i did this before but i cannot remember the details so am doing it again. feel free to disagree.

Lakeville vs Ecosky

Location: LV 35/ Eco 65. better visibility and accessibility.
Land Status: LV 30/ Eco 70. Freehold mah.
Amenities: LV 40/ Eco 60. Not so much on the recreational facilities but the future prospect. 10 shoplot versus 36 units.
Density: LV 40/ Eco 60. 2500units/12acre vs 1800units/10 acre
Proximity to rail network: LV 60/ Eco 40. closer to ktm station. Only if you are taking KTM lah. else negligible.
Furnishing: LV 60/ Eco 40. LV gives more. but need to see final product lor.
Proximity to proposed incinerator: LV 40/ Eco 60. If only it happens.
Surroundings: LV 50/ Eco 50. Eco surrounded by PPR apts but also contra with Tesco. LV got lake but needs a lot of work to make it a feature. worry about execution.
Price: LV 65/ Eco 35

based on the above, it is LV 420 / Eco 430.

of course there's a lot more comparison such as developer's background, timing, etc.

so it's a personal choice.

i guess for those that emphasis on budget, LV is for them, wherelse if budget is not the ultimate concern, other factors comes into play.

if you compare psf for the cheapest unit, then yes, LV is cheaper than ES.
but price might not be the determining factor.

let's say all things being equal. same design, same developer, everything same.
only thing is leasehold versus freehold.
how much premium would you pay for freehold?

anyway, difference of 1-2 hundred meters is not good enough to warrant an additional points lah. both gets the same treatment lah.

more rooms does not mean it's good. vice versa.
it depends on the design. but i think this time round mahsing's design is quite practical.

boss, for my own curiousity, can i understand how soil improvement works such as grouting can enable a piece of land to house a 30+ storey building?
i was under the impression that the weight of a 30 odd storey building would be tremendous to be relied on just hard ground itself. would it be on just raft foundation then?
if piling were introduced, surely it's the soil parameter at much deeper depth that matters. with this beside lake, am assuming the ground water table level would be somewhat high and pose a concern to the foundation yet again.

and again if assuming these are 'soft' grounds, and different foundation system is applied between the podium and towers, my secondary concern would be the differential settlement between these 2 components.

please do enlighten me. sharing is caring. i wish to learn more about the soil improvement here.
