Thanks for sharing with us. I bought mine directly from developer at 560k after discount in July13. However, i am thoroughly disappointed with their after sales service. Took them more than 2 mths to rectify defects and mine was only very minor stuff like cracked staircase (which they just painted over and did not change), hairline wall cracks and power sockets tripping. And even so, they introduced new defects to my house when they banged my front door hard against the wall and cracked it. Got so sick of the salesperson attitude who kept saying buying completed unit does not come with warranty, Ken only repairing defect for us as goodwill bla bla which i think is bullshit. mad.gif

I took back my keys and rather pay my contractor to fix the house. shakehead.gif

Anyway, that aside...i guess the community there is growing pretty nicely even though i haven't shifted in yet. At least people are communicating

Exactly....i'm in the process of extending my kitchen and when the workers dug the hole to build the foundation, can already see the roots growing within the house compound. Even with a concrete and BRC layer, it'll still probably grow through with time sad.gif....hope our RA can be formed asap so we can do something about this. If it were up to me, I'd uproot these and plant smaller trees and do away with the water tanks behind. I'm pretty sure it is giving residents more pain than benefits.

Yup, Legian. I do agree that downward growing trees are generally less harmful to surrounding land but our backyard is already narrower than the usual 'lorongs' (where cars can pass through) to accomodate for a wider front road. The trees are fine for owners who doesn't extend the kitchen but for those who do, it's still a tad too close to the walls for comfort, be it downward growing or spread out.

Photo attached for reference, notice how the workers used a stick to push the tree away from the structure? I can already imagine the dried leaves clogging up the drain pipes. That stick is about 1-2 ft long only. It would have probably been better if they made a walkway with crawling plants like the structure they had for the passion fruit at the side walkways.

Yeah, i did consider a lot of options prior to extending it, such as flat roof/half flat to accommodate the water tanks. The current tank is not advisable to be put on top due to the weight of the tanks itself and the water it contains, so buying a smaller 150 litre is additional costs and making a flat roof will be another which costs more. So i opted to leave the tank where it is and just build up to the border. I think most of the owners drain the water tanks now coz it is helping to breed mosquitoes so not sure where the gardeners are pulling their water from now. Probably putting only tanks at the beginning of each sidewalk can be a better option? I think there are about 2 or 3 sidewalks for each row of house and each tank at the sidewalk will be able to serve about 4 or 5 houses worth of plants.

The issue with trees and drains is something that I guess, remains to be seen. I live in an older neighbourhood in PJ right now and clogging isn't something that we encounter unless it hasn't rain for a long time, in which case there's no water to clog. lol

Post more pics when your extension is done! We should share more contacts on contractors etc.

Maybe it'll help if you call the HQ at TTDI to expedite matters? From what I understand, the mgt will need to obtain approval to release the funds from Ken holdings after Ken sends their representative to check the house for compliancy. And i do agree that the mgt has a lot of improvement areas to cover as i had my fair share of pain from them. sweat.gif

Probably yes, it's one of the things they look out for when checking. U can extend it like the mbsa suggestion for RC gutter so u can extend fully n ur roof doesnt exceed the fence. If u want to proceed with ur original plan with roof extended then u need to build ur walls slightly behind the 5ft mark to accomodate roof

That's what the mgt rules are but if the owners are willing to break the rules and forfeit, it's their own calculated risks then. Another thing u may want to consider is the mbsa refund part coz building beyond borders is also a bandaraya problem.

I'm building mine with rc gutter and my contractor did ask me whether I want to make the pipes flow to the manhole or outside so it's possible to fix your pipe outside the house if u want. Just ask your contractor if it's possible. 2k is a lot of money for me so I try to accommodate to the rules smile.gif

More like selective responding.....so far haven't heard of any other owners here receiving pm/calls/updates on the problems highlighted here. If this is a new initiative they are doing, then kudos to them and hopefully they will respond to all the backdated issues as well.

Yup, there is supposed to be a plan for a cinema to be built in alam avenue 2 but duno how it went now.

As for the brick, i built my wall on my side of the wall too and a full sized brick is able to fit in nicely. Just make sure that the area sits on your own plot of land and not crossing over the boundary to the neighbour. I have some photos in my phone but couldn't connect to upload now

Not sure if you can see it clearly but the wall is sitting over on my side and it's just next to the grate in the next picture. Don't have a better picture currently coz it was taken last month. Hope that helps!

That is part of the gov's plan and this stretch of road is already well known for it's flood so they have to do something about it.....the only question is when haha

Quick question for owners who already have Unifi installed, do you install with surface wiring or concealed? If concealed, then what is the price like for the hacking/wiring? Reason i'm asking is because my wiring guy said he can help to conceal the unifi wiring path since he's hacking the walls now and if i want, he can hack and put the piping ready for the unifi first. But just curious whether the unifi technician's will go the extra mile to use the piping instead of the easy surface wiring way hmm.gif

Should be around 20x20. Or to be more accurate, can use measuring tape to measure it, the tape is a good investment coz you're going to need it to measure space for your cabinets/beds/furnitures etc anyway
