The lrt linkage meant to give travelling ease to the new hotel currently being constructed beside southlink. Hotel name is Southpoint. This hotel is owned by uoa and it is to their interest to ensure guest has good travel access to public transportation. This is arguably the primary reason why uoa wants the linkage to be done. Klgateway wants more foot traffic into its mall to increase business prospects for its tenants. To have a direct bridge walkway for southlink, southview and also southpoint residents and guests having easy access to klgateway is good for their business. So its a win win situation for all parties.
*
doubt uoa will confirm this before u sign Southlink SPA..

M vertica has a 500 metre covered walkway to both taman mudah mrt and taman midah lrt in case you are not aware.
*
M vertica is NOT covered end to end... the part where u need to cross the road below the highway on top is NOT covered. I would say about 75% covered.
Anyway, we are not debating this Mvertica here

IMHO, the covered link bridge is a sweatener to the deal if happens later... main attraction on this Southlink is the psf, it is selling 20% below the market psf wise, if u compare with KLGw/Camelia transacted price and Southview subsale asking price...

20% below market price???? They are not even the same products and buildings.

The only good thing abt sl is absolute entry price is chewable. Psf wise still 800psf up and its 1400units, excluding hotel block and sandwiched by thousand other units of almost similar sizes.
*
of coz not same buildings and products lar, no two projects are exactly the same bro... but they are similar in the sense they are in the same locality, targeting similar tenants profiles

i guess u dont know Novum at 700psf last time and come with car parks and with better design , concept , etc
southlink so high density , better avoid.  dont forget 1 thing, no matter how good the location is , how good the development , but once come to 1400units in single development, it will be your nightmare if you are buy for investment purpose.
lets see  icon_question.gif  icon_question.gif  icon_question.gif

when was Novum @ 700psf last time??? I am comparing TODAY price... within Bangsar South, can you find new or subsale 1bedder @ 700psf today??

Yes similar tenant profile. For those want to pay lower rent will go to SL.
*
And because of SL's lower absolute price (and newer product 4.5 years down the road), investors should be able to get a better yield compared to other similar 1-bedder products in the vicinity of BS...

Walking from Southview to KL gateway LRT station needs 20 mins walk?  doh.gif

did you walk yourself before?  sweat.gif

There is a driveway/walkway in front of the main entrance of Residensi Kerinchi to reach KL gateway and thereafter directly link to LRT station, while pending the completion of KL gateway Premium Residence (which is directly next to Southview).....

Alternatively, one can also walk to Kerinchi LRT station through the link bridge from Bangsar South.....
*
Currently, walking from southview/southlink to kerinchi lrt is nearer and more comfortable compared to walking to university lrt...end to end distance is 600m and half are covered via link bridge that crosses federal hwy. It took me 15min of slow walk.

The saving grace to southlink is IF there is a covered bridge fr southview to block H of klgateway but for selfish reason, kl gateway aint gonna give approval for that link because it will affect their sales of block H adversely.
*
Look at it from another angle. Southview/southpoint/Southlink will bring thousand of ready patrons to KLGw mall if the link materialize. It is critical for the surivival of KLGw mall in the long run.. Why would anyone with biz sense like Suez rejects this? At the end, win-win for UOA and Suez ...

May i know the reason why u wan high floor but facing the building in short distance? I find SL, those facing internally will need to tahan the view being the four walls. Unless u are higher than the wall (hotel facing with longer distance). The rest internal voew all walls to me. Just my IMO.
*
+ve for getting facing internal, low floor units is u can see two pools (southview + southlink) .. but should be low enough to see the pools in close distance, if too high up then pools will look tiny...

-ve is lesser sunlight cos blocked by southview...

Erm sometimes the economic reasons also come into play. KLEC makes much more sense but if they are really out of the race I wonder why..
*
I think there are MRT3 stations at both Kerinchi AND KLEC
This link shows there are both stations at Kerinchi and KLEC

This news said got a station at KLEC

I think he meant the bridge from Eco City to Garden.

at least from Kerinchi LRT you can go to MV via abd hukum station and walk over.

BUT walking distance from Southlink main entrance to Kerinchi LRT main entrance i think is 700mtr.
*
i see...

from southlink to entrance of Kerinchi LRT covered link bridge is about 300m. Then from the entrance of Kerinchi LRT covered link bridge, walking across federal highway using the link bridge, to the entrance of LRT is another 300m. So end to end is around 600-700m, in which half of them is covered.
