Next to the HTC. What would be the fair psf price? Close comparison would be Scenaria by UOA.

Think can just walk in now. Smallest unit s were all gone on first day. The show unit looks much nicer than the scenario's But can't beat the Anjali. The kitchen cabinet, window, sliding door, n toiletware etc given seem much better than orkid villa. As it is position as medium high end konon.

Pro
1. Design look promising with sky terrace and pool.
2. Density is not too high
3. Developer always deliver ahead of time from track record
4. High ground. About 130m above sea level checking with Google Earth.
5. Quality of material and freebies look good.
6. Price is ok.
7. Superb view for the high rise facing KL and MK.

Cons
1. HTC at the north and east facing.
2. The 30 storey + 4-5 level of parking high rise block only serve by 3 lifts. 11 unit per floor.
3. The 16 storey + 4-5 level of parking mid rise block only serve by 3 lifts. 15 unit per floor. Think still ok.
4. Not many small unit.
5. Big unit only come with 2 car parks.
6. No view for unit facing Orkid villa.

The sale office and showroom is at the developer office near to the site. The bungalow before Bougainvilla.

Not officially launch but was told all the smaller unit (about 1150 sft) all sapu. Friend's mom bought a corner of the highrise block and she told me only 1 unit left for that corner on 17 floor.

Will try to drop by the sale office tomorrow and check out how is the sale.

Manage to drop by last Sat and took some photos.

Booking status (None-bumi), roughly la...
Low rise - only 1-2 unit booked.
Medium rise - all small unit gone, so perhaps 40-50% booked overall.
High rise - 20-30% booked.

Not much details on the GF facilities. Can see a gym, cafe, game room, library, hall etc.

Facilities on the high rise block should be pool, gym, lounge.

Don't think HW noise will be an issue as will be shield by Villa Orkid. HTC yes. You think the price is ok? But the facilities, density, high ceiling, freebie, quality do look ok.

I am staying at Villa Orkid. But not facing the HW. So doesn't get the noise at all. Those facing the HW can be very noisy as can hear it at the lift lobby.

The medium rise is about same height at VO. So reckon won't get affected by HW. Not too sure about the high rise block on how much the noise will be shield off. But for sure won't be as bad as VO unit facing the HW. But the highrise unit will get superb view!!!

It takes me 10-15min from VO to the Sprint traffic light junction, leaving at 8.15am. Can take longer if earlier due to the Garden Int School.

Workmanship is varies in VO as it was build by few contractors. Generally Blok A & B workmanship is better than Blok C. But Blok C location is the best, unobstructed KL view and won't be 100% block by Kiara Harmony and relatively further from the HW.

VO price is still very attractive especially you are looking for big unit.

Neighbour's 1600sft VO facing HW fully furnish rented out for for RM2.5k early this year. Seem getting more and more Mat Salleh and Middle Eastern moved in. Spotted few blacks but so far seem ok. Think the low rental is the pull factor for foreigner with low budget.

So KH1 should be able to get RM2.5k easily for its 1500sft unit upon VP 3 yrs down the road. Think that's the threshold for local, unless there is an influx of expat into this area. Which I doubt as there are still many other options in MK.

There are too many types in KH1, the smallest type about 1150sft appeared to be no brainier most value for money as the price starts at RM580 before discount for all regardless of sizes. As oppose to most development where big unit will come with lower psf price.

High floor in highrise facing KL would be the best. There are a lot more choices if you are into pool view.

Can't really remember all the sizes as it is not officially launch and no flyer for it. Better to just drop by the sale office if you are serious.

The KH1 should be a par better quality and facilities compare to VO. Should be in the same league as the average MK condo.

Hope the developer will release more official details soon. Really hope they put more thought on the landscape if they really want to moving from medium condo developer to medium luxury condo developer.

http://www.primaharmoni2.com. Price wise not so attractive. Unless they can deliver a condo with MK standard which they intended to but no track record on the middle luxury condo projected in the web.

Definitely not 50min. Normally about 15-20min to reach Sri Hartamas-Sprint junction if I leave Orkid Villa at 8am.

Hopefully with DUKE2 and perhaps the Jalan Kiara 4 and link to Jalan Duta Kiara would help.

Anyone booked a unit there?

I have the 1165 facing pool too. We could be neighbor.

Was eyeing at the Block B high floor facing KL but eventually go for the safer bet for investment sake.

What make you bought PH2?

Had checked out other near by project like crystal height, Scenaria, Anjali, etc and I prefer the PH2 location and access discount the HTC.

Price and design are decent. But bit not happy with the 48 mths construction period. It is just too long!

Access is the best compare to others nearer to Sri Sinar. And the road is more private and much wider too.

Think now still can get the 8% early bird discount for some of those bigger unit. 5% for smaller unit.
