anybody signed snp? how does that 2% discount sign before 15 june work? 2% of sale price or sale price after discount?

interesting to know
*
We need to settle the balance 10% b4 15 June. My sales advisor told me for eg: Regia ( balance rm 72,888.80) which is payable to Sime Darby Elmina Development sdn. bhd. Personal cheque is accepted. 2% discount will then be credited in our statement of account when the bank release the 1st 10%.

For my Ariza, its not 15 June. Lawyer today told me its 21 days from when I booked the unit, e.g. 10 June for me.

Find it strange that they collect $ then credit back later... should just minus off from the 10% downpayment amount make life easier
*
Agree. Not sure why SD apply such policy unsure.gif I will press my sales advisor for answer when I meet him this week to sign the s&p.

This could be related to accounts / finance dept.
Maybe it is not as good as we expect it to be...  sweat.gif

As long as SD reimburse back the 2% to us, I'm fine with any arrangement cool2.gif Btw anyone here share the same appointed lawyer with me? My lawyer is Majid & Chen.

Me not yet. But fyi, one of the non-panel bank said that the SD lawyer is a bit hesitant to provide necessary information to them. But I have yet spoken to the lawyer. Will ask in details.
*

at least there're 4 unit (inter facing future school) + 1 double frontage cancellation for Ariza last week. Preference is given to the buyers in d waiting list (around 40-50 of them).

However they're now fully SOLD ....because d demand is much2 higher than supply.
*
Yeah, last check with kelvin last week n he told me same thing. Total 5 unit Ariza avai. 1 unit of Ariza double frontage as the sd staff unable to secure loan. So this unit already kena sapu? I will check with him again. The other 4 unit of Ariza is facing school and sub station and no takers..... hmm.gif

There was a news out there mentioning there will be a blue line MRT/LRT connecting from kelana Jaya to Klang passing by Alam Impian.
Well Alam Impian investors/ resident did not consider MRT as a selling point when buying into AI. Most of the landed here are closed to a million to few millions, so less likely these residents will rely on public transport for their daily routines.
*
Lrt, ktm, mrt...whateva...all is not important until the authority solve the haze situation resulted from d johan setia+ banting open burning which have affected d livelihood of residents in kota kemuning, kemuning utama, bukit rimau, alam impian, bandar botanic, bandar puteri klang for the past 6 years!

Not only the areas that u mentioned are affected by the haze, It affects all states from Johor up to Penang.
The whole Klang Valley is badly affected.
*
U r missing the point here, mate. I'm not talking bout d current haze from sumatera which is badly affecting klang valley from june-aug. I'm talkin bout d illegal burnin which is just 5-8km away from kemuning. U see, I'm also currently staying in kemuning and I have endure d burning almost all year round due to the illegal burning in johan setia and banting. Almost every nite durin d dry spell, dos illegal farmers wil start their activity from 8pm onwards. Ppl who r staying around kemuning wil understand what I'm talking about.

The farmers here are not illegal, just that they took the easy way out of clearing the land thru burning due to cost. But as rightly mentioned and experienced by you, this is so true!. Used to stay in Bdr Puteri Klang, its REALLY BAD, the open burning and especially during dry spell season.

mad.gif vmad.gif mad.gif vmad.gif

That is the reason why I'm looking forward to elmina...hopefully no illegal burning in that area.
