I called to the Sales Office last week and being entertained by an old chinese lady, to my suprise she kept asking where do i call from. After a few times of asking, i just replied her that i am interest with the project and i am myself, a buyer. Then only she stop asking where am i calling from, what a relieved. It is not next to Rosvilla, it is next to Orkid Villa, land clearing almost done....Heard launching in second half of 2014

With this I overall see, surround the land actually have a L shape of BIG POWER station with BIG wire with it......OH MY GOD.....

And that power station wire is connect to Casa 2kiara condo in front.....which is casa 1 kiara condo behind .....

I think next time Mont Kiara will have and also the nearby Martrade Center...Also will have MRT..Don't worry...I believe that area is booming now...With so many north kiara projects there...LOL... rolleyes.gif

The sale office and showroom is at the developer office near to the site. The bungalow before Bougainvilla.

Not officially launch but was told all the smaller unit (about 1150 sft) all sapu. Friend's mom bought a corner of the highrise block and she told me only 1 unit left for that corner on 17 floor.

Will try to drop by the sale office tomorrow and check out how is the sale.

Manage to drop by last Sat and took some photos.

Booking status (None-bumi), roughly la...
Low rise - only 1-2 unit booked.
Medium rise - all small unit gone, so perhaps 40-50% booked overall.
High rise - 20-30% booked.

Not much details on the GF facilities. Can see a gym, cafe, game room, library, hall etc.

Facilities on the high rise block should be pool, gym, lounge.

My brother had unit at villa orkid, noise level quite high. Price is good for that location.

I am staying at Villa Orkid. But not facing the HW. So doesn't get the noise at all. Those facing the HW can be very noisy as can hear it at the lift lobby.

The medium rise is about same height at VO. So reckon won't get affected by HW. Not too sure about the high rise block on how much the noise will be shield off. But for sure won't be as bad as VO unit facing the HW. But the highrise unit will get superb view!!!

It takes me 10-15min from VO to the Sprint traffic light junction, leaving at 8.15am. Can take longer if earlier due to the Garden Int School.

Workmanship is varies in VO as it was build by few contractors. Generally Blok A & B workmanship is better than Blok C. But Blok C location is the best, unobstructed KL view and won't be 100% block by Kiara Harmony and relatively further from the HW.

VO price is still very attractive especially you are looking for big unit.

Neighbour's 1600sft VO facing HW fully furnish rented out for for RM2.5k early this year. Seem getting more and more Mat Salleh and Middle Eastern moved in. Spotted few blacks but so far seem ok. Think the low rental is the pull factor for foreigner with low budget.

So KH1 should be able to get RM2.5k easily for its 1500sft unit upon VP 3 yrs down the road. Think that's the threshold for local, unless there is an influx of expat into this area. Which I doubt as there are still many other options in MK.

There are too many types in KH1, the smallest type about 1150sft appeared to be no brainier most value for money as the price starts at RM580 before discount for all regardless of sizes. As oppose to most development where big unit will come with lower psf price.

High floor in highrise facing KL would be the best. There are a lot more choices if you are into pool view.

Can't really remember all the sizes as it is not officially launch and no flyer for it. Better to just drop by the sale office if you are serious.

Neighbour's 1600sft VO facing HW fully furnish rented out for for RM2.5k early this year. Seem getting more and more Mat Salleh and Middle Eastern moved in. Spotted few blacks but so far seem ok. Think the low rental is the pull factor for foreigner with low budget.

So KH1 should be able to get RM2.5k easily for its 1500sft unit upon VP 3 yrs down the road. Think that's the threshold for local, unless there is an influx of expat into this area. Which I doubt as there are still many other options in MK.

There are too many types in KH1, the smallest type about 1150sft appeared to be no brainier most value for money as the price starts at RM580 before discount for all regardless of sizes. As oppose to most development where big unit will come with lower psf price.

High floor in highrise facing KL would be the best. There are a lot more choices if you are into pool view.

Can't really remember all the sizes as it is not officially launch and no flyer for it. Better to just drop by the sale office if you are serious.

I went to sale office already and that's the reason why it's difficult to choose due to too many layouts and price psf are all the same regardless the size. Plus if rental is only 2.5 k for 1500 sq feet, then the smallest unit rental would go sub2k rclxub.gif .

The KH1 should be a par better quality and facilities compare to VO. Should be in the same league as the average MK condo.

Hope the developer will release more official details soon. Really hope they put more thought on the landscape if they really want to moving from medium condo developer to medium luxury condo developer.

For $750k, with 90% bank loan at 4.4% per annum for 25yrs. Monthly interest will be around $2.4k, include management and sinking fee of ~$300. Total monthly cost will be at $2.7k.
Only viable if the unit is able to rent out above this figure.

The numbers and assumptions are clearly stated for all to see and verify. I do not gain anything by quoting above figure, you may contest my assumptions.
To reduce the cost one option is to borrow less and reduce loan term. And I did not factor in the appreciation value, reason is that it's hard to predict the future, and there are many units at Mont Kiara to compete with.
So if you plan for investment, the return won't be that attractive, for own stay may be.

There is already Bougainvilla, Rosvilla, Orkid Villa and all the residences. Total pop of this area has crossed more than 2000 residences. There is only single road serving from Prima Pelangi to the main road. And during morning and evening it takes more than 50 Minutes to just reach Garden International School which is only 3 km away.

This place is over rated and no road facility already

Definitely not 50min. Normally about 15-20min to reach Sri Hartamas-Sprint junction if I leave Orkid Villa at 8am.

Hopefully with DUKE2 and perhaps the Jalan Kiara 4 and link to Jalan Duta Kiara would help.

Anyone booked a unit there?

Had checked out other near by project like crystal height, Scenaria, Anjali, etc and I prefer the PH2 location and access discount the HTC.

Price and design are decent. But bit not happy with the 48 mths construction period. It is just too long!

48months? i thought normally construction duration is 36?

Access is the best compare to others nearer to Sri Sinar. And the road is more private and much wider too.

Think now still can get the 8% early bird discount for some of those bigger unit. 5% for smaller unit.

Nearest posh grocery will be village grocer at 1mk or the Jaya grocer at Verve suite (I hv not been though). Or can go Tesco at Menjalara.

Further bit will be Mascato Plaza Damas, cold storage at Solaris MK and BIG at Publika.

Nearest wet market would be at Kepong Baru, I think.

There is no shop at BKT Prima Pelangi which is good IMHO. It make the place more peaceful. And again I hope the back road will not be opened, unless it is make one way to go from BPP to Sri Sinar.

I saw Prima Harmoni 2 project @ The Curve, Mutiara Damansara property booth until this weekend.

We are really appreciate for the overwhelming customers that come to our booth last week in Publika smile.gif unfortunately we didn't have time to take some photos on it.

Btw, our tv gift promotion for first come first basis already ended during the roadshows in The Curve.

However, we have better pacakage now.

The progress seem ok especially it is a 48mths development (bit longer to industry standard).

As for own stay or investment, you may get a better idea checking with the developer I think.

I got the smallest 1161 sft unit. Facing pool. The small size were all taken up last time. No harm checking with the developer as may have drop out.

Kind of regret didnt get the highrise unit facing KL. It is definitely good for own stay.

I think yr level 11 is quite far up.. i staying at bougainvilla apartment which i think is even nearer to high tension.. anyway whether it will caused all the negative tings i not surela..

Our property market is a bit flat now.. future might be better.. smile.gif

High Tension Wire should be alright compared to cellular transmission tower.

It's a good location with slightly lower entry price vs those nearby development.

Should not be any issue since is the developer that requested for it. if im not mistaken they will just need the lawyer to issue an amendment letter and inform the banks. But for in depth details you can always call up the developer office @

Be extra careful when buy property from this developer. Workmanship sucks, the kitchen wall tiles cracking and falling off only after 4years and they replaced a fake brand gas stove for their villa orkid project.

Sorry for what you have experienced. I believed your falling tiles have already fixed by developer. Anyway, consider quite lucky and thats good for developer still offering fixing the defected even after 4 years times... i believe they don't have to do that right?

Regarding the fake brand gas stove, you should have bring this matter to them for their attention, bring the complaint to their office!... i believe if this is truth, they should have giving you some explanation.

Anyway, wouldn't think they want asking for this type of trouble, sure they wouldn't want to have all these complained from all the customers/residents, nowadays all the buyers are very smart, developer smart enough knowing that dealing with this type of trouble is going to be very headaches, and won't do any good for their up coming projects. Thats why one of the reason after 4 years, they still fixing the defect.

And they have more projects coming up, the projects they doing will be getting better and better, for those who have following this developer would have know.... lots of changes and improved from them.

Again, should have bring this to developer, and its fair to developer, and for current residents as well who own the units there, all the owners wouldn't want their condo/home to have bad impression to the future buyers and future home owners.

I'm considering getting a unit here. Just concern why next door Villa Orkid price dropped to 400 psf when it looks like a decent condo. Currently Harmoni 2 is selling for 500 psf, is this a good time to go in or should I wait first? Anyone got any thoughts? I'm getting for own stay but no rush.

Villa orkid is a better deal if u want to compare about the price and build up. BUT Only if u take those units fronting prima harmoni. And overall it is maintained very well. And lower density.

Only good thing about Prima Harmoni 2 is that.. it is NEW. other than that it seems nothing much.

Can't really comparing with villaorkid. Harmoni2 from the design to using a new different method to build up and the awesome facilities…. they are different. the villa orkid was at its high peak has almost 900k+ for 1893sq.ft, as for today market, price for the subsales sure got very competitive. so would said the price of the villaorkid didn't drop if comparing when it's launch price (Subsales not count) Villaorkid launching price was started from rm400k+ for 1577sq.ft only, now the cheapest subsales unit selling at least 620k-+ more. so these 5 years the owner does earned to stay / the rental. Therefore whoever bought the VO at the early stage the value of the property does appreciate.

Harmoni 2, talking about the FACILITIES, landscape layout, i would said the villaorkid 3stars vs harmoni 8 stars. i be happy to walk you through whats the different as well as the price too;)

Hi guys,

Anyone here who are staying in Harmony 2 or at any residence near by that area? There are a few thing I would like to know about that area:

1) I realised the entry to that area is quite limited and has small road. Do this place usually congested or with heavy traffic during peak hour?
2) How is the surrounding around Harmoni 2 so far? Strong wind or landslide or etc)
3) At night, is the road around the area dark?

The condo looks good despite the location is a bit further away from main roads; accessibility seems to be a problem. Not sure how will it be in future.

Hoping any helpful resident in this condo can share me the above.

Ya. Beside a HTC. But if I am buying, I will be choosing those unit facing away from it. Not too big of an issue for me. Is there anything I need to know for buildings beside a HTC? Just place a booking last weekend. Now only read this forum.. will be rented out since my wife prefer landed somewhere else.

Do you guys think it will be easy to rent out? And is it worth it? I'm not really familiar with this area. Last weekend went there, seems like very peaceful, quiet. Traffic to mont kiara also not bad.

went and check out the place recently. price wise seems ok, but location (jam? pass through kampung houses?)

Also, the feel of the place kinda lacking for me although I notice people are saying the facility is great.

downside that I felt we checking out the place:-
the swimming pool near the kids pool is facing villa orkid.
those plain grey looking fire door at the lift lobby to go up the unit and from lift to the unit. very ugly to me. I notice other condo doesn't have such doors
visitor coming up probably reach the ground floor ... and it would seem like we need to go down to get them since there is no guards at the lift area anyway?
walkpath from lift to unit. the side walls are grills looking with hole instead of walls - just gives me a cheap feel. not sure is it just me
the planting for greenery kinda not mature yet. like skinny trees here and there.

anyone else have the same thoughts as me?

Been there twice so far and the phone signal strength seems really weak, most of the time only 3G. Just wondering if this issue only applies to Harmoni 2 or its the same in Harmoni 1 and Villa Orkid. Anyone have any idea or been to the two earlier condos?

Also on the low maintenance psf for Harmoni 2, i can't help but wonder if its sufficient for the management to maintain the facilities since there are a few pools or it will end up in poor condition few years down the road hmm.gif

I am a resident here.....

workmanship is bad for this condo as most of my walls are not straight...
and the design of walkway is terrible.... when heavy rain.... i kid you not, u will be wet if u are staying at high floors.... and floors are always slippery....

would think twice if i knew the condo is so bad

However, price is good... and have very gud greeneries...

been trying to complain to the management and committee... however they did the most stupid voting system ever in history....

Developer agree to fix a panel to minimize the rainsplash.... however... the voting system is, if u reply them in written form, then u agree to fix, if not they assume u are against it.... so end up only 8% ppl replied....

Also, can I ask, hows the traffic during morning peak hours? The roads seem small? I work in KL Sentral area so getting out ok?

My bank loan just got approved and I got the unit at 419 persqft since I'm a bumi, luckily I got the third floor one and if I was right it was the last unit on the low floors.

Regarding Harmoni 2, the maintenance fee will be lowest in town as long as the developer Involving managing the condo. Like villaorkid, thats why villaorkid is only 15cent for 6 years till now as it managing by developer with jmb together. The sinking fund is the FD account earning the interest. As it for the developer’s connection, manpower and the resources will providing best of deal to keep all the spending lower.

Harmoni 1 is private owned.

Hi guys i am looking at the project too, i hope i am not too late. But i saw on google maps and their website, it seems like just beside it there is a construction area for the next phase? Any information on that? Was thinking if i get it earlier maybe can be cheaper

I hope u didnt buy this place..Crack are appearing everywhere to the top floor, rooftop leaking.Car park ceiling leaking..The developer are fcuk up .The developer are using the cheap maintenence fee as a gimmick to get his customer..The price from the agents are higher ..Overall..this place sucks. if u dont believe..go n check out the higher floor

During the peak hours. Typically it will be congested a bit. Quite common, It has gotta better comparing than before.

Quite impressed with the facilities here. A bit dated but overall good value for such large family sized units.

This place is the favourite of people who say they live in MK and it ends up being here.
