580psf??so low!...just check those auction units transacted price and u will know whay m talking about
*
That's what I am saying. A'marine and Nautica still got good units at good psf price if u willing to seek and bargain. Imagine....don't think all of them can hold ....sure got ppl wanna let go if u want big units.

For me, if Geo....only go for the small ones. Big units might as well go for subsales. Both A'marine and Nautica only 200+ units each, much lower density and exclusive than Geo. My 2 cents

+1

compare it with other projects with so-called walking distance to LRT/MRT... and you will see that the distance between these few condos in SSQ are just a stone's throw away... and i am not kidding that you can throw a real stone and it will reach the other condo...

+1

They small unit for Geo is good.
Another point is for the big units, to get good rentals would probably need to target expats . The place would surely attract lots of students who can afford, one would wonder if the expats would want to live in a place full of students. Nautica currently got good mix of local family, expats and students

Think those Japaneses are better than Koreans tat mostly occupied at Nautica....Most of Koreans half way cabut....tats y last time a lot of lelong units for Nautica...

After tat case, Sunway mayb find Japanese as their developement partnership.....
*
Can't compare like that le....Nautica they sold enblock to Koreans company....but this one only limited units reserve.....anyway.....good that Sunway is trying to create international community in south quay....

But the korean company refurbish it and sold back to individual koreans and these people really almost bring down the SSQ area previously.

But I got to agree with him that, Japanese are way much better and its glad that SSQ now have more expats.
*

All good if more expats come to SSQ....only waiting for you to join the party??

Jchoo, which u bought?
*
M staying at Nautica.

I truely love South Quay. Access is superb....going to NPE, Federal Highway, Kesas, LDP is soooo convenient.
Afraid of traffic jam last time but been living there for a few months now, no problem at all, only slight traffic at certain times.

The lake is only accessible for resident of South Quay and very nice. I normally goes feeding the fish and tortoise in the weekends. Now it is still very quiet as South Quay only have resident in Bayrocks and Nautica.

Good to hear the nice of South Quay from you. But the access of the lake entrance is only at Bayrocks? so guard will check for your residential status before they let u in?
*
I use the access on the right....at the roundabout....go right. The road is close but you can walk in. The guards does round the lake and will ask for resident card if they do not know you.

Have not triead accessing through Bayrocks.....don't think can enter if not staying there.

Flexi suites are serviced apartment right?
Nt sure whether it can affect its rental in the future or not.
I heard it's 100% sold.
*
Remember SA told me flexi suites only for office use, not for residence.

So in Sunway Geo, it is only Sunway Geo Residence is private condominium, all others in Sunway Geo are for commercial development??
*
The land in front of Geo residence is also for residential development. Could be some townhouses, and also another high rise condo. It should also have link to Geo retail in the future. It is part of Sunway Geo.

I bought a unit at Lacosta, plan was to rent it out. As the place will be ready soon, wanted to check the market rental price within the area but it seems there are tons of unit for sale/rent at A'Marine hence I believe rental is still a challenge in the area, probably area is still new? Hope I'm wrong else have to hold the property for a while, flip also cannot because of RPGT  doh.gif

Lacosta looks nice. I will interested to look at subsale after VP.

my opinion...A'marine, Nautica & La'Costa....targeting same group of the tenants....couple with their kids....

of course students can rent  the units...but if too many students....the exclusive feel will drop....
*
Just check recently, Nautica occupancy rate is 80% ....from management office.
