Ok, this is new to me.....previously heard from owners comment that they need to apply from MBSA and then submit another application to GNSB (the mgt)....if i were u, i would request the mgt to show the approval they obtained from MBSA just to be sure so you don't get in trouble with the majlis bandaran...I'll be getting my keys next saturday and inspect the unit rclxms.gif

I guess the facebook page has a few tips on what to check....water leaking, wall alignment, tiles, window/door finishings, cracked stairs, loose screws, cement deposits in toilet bowls/sinks etc

Can't really remember but i think i paid rm100 for 2 resident card (walking) and my car access card and sticker are free. If you want to confirm on what you paid for, it's written in the resident's handbook so you can probably refer to that smile.gif

You should call the lawyer and banker to get them to process the loan agreements then.

I signed it on July 3rd and took me about 3 mths ie. from S&P signing to getting keys next week......land title still being processed at the land office so i still have to wait. Could have been faster but there were some hiccups between the bank and dev so the delay was about 2 weeks or so.

A month is kinda long for a no news period though. Have you started or completed your loan agreement yet? Need to get the lawyer to prepare the papers and for you to sign it, from there, it's a waiting and chasing game for the disbursement and land title

Just collected my keys today and proceeded with a preliminary checking of defects. Kinda disappointed with the devs workmanship. The finishings are a tad untidy and the beams are uneven. Reported them as defects but doubt anything can be done on that already. All in all, there are about 15 defects major and minor inclusive which i detected today. Will be going again in the next few days before submitting the form to mgt. :S

One of the major ones i found were these stains on the ceiling in the master bedroom toilet. Could be due to leakage in the water tank on top or due to something else.

There was also a hole in the wall at the indoor plants area......the rest of the defects were minor ones like cracks on the stairs wood, a few hollow tiles, hairline cracks, untidy finishings and water tap which was built too close to the wall. Don't think they'd do much except mend those cracks and stair woods but anyway, i reported it as defect as well and see what they would do about it. Hope this helps

Yeah, which was why i'm disappointed with their workmanship. Anyway, I consider the tap as a small issue and hope they can rectify this in the next few weeks. I'm more concerned on the water stains in the bathroom ceiling rclxub.gif

I already expected some defects coz no house is perfect haha....just didn't expect it to be that many. You may need to check on the floor tiles as well, especially corners coz mine had a few hollow ones, around 1 or 2 per room. sweat.gif

By the way, need some advise from anybody who did kitchen extension for the 5ft backyard behind. I went to MBSA to enquire on the approvals needed and the normal kitchen roofing vs flat roof have different procedures for application.

From my understanding, normal roofing don't need any house layout etc but flat roofing would need architect's drawing and such. Anybody kind enough to clarify on the cost and procedures? Thanks!

The state authorities are working on the flood mitigation projects for Shah Alam and Sg. Rasau/Padang Jawa is one of them so hopefully they are able to solve this problem. Keeping my fingers crossed and hope for the best smile.gif

Yeap, I bought from dev after it was completed. Just did the inspection last 2 weeks. However, i was late for the appointment due to a long queue at the mgt office and the contractor who was supposed to wait for me at the house left for lunch and never came back. Called the mgt office and they sent another one of their staff to run through the checklist. They will give u time to check for defects (they told me 2 weeks and submit after you've listed down all)

Not same case with completed property. I have been informed from the mgt that for completed property, you buy it as-is....which is what you see is what you get. No warranty. However, in this case, as a gesture of goodwill, Ken Holdings agreed to allow us to check for defects and submit for rectification prior to your stay/reno. But that is a one-off thingy so need to make sure all defects are covered and repaired.

Those who bought it when undercon or from subsale still maintain the 2 warranty though. So, there is something of a double standard here which has confused many of the owners as well. rclxub.gif

Yeah, to make it even more confusing, owners who bought directly from dev when it's completed don't get warranty from them.....but owners who bought it from first buyers (sub sale), still has the warranty......brilliant logic isn't it? rclxub.gif

I remember they have 3 different checklists.

1st checklist for the keys - 3 sets of keys (22 pcs of keys if I remember correctly) for you to test all of them and confirm none are faulty). If yes, mark in the checklist which is faulty.

2nd checklist for the elec point outlets/sockets/air cond/fan hook etc.

3rd one is the defect check list - this one they will leave it with you and you may check the house to your content and return the list to them at a later date. (you need to return a set of keys to mgt as well so they may enter your house to repair - need to fill in a form of consent for them to enter your house)

Ken staff only ran through the 2nd checklist with me and the rest is test on your own.

Hi guys, I'm planning to extend the kitchen and build a flat rooftop to accomodate a balcony for the 2nd floor. MBSA has advised me to find an architect or draftsman for flat rooftops because that involves a different approval route than the 'pelan setara'.

Anybody has contacts for good architect/draftsman? Much appreciated! smile.gif

There is a show unit next to the sales office which is being used as the management office. But it's the layout of Jimbaran instead of Legian. Kinda similar but with additional loft and bigger buildup.

Or you can make appointment with the property agents for a view of the actual unit

Weird, i haven't shifted in yet, heck, they are still working on the defects after 1 mth.....but the many times i've been to the house, i don't detect any weird smell from the toilets. Is there a specific time when the smell emits? Like maybe after a heavy downpour or only during daytime etc.?
