discount high , but it's discount on Total price of house , and u still need to pay 10% of D/P

the price for
1100 sqft is RM550k , so RM550k deduct RM70k = RM480k = actual price for 1100sft unit .

so you'll need to pay RM48k for 10% , and Loan agreement/stamp duty fees , while SnP fees developer will absorb .

and the unit wil be bare unit , kosong one .

The sales agent did mention it is currently under Commercial Title but they will apply to change to residential... not sure how true is that... Keeping fingers crossed...

i see... so they manage to get the residential title in the end? not too sure bout the rate, but i check tnb online, the tariff for commercial low voltage is 39.3sen for first 200kwh as compare to residential is 21.8sen and 201kwh there after is 43sen for commercial and 33.4sen for residential...

Unlikely can't be converted to Residential Title. As conversion need to be done before the KM approval (Planning stage). As there are shop houses mixed together with the Service Apartment, there is no such mix-used title, only Resi or Commercial or others. Subdivision of title need to be done if wanted to include shoplot and residential development. BUT, with subdivision applied, for separate land lot with individual title, building set-back is required for individual lot, hence, it will total affect the development, all tower needed to be shifted, re-planned..... aiks

Nowadays those property agent like to bullshit without proper understanding, very sad...

But anyway, service apartment is common nowadays, as developer always wanted to integrate nominal commercial (shop or mall) into residential tower development, so no worry.

Not 100% but at least 20% more. Imagine a normal household electricity bill is around rm 250 per month for the whole house, for commercial rate a soho unit, 750sq ft easily hit the same..

Want to ask, mostly if there are shop lots or shopping mall at the lower floors, confirmed will be under commercial title?
what if it is a standalone building where ground - 5th floor are car park and above are residential units, but neighbour block is shop lots tower / mall, how?
