any idea why this retail is failing so badly?

I have been there only once during the early days of opening - at that time there were a few restaurants but
guess many have closed down.. I mean the location is not too bad and the population should be enough to support this mall in KD..? or am I missing something here ..wrong concept? poor management? poor access or parking?

PKNS bought over. Turn it into a Maju Junction kinda mall. Not trying to be a racist here but if you get what I mean. even the supermarket is a halal supermarket. Peace out.

It was failing b4 n now fail even more.. I bliv it was acquired by feldA with the bad share performance.. after 1 yr, share hardly worth half the listing price..

location, frontage n access is VERY BAD.. Only area in KD doing well now n will do is the giza dataran sunway, tropicana gardens, sunway nexis area (still empty now waiting for MRT). Encor/casket area is far from the centre of gravity n a mall. Management is another factor here with louya consultant hired.. good luck to those who bot apartment above stran mall rclxub.gif rclxub.gif

Not being racist here but i heard from my retailer friends that Quikk mall in sultan ismail (which is dying at an even faster rate than encor) is facing the same problem n is further worse after EPFF bought it (retailer dnt trust in them)... I expect tht one to close down soon..

TG mall is smart, focus on grocer, cinema, amusement park n with jerde concept, i expect giza grocer to decline in biznes.. i stil think TGs mall will do OK at best as KDs spending power remains 'average' due to many LCost thr (albeit well planned).

The grocer in giza is village grocer. Owned by Ong Tai Kim grocer started from Setapak. They can't use the name Ong TAI kim in places like giza or bsc or the upcoming m-city ampang. Very old and solid supermarket player in malaysia ady.

Their business is going on an incline. They make most from bsc and giza. Very very solid.

I heard village groce in giza's prices are good n more reasonable compared to others.. Village is expanding to a big mall in Damansara soon.. brows.gif brows.gif brows.gif

ai.. this mall , when openning is stunnng with thier toilet very very beatiful , now bad management , toilet no maintaince well too wasted..

never been to tis one...and doubt will ever visit.

Quill Mall not doing well? this mall is really sui.....took them so loooooong to get it up.....but cant erect for long....

if i wanna think negative, seems like easy cashout for Encorp to make money using FELDA
to think positively, FELDA benefits from encorps (relative) experience as developer, while Encorp gains more landbank from FELDA

this side lags behind giza side, but overall past 2 years this side is picking up nicely to me
to console strand buyers, dont worry la u still got a good deal if u bought it at 700-800 psf
and i wouldnt harshly criticize Strand management, at least until i see how welll Atria and Uptown mall does

Even Giza mall is slowing down with many vacant lots for rent. IMO greedy management demanding overly high rentals are causing business owners to close down. Business seems slow as there are just too many malls like this all around town and people are not flocking to only 1 mall but have many choices around.

Doing very badly until maybe mus close down.. its that bad n location is sibeh bad at chowkit.. I forsee putra mall will do OK only n sunwai n tenant will be shocked cos sunwai mall usually do well..

Tomei, my friends shop thr nvr even tok about rent but mention the biznes is jus NOT good thr compare to other malls.. Sunwai like to up the rent n i see retail shop losing money n only mall owner making money.

Its called the chain effect. High rent drives operating costs up. High operating costs drives up prices of items and products sold by the traders which in turn drives away customers. Simple!

How would u expect increase in spending when people are struggling to cope with higher costs of living. Market sentiments are at lowest while the government are mismanaging public funds? Id say its better to stay low and save your money.
