I guess that makes sense since the only place where air can be drawn from when the door is closed are drains, bottom and top of the door cracks. But I've stayed at the UK where they have the same kind of toilet where there are no windows and just a ventilation fan on top. They don't have drains like we have so the only outlet the air would be drawn from is the bath tub. Still, there isn't any smell as bad as mentioned here hmm.gif

Anyway, maybe can complain to management and see if ken grouting can do something about it. I'm just worried about my toilet now coz after i start my reno, mgt probably won't honor the repairs anymore. My ventilation fan in master room is not even working now so i couldn't test it shakehead.gif

So far the biggest one i see is probably the fertilizer factory or something with the long chimney...other than that, just small workshops and factories along the road

I would suggest that you personally go to the mgt office to settle things. From my experience, they are unresponsive to emails. I submitted and paid for my residence card but sent the photos via email because i don't have it with me at the time of submission and the staff said i can email them. I called and sent another follow up email to them to notify me when they finished processing it but after 1 and a half months, no response even after a 2nd follow up mail on my side. So i went to the office to ask them about it, and only then, did they process the card for me and it took them less than 10 minutes to print my photo from the email and gave me the card.

So far they did not inform or update me on the repairs but i went to check on the house from time to time and they did rectify it part by part so i guess they're doing their job. Just a bit slow but understandable coz they only have a few contractors and so many houses to work on. I submitted another add-on defect list to the office today coz just found out 2 of my electric sockets are not working.

U mean the resident's guidebook? I got mine from Genesis Nature. If u mean renovation guidelines, they don't have one....

Just wondering, has anybody claimed back the deposit from MBSA and Genesis Nature after the renovations? Anybody kind enough to share the procedures? Like whether MBSA sends reps to the house to check or we just need to take photos of the reno for them to see

I would say just submit it in whenever you found a defect. I just saw a defect today which wasn't there when i checked last week. There was a small hole/crack on the wall behind my main door. And the size and place corresponds exactly to where my door handle meets the wall. My guess is when the contractors opened the door, they did it too wide and hard so it knocked my wall and made a hole there.

Anyway, I almost had an argument with ken holdings staff (note: not the genesis mgt folks but the staff who sold the house to me). I went to check on the status and wanted to report the above additional defect but was told by genesis staff that I should liase with ken holding directly coz I bought it as a completed unit and bought 'as-is'. So I went over to talk to the sales guy who told me that I would need to queue my repairs again, which is a load of bullcrap since the defect was made by your contractors in the first place! Seriously, the front desk people need some training in customer service area. mad.gif

I guess I'll get my renovation contractor to repair these instead of waiting for Ken, been 2 mths and still haven't finished repairing...I need to start my construction soon. rclxub.gif

Some of the repairs are ok but they kinda screwed up my toilet floor tiles. What I'm frustrated is they introduce new defects to my house n I still need to go back in queue for them to rectify it.

I think what they meant was 4R sized and pasted on A4 paper for front and back....not A4 sized photo. Are you going to build the wall replacing the green fence in porch too? Need to get neighbour consent too for genesis...still pening on that coz both my neighbours rented out their house :S

Should be no issues i guess, just remember to clean up the neighbours side nicely and paint both sides of the wall. I did ask the mgt for a template too last week when i was there but they said just any consent letter will do. So probably will draft out something simple haha.....

There could be one problem, i haven't called the neighbours so not sure where they live currently or whether they have a scanner/fax to return a signed copy of the consent letter. So i asked the mgt and they said we ourselves try to contact the neighbours first, if they are not contactable then only mgt may be able to help out. But not sure on what kind of help they are offering coz they seem reluctant to answer...maybe you have better persuasion skills than me smile.gif

after reading all 28 pages of this thread, i'm so glad that many residents have moved in and looks like this is going to be a good neighbourhood!
so gonna go register the electric and water, first thing!
then maybe pay a visit to the management office to get the cards and defects papers sorted.

looking for electrician/plumber to help see to the defects/basic lighting.
then after defects done, will look into putting up the kitchen  biggrin.gif

Please please share with me too if you manage to choose a kitchen cabinet provider! I'm currently looking at ikea and unity kitchen. Havent really asked them for quotes yet haha

You can find plenty of bkt shops at taman intan about 10min away from ken rimba.....they also have good 'mui choi' pao and other types of pao along the same row of shop houses too. If you're up for it, u can drive to taman sri muda for some char siu rice, i think the shop is called spring golden or something

The nearest hawker stall that i can find or at least stumbled upon is at tmn berkeley and eng ann smile.gif Happy food hunting!

My grills are included in the price by my main contractor so I don't really have the grill contractor contact number. However, i can give u my main contractor number if you're ok. Not sure if you'll get the same price coz he may have discounted a bit for me considering i asked him to reno my kitchen smile.gif Quality still unsure though coz haven't fixed yet....

If u mean the skylight above the small plot of land in the living room then nope, didn't grill that. The thief will risk a hell of a fall if he come through there.....i think house breakers would take the easier route of entering through other means.....
