BTW, the Geo Residence is not on top of the retail shops/flexi suites. It is 2 blocks on its own. One side face the lake but there will be another future development between that facing n the lake so possibility of being block in future. Total 472 units, 2 to 4 rooms with dual key units

Actually the lake is nothing much to shout about...but the road to Sunway Monash Residence is so quiet, more construction workers walking around then residents/car. Seems like Bayrock still have vacant units...

FYI....I live at Nautica. Occupancy rate about 70%. Seems low also because 40+ units rented to Air Asia for their stewardness.

Boss, think u referring to Luxury Court, the Korean company who bought from Sunway, since sunway sold enbloc to them last time. So actual fact not directly from developer.

Boss, maybe also. Is it fully or partly furnish? I think it was luxury court who furnish them last time.

What's the psf price your friend bought?

Manage to take a walk around the lake the other day....I must say it is quite nice, even with waterfalls, yacht, etc. Only thing is there is no one there. To access, turn right at the roundabout in front of BayRock villas. It is closed due to construction but can sneak in if you walk. Got a deck right in front of the villas where you can feed fishes and turtles....nice. Oh, downside is there's lots of Mosquitos.

No idea whether it will be open to public. If the access is the same way i went, unless they put a guard house there, it should be accessible by public.

No one there because officialy it is closed. Currently only resident in BayRock can access, and it is close to others.

Occupancy in Nautica around 70% to be exact...(saw at management office). As per agent, almost none avaiable for rental at the moment, all fully rented. So i think those empty should belongs to Korean's or others...using for vacation home, etc etc.

As for Bayrocks, i would say around 40-50%, as seen from the lights. I live in high floor of Nautica.

Boss, hard to say. I know 30+ units rented to Air Asia, and they are increasing it to 40+ units. So counting that, all of them are foreigners, mainly stewardess. Othes, some local families, some expats, and also quite a number of students both local and foreigners. If I were to guess a ratio, I would say around 40% foreigners.....just a guess only.

Yeah, air Asia renting from a company, that company rent from Nautica. There is an air Asia office at lobby....use for their foreign stewardess. Cheaper than putting them in hotel.

Not too sure. I think the company leased directly from luxury court. Luxury court is the Korean company that bought enbloc from sunway last time. I believe those units are either own by them directly or Korean owners who bought last time.

1392 sf, 3 rooms is the smallest size. If u talking abt AA deal, I heard from the management company staff....that AA is paying 7k per unit regardless of size, all inclusive....cleaning service twice a week, elect and water, maintenance and repair, Astro and broadband. This company got this biz from AA and rented from Luxury Court at 4k per unit at Nautica. That's what I heard but didn't verify it so don't quote me on that.

If own owner want to rent out, rental between 3 - 3.5k ff for the 1392sf unit. Got offer 3.5k before for my unit, tenant students from china. If wanna fetch higher, got to wait and target expats. Student would be easier of course.

As 1392 sq ft is not big difference away, to top up RM 1.5k ( from RM 3.5k to RM 5k ) for the additional 100+ sq feet is quite high side unless die die must stay around Sunway and no unit from 1392 sq feet.

Think he referring to A'marine, which should VP in September. M in Nautica and facing A'marine. It is done, just see workers doing touch up in the individual units only.

I think can rent out at 4k, just need to wait for a while. 3.5k should be easily doable. m2c.

Only problem i foresee is facing Geo.....as need to bare with the construction. So potential renters would go for other facing first if there are units available for rent.
Same like Nautica, when Amarine is under construction, the block A facing Amarine is slow and difficult to rent out compare to other block and view.

Bro, yeah i recalled you asking about that. Nautica is slightly further away, and i face Geo as well, and no issue. Of course if you open balcony, you can hear the construction but no problem for me.
I think Geo residence construction would be nearer than the retail to Amarine, and that construction have not started yet.
No more $$ to buy Geo ....he he.
