Southview is struggling with low rental. However the condo is very high dense. the lobby and entrance small gate is very crowded and easy to tailgate. Will southlink be the same?

High rental here mainly due to expatriates. Mly no longer attractive for expats.. rent sure drop badly. +the oversupply here ....

Once again, density wins against location.

Rental might be better in the future, no denying such probability.

But how many years it takes for the rental price to recover and bounce?

All these IT companies nearby almost everybody can work from home.. no need to stay in bangsar south anymore

Trying to look for the attraction points about this project.

Price wise is similar to the other two, sandwiched in between Novum and Southview, around RM800-900 psqf

This is Freehold.

TOD wise, isit all projects considered TOD?

Density wise, similar to that of Southview.

However this one has got small unit like the RM850 rental above below 300sqft, which can attract people too.

Generally bangsar south would not be too bad, just need some time for expat to come back. Any tenants who downgrade from tier 1 units such as at KLCC or mont kiara, can come to this area. Any tenants who plan to upgrade from tier 3 units such as at puchong, can also have option to move to this area.

Just my personal opinion.

Different areas targeting different tenants.
Those tenants won't simply run from 1 area to another area just because of budget. They will downgrade upgrade their living in the same area, either older/newer condo, lowend/higher end condo in the same area

Due to mly politic and economic condition, rental play in market already more to locals . Those who aim for expatriates will face big challenges till mly politic and economic recovered.
