Unlikely can't be converted to Residential Title. As conversion need to be done before the KM approval (Planning stage). As there are shop houses mixed together with the Service Apartment, there is no such mix-used title, only Resi or Commercial or others. Subdivision of title need to be done if wanted to include shoplot and residential development. BUT, with subdivision applied, for separate land lot with individual title, building set-back is required for individual lot, hence, it will total affect the development, all tower needed to be shifted, re-planned..... aiksNowadays those property agent like to bullshit without proper understanding, very sad...
But anyway, service apartment is common nowadays, as developer always wanted to integrate nominal commercial (shop or mall) into residential tower development, so no worry.
