SOVO, serviced suites etc all these are names for developments built on commercial land. Thats why they cannot use the names condominium or apartment but need to use fancy names like serviced suites lah serviced apartments lah, sovo lah, sofo, soho etctetc etc.

Among the first of which is RIVO City in Brickfields, under a public-private partnership with Syarikat Prasarana Negara Bhd.

Work for the mixed development consisting of four high-rise towers on 4.61 acres of leasehold land will commence in 2014. The RM1.29mil GDV project will have 1,660 units of small office versatile office (SOVO), 22 floors of serviced suites, a sky-bridge and a three-storey commercial/retail podium where the proposed new monorail station will be.

“We are finalising the financing method for the development as the concept of this project is unique. Prasarana (the landowner) does not allow us to charge the land,” Tee said.

Bina Puri will price the development at RM700-RM900 per sq ft. It plans to add an access route to the vicinity from the Federal Highway as another selling point.

Prasarana doesn't allow Bina Puri to factor in land value... because the land still belongs to Prasarana and Bina Puri did not incur land acquisition cost. Bina Puri is just building upwards only, taking away the sales revenue and allocate back a certain % to Prasarana.

Same kinda deal with Crest Builder, Naza TTDI and TRC Synergy.

i've lived in brickfields for >30 years so i think i can comment with some accuracy here

in terms of pricing, i think they riding on the kl sentral name, and taking the cue from sentral suites by MRCB nearby @ ~1000/psf

looking at the location, if residential units, its convenient for ppl who take the monorail only, or willing to walk to/from kl sentral.
however if you want to drive to and fro will be a total nightmare thanks to the wonderful road planning done by DBKL in this area doh.gif
the situation will only get much much much worse over the next 3-5 years

right now there is already one bridge from methodist college to jalan syed putra (facing kuen cheng). i read somewhere titjaya wants to build another bridge over...would just make things worse as syed putra is already very congested as is.

as for office/sovo/whatever crap term they use these days, i direct your attention to a long completed office tower opposite MGS primary school - i think its called Menara Sentral Vista - its been ready for so many years now but still looks like no tenants at all. That should give u an idea on the viability of office in that corner.

TLDR; good buy if you want for residential and willing to move about on public transport, poor buy if you want as office or rely on car to travel

Yes by law it's office suite

Bear in mind I am a sales person for this project. So up to you to see if it bias or not smile.gif

But this is my feedback
Psf I personally think it's ok as beside monorail n walking distance to KL Sentral which such entry price it is catchy

Macam dpc....when dpc was first launched....it was part of kepong.

If this is the term, then its not.
Its a plan under Bina Puri previously. But now with Titijaya together, the project is ready to launch soon

When u take the monorail...b4 u reach the riiver there is a sharp bench n the monorail will slow down the speed...and there u will see a almost abandom structure.....thats riveria.

People are no longer relate Brickfield with old taboo. Gomen really cleaned up this place. Wipe clean. The old joints already converted to boutique hotels, good restaurant and retails outlets.

But if u walk through Nu sentral Mall then the distance is shorter and faster

For monorail.. the frequency now is 15-20minutes, sometimes they break down.. Still with only 2 trains and during peak. it is packed like sardines.. The only consolidation with monorail it is snaking through KLCity.

Went to the show unit. May just work for short term stay but size is really small to my opinion.
Feel sentral suites caters for both story and long term stays plus location may be a better bet.

It is Apple to orange comparison
Riveria is office suites and better compared with 3rdnvenue (which also by titijaya).

Tiger doesn't change their stripes easily and prospect buyers better look into their past projects workmanship quality... And with non sch h and lesser protection, be careful of buying office suites from such developers.

Actually I feel funny
When don't have complain dont have. When have then yeah probably it's among the worst. Still it's a public transport. If calculate distance to KL Sentral most of the property with 2 rooms unit there is further away than Riveria. Just a hint for that

But seems now is riveria @ kl Sentral east.

Like that .. the whole brickfield need to rebrand already ala kampung kerinchi => Bangsar south. Only that I do not think it will be successful due to lack of economy of land scale.

but its true.....brickfields got no sizable land for development. also many praying houses.......a bit difficult to acquire and redeveloped.....

perhaps need to wait til lease runs out.

I for one.. do not think kpg kerinchi transformation will be successful.. and how wrong I am. And kudos for the buyers who believe in and still holding it.

But bear in mind those early buyers also didn't enjoy great appreciation upon VP.. timing of bull run..

Hard to compare as its two different products.

Riveria may be easier to rent especially to individual Malaysian professionals but may not be attractive to expats as they prefer more spacious space and usually has around USD1-1.5k to spend anyway on a decent apartment unit.

Riveria may also not be easy to exit i.e. to sell in secondary market as not as much buyer profiles would be interested to buy.

Yes the distance may not be too far off but the walkway seems more comfortable from Sentral Suites especially if you have luggage to carry (e.g. for those who would. E taking KLIA express).

Another thing to consider is the condo's address. Sentral Suite's address is KL Sentral whereas Riveria is not, which can make a big difference.

Yes... actually really one of the best top invest project in KL, So...when launch time should be very explosive. However, from the pre-launch time to launch time was too long let buyer wait. Then the second impact was the booking deposit too high in Selection Unit Day.

I agreed. I booked 1 unit last year and asked for refund after I've done my own studies.

The talk about airbnb and positive rental return is pure marketing, the moment you open up airbnb and search the sentral area (more prime than this), the pricing is not as fantastic.

And the lift....3 / 4 lifts to service > 50 floors with > 20 units per floor. rclxms.gif rclxms.gif

Still chugging along as usual when I last took it to go to one job interview around the Bukit Bintang area a few weeks back. Really slow and even waiting for the next train took more than 10 mins after I'm done with the interview, and it still haven't arrived yet. In the end, I just gave up and walked towards the Bukit Bintang MRT station. Took around 10 mins at 400m to reach it.

Can't really recall whose idea was it to envision this 'theme-park' transit system in the city. But if Prasarana were to replace it, what can they replace it with? LRT or MRT? Doubt it will be underground if you ask me. Most likely will be overhead if they choose either one. hmm.gif

Monorail is quite irrelevant now and its function has been replaced by mrt. Especially most profitable Lot 10 station. Think it was Badawi idea. The train manufacturer company also half dead

monorail is a single track system. you need to rebuild the entire track system to turn into lrt.

it serves as intercity transport mode.

Sydney also has similar system, not sure it stopped the service now.

😡😡😡 Titijaya lousy developer!!!Listed company but act like low class/debased developer.

Delay for 1 year to sign SPA after done booking & loan approved. Using 4 years to complete the project. After wait for 5 years...Asking for LAD but this so call listed company developer refuse to pay the LAD & give many lousy excuses.

Good luck for those people bought the unit from this irresponsible developer....👎🏼👎🏼👎🏼

My advise is better don’t let their attractive packages con you to invest. In the end, they will give you a many lousy reason blak..blak..blak...they will try to push aside what they have promised.

this is NOT KL sentral project. this is the other end of brickfields jor.
macam saying 3venue is KLCC project.

Having said so, I prefer this compared to 3neveue lah, at least this one is walkable to KL sentral, which is the transport hub. 3venue is neither here nor there.

BUT I don't trust didijaya and no likely opis suites.

But so far I haven't heard of any news about this project and the construction is progressing like its nobody's business. Maybe they're confident that lots of ppl will swallow up these units in an instant? hmm.gif

the establishment is differ from this project:-

1. units are mostly larger
2. attached to well known hotel operator
3. connecting walkway to LRT. I believe LRT is more sek hiong that the dirty and stuffy monorail.

but Riveria location you can walk to many cheaper eateries.

I recall seeing a showunit at ss15 for this earlier this year. I remember thinking it felt really small, but for own stay can consider cos I only need a bed and desk. tongue.gif
Worse case get 4xx sqft ask permission to make a hole or something then got a nice place in KL, tho kinda meh immediate surroundings.

I just went to the website, got interesting VR view with suggested furnishing... I was like wheres the bed(2xxsqft)?
I am not kidding, theres no space for the bed as shown by developer website.
And the aircon takes up square footage of the apartment, you are paying for it to be in your place instead of outside.
No kitchen also, a deal breaker for me for own stay.

This one confirm for renting out short term saja.

Rest assure that their brochure wont show word like 'bedroom', just 'room'.

And you need to worry about non schedule spa also.

Am very worried about product that caters for one purpose and one purpose only.

I bought unit. I just received email for billing stage 2b (35%). Any other buyer receive billing email?

I think the site hasn't started construction right?. Why the billing is so fast? Billed 2a in Sept then 2b in Oct. And the due date for stage 2b (15%) is 21th Oct. Sounded abit strange for me. I called developer HQ..She just called they bill according to architect cert. Bankers said loan hasn't start yet since SPA just recently sign in July.

Any advise? Thank you.

You are buying a non schedule product my fren.

Please learn more about non schedule billing. There were many talk abt mon achedule and schedule HERE but apparently ppl that buying will ignore all these white noise instead.

Even if they put single brick the developer can claim progress from you.

There are many downfalls of Non Sch H... No tribunal protection, one sided agreement, shorter warranty period etc.

I just passed by the site and saw no progress on it. Looks like Pintaras dy either stopped/completed the piling and foundation works and this developer just left it there.

Wonder if the sales is that bad or its undergoing some re-planning at their end... hmm.gif

I put in a booking before, got the loan offer, but pulled out at the last min.

I had my reasons, the lifts are simply not enough to cope with all the units they have there...

Then the airbnb story they are using is just overrated....ppl who use airbnb usually travel in group and want to experience different experience instead of what the hotel package has to offer. The phase one layout actually is not inline with the potential tenants who seek airbnb experience...

Also one of the projects I considered buying. Agents always pitch guarantee on ROI for this.

Anyway my personal dislike for this project is:
1. Too small for long stay or own stay
2. Can only do Air BnB
3. The delays which you guys mentioned.

End up didn't buy.

Waiting almost fully sold off only have phase two.
