Do you happen to know if anyone is looking into this property as an investment-based buy? I'm happy with my place now, but I'm always looking for new opportunities.  cool2.gif

North gate is reportedly a huge development, you may like to consider, and also hotel suites at selayang star.

If developer still have units available at this stage, you dare to buy?

Hi Iceman

I think my thoughts are from hearing them out is that there is still unit left, but very limited.

The units that are most available are the slightly larger ones... Have to go and see what there is la.

From what is being said it is a nice environment... I think I would prefer that, and with shops below makes it easier.

I also asked a friend who lives nearby, he said got some really good food in that area! Not sure if that is good or bad for me... maybe good for taste buds and bad for waist line.

Hi I'm new here and looking for places to stay, either rental or buying..

Hey Salmon, This area not too bad to rent... i.e. the place is nice... but from what I've seen in this discussion a lot of people buying to stay in.

Not sure if anyone is interested in renting out....

I've been looking for rental also...

Hi Yoon Chuan

Yeah I went there over the weekend. Looks like only the bigger units are available... a bit over the budget... but we like the environment.

The road in that area was widened and it is fairly easy to get to and near KL which is something we always want. The sales guy said that the developer widened the road and redid a lot of things, even made fences beside a public walk way to prevent snatch theft...

Sounds like a very responsible developer....

I'm gonna monitor the place and see if anything pops up to rent or for sale...

I was itching to see the place for what it really will be like, and was told they are the same guys behind Univ360 by a friend who lives there.

So I went there to check out the place and boy... the architecture is really superb I have to admit. We went to the 16th floor to check out the facilities and "roof garden" and I was surprised not many were there, but it looked like such a cool getaway corner with very minimalist cement rendered kind of semi-industrial feel... (see picture below... SO INSTAGRAMABLE)

I really can't wait for S18 to be ready. Rumour has it that there is going to be a welcome party or open day or something to that effect that will happen September or a bit later.

Will update when I get some inside scoop yah...

HI! JTKK83,

You are welcome ! hope you can get a unit for yourself soon.

The widen road is good for future as i expected it will be full of car when most of the shop is open for business.

According to the sales person on last July visited, the 1st 2 units shop may sold to government agency and will become some sort of hostel or hotel, but still not finalized yet . And Public Bank will become one of the tenant there as well ....this is good !

Hi Yoon Chuan

If it is public bank then sure convenient le... bank right down stairs... If they have like grocer tenants... better.. those small convenience shops also ok la but those kind of stuff can get at a pasar which I believe sure got one nearby...

I am thinking more of those like Jaya Grocer or even Hero Supermarket.

Any idea if they got any confirmation on that?

As for the roads.... I think the developer good foresight lo. they widen first, knowing that it will be needed by the people. Smart... Smart... I think they planned it well. I wonder if the hostel or hotel will be constantly crowded...

Hi Ray

Looking for a max rental or like RM1,300 la... better if no need renovation and have some basic stuff and not a completely bare unit.

If bare unit then much lower la like RM 900 to 1K? Is that the market price for rentals these days?

I took Yoon Chuan's advice to check out the other properties under F3 Capital.
Didn't have much time for proper analysis and study but I followed them on Facebook.
Looks like the ads are following me. unsure.gif

Saw the little logo on the bottom left?
Does anyone know what does it mean to win a PAM award?

UNIV 360 Place, Serdang Jaya, Selangor

Atelier Alan Teh Architect

Jury citation: “Explorative usage of materials and green elements to create spaces and volumes that are interesting and conducive for end users.”
