- Very good master plan... I can said SD township really well-planned from the day 1, even the landscape at that area...
- Strategic location (strategic in term of not too far away from KL/Subang but good for residential area, if DASH highway kick in, more accesibility)
- Growing community (Many township develop at that area, and many people eventually staying there as well, not like Setia Alam where investors more than buyers)
- Reputation developers, due to "rich" mothers - SD Plantation... and they really take care the whole township until end of the development there...
- Nice house design.. House Orientation only facing north and south (although not facing exactly, but at least not facing east west)
Of course got disadvantages also,
- very difficult to purchase their property... (staff got 1 day advance ballot and huge discount)
- Almost all of their township you can find High Tension Cable due to ex-palm oil land, just avoid that area...
Another one to add on? I hope I not bluffing too much... Lol thumbup.gif

Wow! U r really SD number 1 fan leh. I hope u r rite as this is my first property I purchase from SD n it cost me a bomb! Only time will tell if I make the right decision

Wow u people really hebat la...suddenly deviate topic pulak....aiyo
Dear bro + sis, I agree with some of u to certain extend. However the important thing is not what type of school will be available but d quality of the teachers and tutors in the coming years for our kiddos. Good educators will mould the future nation.

National school is the way to go but more priority need to be given to Bahasa England, bar none

Also it's not bout a certain-language but how far can u master each language so you can kelentong ur way to the top if all hell break loose. Sometimes u dun even know what u r talking about bout BUT BUT if u say it clearly with confidence, u may still navigate thru and save the day

drool.gif

how sad but this is true. U can score all the A's but when u tremble n kaku when u talk in public, u will be downgraded to C. Nowadays people judge u the moment u speak.

Ariza BU too small...if i want to extend my house (behind), hw much it cost?
*
Extend ground+ first floor or just ground? My current 20x70 house ground extension ONLY which i did 5 years ago cost me rm20k incl floor tiles+ wall tiles up to ceiling height. I think now its easily 30k? No? Any sifu here?

I do not wish to do any extension on regia 30x69 as i feel its better to cook a storm in open area at the back or else whole house berbau. Still no idea why my current house smokes when my mum ' tai chow' even though i've seal the kitchen area.

Also better wait for other neighbors to do renovation to get some idea. brows.gif

I think we can close the school sub-topic with your good thought.

Ok, now back to Elminaàaàaaaaàaaaaàà

1 thing I notice from my first impression during site visit -current ariza, keana + regia all but build on a lower ground...d main road leading to the first roundabout sits on higher ground. Again maybe sum1 can correct me if I'm wrong. Usually I prefer if the houses sits on the same @ higher ground level than the main road leh

Isn't the main road leading to the first roundabout comes from the highway interchange? Maybe that's the reason it's higher.

And another good point I forgot liao.

What do u mean mate? Interest capped at 10% even if blr hits the moon? Meaning the total interest cannot exceed 10%?

I saw from another threat

"Islamic Halal.
Non islamic non halal.

It is just term that tackle for holy halal customer. It's all the same..
Islamic = Ceiling rate that prevent BFR goes higher than 9.99%
Besides, Islamic also giving 20% discount on stamp duty on loan agreement.

Other term are remain same. It just the way they convey the Agreement in HALAL way only.

For instance,
Conventional = Bank charge you INTEREST if you acquire this loan for this property.

islamic way = Bank having share with you on this property. You will be paying RENT until you hold 100% equity asset on this property"

Masih tak Paham leh. Perhaps some of our Muslim bros + sis here can share with us on simple layman term.

What is the impact of this gov initiative in star on elimina?

🎁🎁🎁🎉🎉🎉
From Star today

KUALA LUMPUR: A total of 100,000 houses will be built under the 1Malaysia Civil Servants' Housing Programme (PPA1M) nationwide, said Chief Secretary to the Government Tan Sri Dr Ali Hamsa.
He said besides Putrajaya, the Government would identify strategic locations in the capital and major centres, including in Sabah and Sarawak, to expand the programme.

"The project will be implemented once it is approved by relevant authorities," he told reporters after opening the Parent Teacher Association Carnival and new facilities at Sekolah Menengah Kebangsaan (SMK) Damansara Utama here Sunday.

He was commenting on a call from Cuepacs to the federal and state governments to provide medium-cost houses, priced RM250,000 or below, for civil servants.

Ali said the first phase of the PPA1M programme involving the construction of 10,366 houses was launched in Putrajaya by Prime Minister Datuk Seri Najib Tun Razak in April.

The PPA1M provides public housing with a minimum floor area of between 1,000 and 1,500 sq ft at a price of between RM150,000 and RM300,000.

Meanwhile, Ali said the Putrajaya PPA1M had received an encouraging response with 105,000 applications received to date.

Successful buyers are only required to pay for the houses once they are completed and not while work is still in progress. - Bernama

SD launched my first affordable home in bandar bukit raja klang recently 2ox70rm380k but very very small bu around 1300sf only. Cannot sell the house within years.

So I dun think it will have much impact not only on elmina but also other new landed property in kv

In Islam, everything has to be crystal clear. No uncertainties. Thus, the best product would have a flat rate until the end. Banker knows how much he'll get, buyer knows how much he'll pay.

But in Malaysia, the only home loan that works like that is AIA home loan. The problem with AIA is that the money they're lending is not guaranteed from a Halal source.

Thus, we have the next best thing from the banks with a ceiling price, but not a fixed one. Not sure how this kind of setting is approved by BNM Shariah council but it is a better product compared to conventional ones in Islamic terms. Maybe by putting a ceiling, they can call it a 'fixed' rate.

God knows best.
