repeat buyer, dont think you can get 8xx sq ft sizes for Geo...

Staff taking means good sign

But 825 sq ft 2 rooms units at RM850psf is RM700k+, hard to swallow...

Even unfurnished and 5% yield at RM700k is RM3000 rental per month.

If dual keys maybe more doable...

Boss, not sure for now. But if few months back, the developer had few units on hand and my friend bought one of it.

Dear all... geo residencies is direct west... will be very very very hot in afternoon.. eventhrough this... still worth to invest? As my experience west sun is killing me...

Based on the model seen at the sales gallery, one side will face west and one side face east. East will face the bungalows and LDP. While west face the current empty land.

Boss, think u referring to Luxury Court, the Korean company who bought from Sunway, since sunway sold enbloc to them last time. So actual fact not directly from developer.

So all small units will face west? Those facing the current empty land will have the lake view. However surely there will be new project at the empty land in future to block the view

Boss, I am not really sure whether it is Luxury Court's unit but it was definitely we were told by developer it was released unit which sold to him just few months back and I saw the booking form is directly issued from Sunway Property.

Or maybe, they bought en-bloc and ask the developer to release it for them at higher price?
