woah , sound serious, BTW ah yee, i updated some photo, do this mean they "excavate until the back line level and your footing sitting on that level.?"

not quite understand the correct practice u mean, may be need to consult u , haha

if im not wrong , u will put in there y12 bar into the back line level, build new footing also
*
he means excavate until the base of rubble wall, the undisturbed/ original soil level, footing shall construct on this level...

& your rear column are off center from your footing, "oh-ba" contractor doh.gif doh.gif doh.gif

Quite dangerous. Your house and area is still new. Soil haven't settle in. And you said 80% the house doing this way. There is very high stress on the rubble wall. All this possible sign of perfect disaster. sweat.gif

Here is the description what Ah_yee and us talking about.

yup... thats the "proper" way.. but contractor all pakai short cut....

if the wall gives way.. then gone case.. cause the "wall" isn't a RC wall its more like big granite stones stacked and hold into place by cement ???

I have a same thought here since the footing is quite near to the stone retaining wall..
*
Look quite risky. If the soil is fill type, the weight of the extension house is pressing it down.

you the man bro , a picture represent a thousand words!!!

not sure bro , but many many many house in my area build like this , some even build level 3..........

so may be i need to ask my indon help jaga jaga my rubble wall .....

ask them put more cement

the rubble wall seem strong from its look, that area build half way and abandoned for many years (by TALAM !!!! but later take over by IJM) , so i guess the soil should be settled in ?

as i can see when they gorek the backyard , there are 80% or big granite stone on ground instead of soil, so pray hard my rubble wall dun fail me , hahaha

I see the high wall, my kaki shaking already.

The more higher of this rubble wall the more risk it will fall if stress. Somemore straight 90deg up without angle slope.

How high is the stone wall? It look to me about 5ft or more?

My house is raised up too, but about 3ft, and my contractor build the footing around 3ft+ deep of digging, which is still sufficient. Anyway I build the structure for 2 floors, but did not build up the back. Only for future if I got $$$$, and the reason for me to do also to make sure contractor build stronger foundation. Of course i have to pay more.

did @ts say how high the "back-wall" is ?

the problem with this kind of stone/stacked wall, is there is this little little gaps that allow water to flow out..

sometimes this flowing out water causes under soil erosion.... those that have GI pipes running underneath the hall/porch/garden will know when leak hahahahha

not sure for this case.. but better for ts to check with the Majlis what is the proper method, or consultant.. common sense logic will say for double story extension yes.. need go go until the main "footing" of the land/soil...

for single story there isn't much stress, except for the pillar and roof... compared with a full double story extension where u need support the RC flooring slab the upper walls and pillars and etc.. the weight itself is.. "alot"

unless your consultant say OK.. better make sure he provide planning documents and sign off on it...

if anything happen make sure SUE HIM KAU KAU including the contractor.. make sure they bankrupt so that won't cause harm in the future

Talam now change name to trinity. If not mistaken they focus in Rawang and that made them go into PN17

Many buy the bungalow for the land only.

My BIL brought the mid or was it last phase of the link house develop by them in early 2000, project freeze and restart back, got the key only few years ago. He told me the house are very low, lots of pillar. Not sure is this the same area like the TS.
