Sigh....no carpark layout in SPA.


Lesson learnt. You should have seen the comment from Univ360 purchasers in their FB group.
I will set up one soon.
Need to prepare ourself to deal with the developer.
I will highlight some issues faced by Univ360 here in S18 forum.

S18mers, please start to PM me your email or FB account name.
I will compile and create a S18 Resident group.
Hopefully we can stand united in dealing with defects and unfair treatment by developer.

We have carpark attached.
2 carparks given, just that tandem.
Overall still ok. Will post more details here.
Generally it is the management skill problem, property wise still ok.
Same like Univ360.

They want to clear off those not so laku units mah

Dear all, I have created the FB group for Selayang18.
Please search for "Selayang18 Residents". I will add in as many residents as possible.

The purpose of the group is to create awareness of S18 topic and be prepared during VP when we deal with defects and also deal with developer as a whole community of residents.
Stay united, and our voice will be louder.
Thank you.

Some of the issues that are happening now at Univ360 (which is also a project by F3Capital).
I foresee that some similar issues will also happen in S18 when we obtain CCC in 1 year's time.
Some of the issues that might hit S18 :
1) Lousy handover, and lousy Management at condo
2) Slow defects rectification
3) Obtain CCC and VP to purchasers, but the condo is actually not ready (no water, no electricity, no UNIFI, pool cannot use, gym cannot use, etc....)
4) Maintenance fees increased
5) Lifts with lousy card sensors
6) Need to pay high deposit in order to move in
7) Need to pay 3mths advance for maintenance fees whereas the public area is not ready (pool, gym, etc...)
8) Carpark issue (all given tandem, instead of bigger units having side by side which they paid for)
9) Common facilities not as per promised (lousy garden, lousy hydro spa, lousy jacuzzi, etc....)
10) Using S&P clauses to evade purchasers questions (we might need a lawyer on this issue)

Not to said that S18 will be as bad, but we have to brace ourself for such issues.
Else we will be caught off-guard. Better be ready than sorry.
