On a serious note.... If buying near LRT/ MRT for investment (i.e. renting out) what kind of salary group are you looking at that can't afford to drive???? Then ask yourself what rental you can demand form this income group that can't afford to drive to work OR WORST STILL... can afford to buy car but can't afford parking at KLCC.. biggrin.gif

Some people dont really care about that bro. Some got parking too from company but traffic jam is that bad these days.

Ok la if anybody here who think lrt and mrt props are not good but u own them, please pm me. I am willing to take the props from ur hands. Give reasonable price since u dont think it is good to have such props

I think most people are like this: Just because the durian is a non-low hanging fruit, people say that the durian must be infested with maggots. Yes, I agree some props are really expensive and bullshit in price without any sustainability aspect to contribute to the price. BUT there are still good properties within reach in KV and undervalued.

Some people didnt study and just say everything bullshit and must go down. It is like saying Puchong and Kajang are banjir area. for sure all places in Puchong and Kajang banjir and no good. One should not generalize everything.

I also dont like young people keep saying, " house nowadays too expensive. too expensive for anyone to buy". But at the same time, same people go clubbing, spa, buy scirocco as daily driven car etc. really bullshit. huhu

Please read about how the world works in a capitalist system. Those who are not buying and keep waiting for a burst will be the biggest loser ever. One should learn on how to earn more and buy. not wait until government or any help from anybody. they dont give a shit about us.

I should not even call myself uuu camp also coz I am being realistic. I even believe there will be a burst not really not now. not 2013, 2014 or even 2015. when burst happen, i will be ready to bargain. But currently, no way bro. even new launches after GE are getting better momentum

Yes, consumer may have a CHOICE to buy or not when GST and BLR increase. But reality, house is considered a neccessity. Must go and look at ourselves. All Malaysians want to own homes. Middle income trap is just for a while. When they reach their mid 30s or 40s, most of them will be buying homes. Many actually buy homes earlier especially a few years after getting married.

Just check other countries that have gone through what we are going through. Many of them couldnt afford to buy homes in their 20s. It is normal for them. So it is not something abnormal to occur to us. Even though I do see many in their 20s are currently buying. But usually you hear by those who couldnt afford and keep complaining. tin kosong always sounds louder.

Yeah, one should not end up like Lehman Brothers and should cut loses. But like I mentioned, not all properties are in rubbish market. So far Alhamdulillah, all of my props have appreciated (transacted price) and even the ones in construction as well as developer has increased the price 2 or 3 times already coz considered undervalued.

A bubble may occur soon. A crash too maybe. But I strongly believe it wont be in the near future (2013,2014,, 2015). No way with all of the measurements taken.

Look closely. I have found a bought reasonable props in kajang, puchong, setia alam. Around rm500k to rm600k. I believe those price are reasonable especially for landed houses in KV. They are not chap or cikai products. Gated and guarded and some got even clubhouse. Of course these type at that price are snatched up very fast. One or two days gone already.Monthly installment around rn2k++

BTw...my father's matured housing area prices are already going down sad.gif 1st hand news coz he knows everybody there (in short he abit 8 lol)....so words travel.
Consists mostly landed houses, bungalows, double storeys, single storeys....etc.
Housing area is Cheras (near Leisure Mall) and under construction LRT is just within walking distance.

Different people, different level of risk taker. U need to take risks in life sometimes. It makes ur life more livelier too. of course, need to take calculated risk. dont just jump. if not maybe can end up as a bankrupt.

People like Paikor have made it because he took risks. people like Renesial Leong made it because she dared herself too. One can just not do anything and not worry about anything but in the end, that person will have nothing la.
