boss, i look at this shops prices psf wise n i was quite shocked hehe.. I think many premium/hybrid shops like this are on the more challenging side.. I dnt bliv in GEO Resi cos i think BRT is no big deal..

Sunway got no choice but 2 intro brt as the mrt/lrt track does not go thru their land. So Sunway got innovative and intro BRT instead. But of course BRT cant beat another project with direct covered link to the lrt or mrt. But GEO 2 sells on their integration with educational colleges, malls and hospitals as part of their overall connectivity.. people buying geo 2 r all banging to rent to either rent to college students or college lecturers.

think brt is an effective solution for smaller townships near but not within walking distance to MRT/LRT. after all, brt is cheap and fast to build, buses are easy to manage, in case of overcapacity, just buy more buses, if one bus breakdown, won't affect whole line. low maintenance compared to lrt/mrt.

for geo 2, juz make sure u dont hv to big of a divergence between ur rental income and yr mortgage payment. only concern students may not afford to pay for geo 2 lifestyle and opt for cheaper accomodation instead.

boss, my friend own apartment in south quay ( of cos no lrt thr) n say occupancy still 20-30% for the few apartments thr despite low rental... but GEO got direct BRT, mall etc but u can get tht from USJ apartments near d BRT aso.. i think at the price point they bought in for geo 2, would struggle to cover installment blink.gif blink.gif

For me...Sunway City still one the safer and better choice for investment and own stay.... compared others area which new launch project all 900 psf above but still surrounded by low cost projects, lousy infrastructural n amenities ...

B Marine.. friend owns a unit thr n say rental thr can go below 3k also.. I totally agree with bigman on south quay especially for ownstay but geo more suited for investment although i doubt the rental... cry.gif cry.gif

Whats yr target rental for yr geo unit?

Sunway City especially south Quay still lack of international communities....

dun forget...the Geo is a JV between Sunway and Mitsui Fudosan which is biggest developer in Japan n also owner for Mitsui Mall at Sepang KLIA....hope can bring more Japanese and international communities into Sunway City...


Nautica can say is fail project which Sunway bring wrong partner (Korean) into... this time...Sunway is in situation must make Sunway Geo as land mark and success project....

With all elements integrated inside (location,hospitality, hotel, international education hub, commercial, public transport, mall, highway networks, security...)....all already there and built...still below 900psf compared most project at KD & PJ which above 900psf n still lack of visible amenities n promises...

very hard to find a reason for failure in this project...

i confident this project got a lot to offer with more than 8-9 elements nearby BUT i feel tht rental wont cover in the short term... sunway got a lot of new improvement/addition to the existing components as i share above n before..

Of all the SSQ condo, which one u like d most? (excluding geo which is in a totally diff location)..

Boss, I can assured you that majority tenants looking for SSQ definitely wont looking at USJ apartments. Different pool of tenants and its profession.

To buy into GEO, its almost similar to those buying into Tropicana Gardens, Sunway Velocity and Park Residence Bkt Jalil, where all mall oriented and pricing scale quite high. GEO could be advantage compare to above due to current amenities, connectivities and accessible roads available and maturing into next stage.

I also concur that, all new developments now, the rental is hardly to match the monthly installments.

A Marine was mainly huge sizes, thus the targetted tenants should be limited expats or families if not own stay.

GEO is mainly small sizes, thus I see this is more to investments of rental in future. I believe smallest unit could fetch min 2.5k upon VP although it doesnt able to match monthly installments.

for projects after 2012....very difficult to cover monthly installment....unless 70% LTV or below....

A'Marine is good for own stay with practical n bigger layout....

if here is freehold.....think the story will be different... tongue.gif

Boss, true enough but a buyer from Impian Meridien would sell that they have a few stops to geo area with mall below.. I bliv geo retail is strata n not managed by sunway right? something like nexis?

Like u mention, GEO is of a diff league with integrated lifestyle at its doorstep focus on mall.. u think 2 bedroom here can fetch 3k? mus factor in very close to monash n sunway U so will attract many students who wana go home in between class n walk closeby to college...
