A shopping mall at Puchong Prima is a great news to me.

Being relatively late to mall game compared to nearby malls like the wharf, m-city, (Aurora mall?) etc, it may impose a challenge to puchong prima mall operator. Can take a look at the spending power of surrounding people as reference. What type of market will this newbie mall can target.

But one thing for sure, walking distance to the LRT station is a plus(if roofed even better). I would like to see this mall doing well too.

The surrounding population is very diverse. From upmarket Puteri to middle class Puchong Perdana/Bkt Puchong. This is where I find it difficult to predict - what kind of people will the mall want to attract?

Other than the LRT, will there be better access from LDP?

Anyway I do believe this area has huge potential given the huge population growth over the years, there is defo a need for more hangout places for the young ones!

Depend on what your expected. That is not facilities at all, and environment is not very good if compare with desa impiana / desa idaman.
But for sure, the price is much more cheaper.
For my suggestion, buy for own stay is okay ( always start from cheaper property only change to bigger unit next time).
If buy for investment, i think the potential profit is not much even the lrt / shopping mall done. shakehead.gif

But what i confirm is, the property price will keep remain or increase in the further, if you really want buy the property must buy your time as well before it go more higher.. smile.gif

Rental yield for Impiana is 10% and Idaman is 6.5%. But of course to get this kind of yield, you need to purchase them 5 years ago.

4th floor..rm200k i have survey the area...LRT station is being build about 150 meter from guard house which i feel really convenient to walk to..about 300 meter to the Pusat Perdagangan Puchong Prima which have a lot of restaurants, banks, shop lot and petrol station..

This area got potential, with LRT come in and freehold title, i am aiming to get one subsale for desa impiana...still able to get it below 400psf...with 8 units per floor, and all units are semiD design....its a gooud buy....mitraland do a good job for the landscape for this condo...

Actually is 6 units per floor based on my survey. Every unit is a corner unit, this is the concept of the design from mitrajaya. tongue.gif
Agreed with you the landscape can consider very nice, i think most important is desa impiana have a quite good maintenance team. rclxms.gif
But what i understand is , the sub-sales price nowadays already reach almost RM 450psf, no longer below RM400psf.
The standard size of condo is 1068sf, now the sub-sales price is call from RM 450,000 and above. smile.gif

Maybe is unfurnished unit. But remember bkful look for the unit unfurnished when viewing for sub-sales unit especially like desa impiana. If not mistake, desa impiana building age already 8 to 10 yrs, within 8 to 10 yrs times impossible that the unit is still unfurnished. So if unfurnished that means either the unit is rental unit for last 10 yrs ( the condition may not good) or the unit itself got something wrong.
So better call and view carefully. smile.gif
But if everything is good, totally agreed with you, buy before too late. nod.gif

I just brought a unit in Desa Idaman. Love it there. That place is more peace compare the Desa Impiana. Best is a view to the beautiful lake and quite windy. Hope to move in soon.
