SD will launch 24x75 first....30x100 is for year end

- Very good master plan... I can said SD township really well-planned from the day 1, even the landscape at that area...
- Strategic location (strategic in term of not too far away from KL/Subang but good for residential area, if DASH highway kick in, more accesibility)
- Growing community (Many township develop at that area, and many people eventually staying there as well, not like Setia Alam where investors more than buyers)
- Reputation developers, due to "rich" mothers - SD Plantation... and they really take care the whole township until end of the development there...
- Nice house design.. House Orientation only facing north and south (although not facing exactly, but at least not facing east west)


Of course got disadvantages also,
- very difficult to purchase their property... (staff got 1 day advance ballot and huge discount)
- Almost all of their township you can find High Tension Cable due to ex-palm oil land, just avoid that area...


Another one to add on? I hope I not bluffing too much... Lol thumbup.gif

Wow! U r really SD number 1 fan leh. I hope u r rite as this is my first property I purchase from SD n it cost me a bomb! Only time will tell if I make the right decision

By the way, last weekend, I visited TTDI Alam Impian, to make sure that I have made a good decision with Elmina. After the visit, I have to say I went back home gratefully. (please note that this is my personal take only). icon_rolleyes.gif blush.gif

1. The sales office smelled of dead fish. Funny enough, there were dead fish in the pond. The pond is designed to be partly inside the office, with most of the parts outside. I know it is almost irrational to decide based on the sales office but this does show the attitude of the management & its staffs.

2. If I were to buy a gated property, this wouldn't be the one. The fences looked cheap. Or is it a temporary one? The fences also are too close to the houses. A bit claustrophobic for me... Well, I am not really a fan for G&G actually. If I just need to go to some shops or neighbor's house, I need to walk around the fence.

3. Housing areas are quite far from the highway intersection, unlike Elmina (at least for the current launches).

4. Exit options (for AI) without tolls are all to Jalan Kebun.

5. Parks integration with houses are not as good as Elmina.

Can you give more details on ..."Can go to future MRT station via 2 highways with no toll"?

Can we find any wet market, Chinese food and Chinese school near Elmina?

I believe the station zerol410 mean Sungai Buloh Station... approximately about 15-20mins away via Jalan Sungai Buloh... and 2 highway is GCE and DASH???

Maybe a bit downside if you looking for Chinese community, I doubt Shah Alam do have any Chinese Wet Market... nearest Wet Market should be Subang SS15, and nearest market to buy non halal is Bukit Jelutong - Jaya Grocer dy, only have "supermarket pork"...

Southsea near Subang Airport. Bery nice but expensive.

Chinese school? go to one national school better to mingle with all races. they will build one in my phase.
