block A, high floor 1555sqf facing Geo. think RM630psf with rebates drop to RM560psf just going off what i know the unit sold for and my loan but it was long ago so dont recall 100%. fully furnished hope to get RM4K maybe higher depending what others rent their units for. you think can fetch 4K? i know nautica is RM3.5 for similiar size. i know palmville has units renting as high as RM3.5K and it's 10 years old.

I think can rent out at 4k, just need to wait for a while. 3.5k should be easily doable. m2c.

Only problem i foresee is facing Geo.....as need to bare with the construction. So potential renters would go for other facing first if there are units available for rent.
Same like Nautica, when Amarine is under construction, the block A facing Amarine is slow and difficult to rent out compare to other block and view.

The BRT plan is a big selling point
Compare to Nadayu28, RM800psf for GEO is abit steep
But in view of size to the lumpsum selling price, i could only afford GEO hahaha

abit regret i didn't grab the smallest unit of Nadayu28 last time

ya bro that's why i was asking you how loud the construction is. good thing is the entrance road is wide between Block A and Geo so it's not so close. are you thinking about buying at Geo as well?

what were the maximum rebates for Geo? that only brought it down to RM800psf?

pricing aside i think someone would prefer to stay at Geo than Nadayu due to amenenties. Nadayu road where all the workshops is a bit dodgy at night so hopefully they have better street lighting.

Bro, yeah i recalled you asking about that. Nautica is slightly further away, and i face Geo as well, and no issue. Of course if you open balcony, you can hear the construction but no problem for me.
I think Geo residence construction would be nearer than the retail to Amarine, and that construction have not started yet.
No more $$ to buy Geo ....he he.

Residence closer? i thought residence was at the end of the retail across the street from the hospital open air parking lot.

thats why i think little chance i will live in as i can't stand the noise. even at palmville can hear the pinnacle construction day and night so annoying. well hopefully my tenant dont mind the noise at RM4K per month haha.

Ya, but then one is RM800psf for bare unit, another one is RM600psf (last year price) with nice furnish and fitting.
With Sunway brand and the amenities, RM200 is reasonable la. Just i think of need folk up another budget to furnish the unit after VP so sien, cause is all CASH icon_question.gif

Think for Nadayu 28, 990 sf smallest unit was launched at RM700k above. Saw at the Iproperty Expo, the big units still have many

Geo Residence residence smallest 825 sq ft if net after rebate at RM800
psf also RM660k

So in absolute price not too big difference also... hmm.gif

I think they increased the price.
I was offer an unit at RM612,000 after the rebate last year back.
I didn't take it that time because i wonder 2 rooms can rent for how much for return.
i was just attracted by the furnish package. but too bad i'm not plan for own stay

If it is really RM 900-950 psf, then I believe it would be comes with huge rebates.

I think SSQ 1300-1600 sq ft medium large unit range is going to hit RM 700 psf soon, esp if A'Marine is going to be success in sub-sales and rental market, would be hitting RM 750 psf ... if it does, then the limited units of 800-900+ sq feet small units at Geo Residence then might worth at least RM 900 psf.

I dont think Nadayu 28 is able to compare to SSQ's condos in terms of quality lifestyle, branding, amenities and etc.

Nadayu 28 is a small box of condo located next to workshops and factories alike shop lots, yes the location to turn to NPE is easily and good, but such prices shouldn't distracted by the entrance facing the possibility of jam during peak hours with those students, modified cars and etc.

Meanwhile, Sunway GEO is a mixed development and part of the SSQ which consists Nautica, A'Marine, La Costa, lakes and more comfortable environment and lifestyle.

BRT is one of the big selling point by Sunway, but also the retails of GEO, roads extension for BRT as well as the Pinnacle office towers, ramp at SSQ towards Kesas and nearer to USJ and further link from Kesas to Persiaran Lagoon to NPE again. It was just an addition to the successful of varsities, hospital, towers, pyramid , new pyramid 2 and hotels within the small township.
