that is still depend and subkect to approval from council

Unlikely can't be converted to Residential Title. As conversion need to be done before the KM approval (Planning stage). As there are shop houses mixed together with the Service Apartment, there is no such mix-used title, only Resi or Commercial or others. Subdivision of title need to be done if wanted to include shoplot and residential development. BUT, with subdivision applied, for separate land lot with individual title, building set-back is required for individual lot, hence, it will total affect the development, all tower needed to be shifted, re-planned..... aiks

Nowadays those property agent like to bullshit without proper understanding, very sad...

But anyway, service apartment is common nowadays, as developer always wanted to integrate nominal commercial (shop or mall) into residential tower development, so no worry.

blk f, face parking unit ada ..
*
Blk F beside STP, not easy to sell, who willing to open the window smell the shit. Personally thought that Blk A&B is the best location with KLCC view (but with HTC), than Blk C&D. Somehow not really agreed with MH's strategy of launching, unless they are so confident that the lake improvement really being totally changed and beautified.

Hey guys. Seeing the layout of the floor plan. Talk abt feng sui, going in the masterbedroom and coming out also see toilet.. U think is ok?

http://lakeville-residence.com.my/files/LV...PlanBooklet.pdf
*
Actually the layout is very good. Bad Feng Shui is, the toilet door facing your bed. Nowadays, developer wanted to optimize the usable area design, a lot of master bedroom toilet door is facing the bed, which is really no good. In Lakeville layout, they avoid this, that's why need to allocate small passage before entering to bedroom, to avoid toilet door facing. Imagine, when you wake up and still blur, u see the toilet door (if toilet door opened, you may wondering anything inside), the feeling not really good, some feng shui is developed based on basic human habit and comfort. And mirror facing to bed also no good.

For those 1050sqft and above (except B5, or maybe some), most unit type, the main entrance door also not direct open to the living room, which I personally think is very good too.

But all this may come to the price, which the usable area will no be as efficient as to optimize layout, but which I think is better to have comfortable feeling, rather maximizing the usable area but circulation/direct visibility/privacy/feng shui make you uncomfortable.

Anyway, i also chui shui only, not really no feng shui..... haha.

agree with you babana but what i meant within the vicinity is in close proximity... not like those high end condos in mont kiara... all being built like a couple meters away...

just my own opinion la... different ppl have different perspective..

Lakeville is commercial title, development will be based on plot ratio. In city, plot ratio can be as high as 1:10. For Lakeville, based on rough calculation (really very rough, not proven as got no info for KM approved drawing, here is based on imagination, haha....), plot ratio shall be 1:6 or below, (correct me if you got the actual figure) which considered very reasonable. And some more, this plot ratio is also contributed from the affordable house of 600++ units on small localized footprint. These 6-blocks are having different common facilities/big E-deck with the affordable block, I think it's still acceptable... Haha, of course, with 1600++ units for 6-blocks, residents can be benefited from the maintenance cost in future, rather than sharing by limited share unit. (*note: Actually, in Ecosky, government flat also just beside the development)

The incinerator ar... really an issue lah, dunno what is the extent, think the big area of jinjang, kepong and selayang will kena, BN want rocket supporter die, rocket supporter have to die... hahaha.

But personally, Lakeville living room floor layout is square rather than conventional elongated and deep, except (978sqft unit), which I like it as it spacious and nice.

Anyway, pro & con lah, after considering all possible factors, you like then you like, you don't like then you don't.

Ok, bullshit finish jor...... Good nite.

Interesting fact, can you enlighten us as to which project has plot ratio close to 1:10?
As far as i know, the plot ratio of lakeville is even higher than parklane oug (a high plot ratio project that i can think of), and lakeville is sharing the same set of common facilities lagi.

Haha, i got no project reference wooh doh.gif ... OK, Anwar go into jail, Malaysia really a joker country, better buy house oversea, migrate fast fast.

I kinda agreed with your point highlighted ... Investment purpose on this project might not be too favorable but for own homestay could be better. This is due to the package offered and the location it-selves. It does suit first time home buyer where they do not need to spend too much on renovation cost and house electrical item and can proceed to move in to stay already.

They will be prevented access because the faculty floor will required access from each block unit. Means access card guarded. Even through parking floor to access the facility floor still need access card. So I believe it won't be that easy.

Block G they will have their own swimming pool and others. I guess not many will cross over gua. Hope so. And what I think is that, to get a unit in block G will be superb hard, one good example of the low cost govt house in Jinjang, u need to pay under table of 10k to 15k in order to get a form and chance. Haiz !!!
*
Ops, all this access info from Mahsing? But it's not in written in Spa or any other form of contract…… Will this be deviate in future?

Ill hv to settle for that, not on a high floor though, most important is lake view although a little disappointing cant see KLCC, salesguy still says can see from the side of the balcony, hope so cos I got the unit with the bigger balcony, one good thing is tat the balcony railings is tempered glass and done quite nicely
13th flr, i think its 40 storeys high, I did ask if my floor can see, he says can.
*
Don't think you can see KLCC from balcony.... but can see KLCC from Bedroom 1 & 2...

Haha, I mean the clear floor (floor to slab soffit) height, not Tower height... Just worry too low, installation of ceiling fan maybe a problem in future.

Anyway, thanks.
