But density is crazy and LOL-ed they are pigeon holes..

True, but that is so far one project. I invested in SG as well, UOA is kind enough to enhance the landscaping works after some purchasers feedbacks, we wait and see lar !
I understand they have a long list of registrants waiting to buy this project and I also registered. Good investment for this project & more over is FREE HOLD at a premier location.

I just returned from the sales office. it is not true that southview has been launched and selling fast. the fact is, it is not yet launched. the price is not yet finalized. if you go to the sales office and register, they will invite you for the launching.

there is no such thing as there are only 400 out of 1400 units left. dont listen to rumours and definitely dont give your money to anyone claiming to represent the developer.

Just paid the visit to their sales gallery. Brought my cheque book along and thought could quickly grab a small unit there. After understanding the project from the sales guy, my main concern is either facing east or west and no view at all, 'cause blocked by buildings which is 20 to 30 meters away only. To me, this project looks like Pekeliling flats.

Very easy decision between the 2:
Pantai Sentral Park:
- very deep inside the kampung access road
- 6km to mid valley & UM & Bangsar south offices (vs 2km from southview)
- <1km from pantai dalam cemetery & sewege treatment plant (these 2 bombs alone... need to think more?)
- leasehold

went today...it seemed like all sales persons are UOA staffs....jz like previous projects, unlikely uoa open to outsourced agents...

anyway, small units are mostly sold out, dont ask me how...coz i dont know..relatively cheap though for BangsarSouth branding......camelia is a different class...this is different...

camelia more to class and service residence and quality....this is more like a normal condo....high density....600++ units per block, got 2 blocks

Any unit comes with DIBS and 1 carpark...

5% discount on the spot (cannot used as rebate for DP, therefore full 10% DP)

Then only 2% discount if sign S&P within 7 days, then upon VP additional 10% discount...

Ald open for booking for 10k...

As for the 10% discount after vp, it's actually renovation voucher, not cash - if understand it correctly, coz there's no furnishing for the units, so they giv u 10% Reno voucher or something

They opened about 19 floors for booking on fri. Someone earlier posted a link to photos of pricing. Multiple by 0.83 and you will get roughly net price. Price increase per floor is little due to no view. Average net about 700-800 rm/psf depending on size 648-1119sf. 10k booking refundable with RM300 for admin fee. Freehold with one carpark. 4 lifts serving lower floors and another 4 lift for high floors till 46th.

well, its my first time hearing UOA proj not good....so far i heard quality has been good....park residence is well maintained too...

as for sales package...disappointed coz no 10%upfront discount is it? it has been practising 10% down payment for BS, which is good for the project owners in general....reduce speculators or filter buyers quality...if pay 1k can buy alredi....sure once VP most will hang board for sale....

as for price tag...of coz pricey lo...kl eco opposite road...near MV, near PJ, future ramp to kerinchi, near mrt and the future pantai sentral....and one own township...

or u can wait till dunno when for YNH to launch the proj next to it...YNH well known for high end stuffs... u can try n wait smile.gif

Being the only freehold dev in Bangsar South, you just can't fail miserably, despite the cons which you have mentioned. IJM project, despite better concept, is leasehold and deep inside. Of course, it's the buyer pick in the end.

& the 5% is discount instead of rebate from 10% DP..

No one 'bought'. . but only booked because APDL license not received yet..10k deposit refundable and if you decide to pull out, the admin fee is 300. The net psf seem slightly lower than kl gateway plus freehold but the density is really high. If keen, better go directly to UOA sales people

South View project is beneficial due to petrol price increase wef today. again property with existing public transporrt like LRT is better to weather up/down as compare to project without LRT. Due to petrol price increase, developer will factor in price increase again ..

Comparing new launch price of surrounding and vicinity like SP Ekosity, Kateway and coming Central Pak....this one should be quite reasonable ... but again the high density and blocked view is the main concern...perhaps is part of living in the vibrant city like KL Sentral

Everything is unconfirmed yet. not even the date of preview, price & promotion package apart from the range of the size he can provide.
the only info he gave me on the pricing was the price will be less than RM1,000 psf.

My family just took up a unit and facing kl gateway.. The design for kl gateway is quite nice compare to facing east side.. The next land is own by ynh developer and they are building a condo in the future.. So far the nett purchase price for this south view are quite attractive and reasonable because we thought the price will stick at around 850psf and we bought at around 712psf on 20 over floor. Of course the building structure is not attractive at all but if it's a modern design I think they will not sell at this price. IJM is nice but is quite deep in and its leasehold.. I think IJM are projected the price at around 950-1k psf. From UOA we got 6+3+10 discount because we took the large unit. The other reason to buy now than later because next year ruling for 3rd properties onwards will get 60% loan and 15 years tenure.. This need to take into account for some investor..

On the first day preview Fri, many focused on the 648sf size due to limited supply and low absolute, but the big units psf is quite attractive. ..
The first 5% discount is directly discounted from list price and that's the SnP price. Repeat buyers get 6%.. then for the first 10% payment upon signing SnP, there is rebate of 2% and large unit gets 3%. After VP, they return 10% cash/cheque but they call it' renovation voucher'..
I believe the price is considered reasonable for freehold unit at this prime LRt location mainly because of high density.. As they release more floors, they will hike price as per normal practice

I booked 993sf.. Because we are UOA member as we bought desa green previously.. So we are entitle to have extra 1% upfront. For those 2bedrooms and below will only have 2% +10% but those 3 bedrooms and above will get additional 1% due to bigger size. For me too many apartment with 2bedrooms or 1bedroom d.. So I am actually looking at something different but not too big in the size so that I can sell or rent in future easily.. For those studio or soho I think is over supply d.. Another reason is those big company are always look for 3 bedrooms condos to rent for their staff to stay even though only 1 person are staying.. Another reason is 993sf with 800++ size not much different but 993sf price psf is cheaper rm50psf compare with 800++.. I will place my bet on that.. Haha

I am just an investor. You can walk in to their UOA office and enquire, i think they will release progessively certain floors...this has been usual deelopers tactics.
I earlier also bought KL Gateway studio lease hold at higher psf. KL GW has better location and part of integrated development but i feel relatively Southview is reasonably priced.

Just an observation, try to get above 10floor bcos those facing west will face new KL GW block with 8flr carpark. And those facing east will face future YNH buiding with 10flr carpark...Midfloor above and facing east will have 2 pool views of southview plus ynh.
I suggest for those who are keen to drive around bangsar south, the nexus and camellia are almost ready and this area with the new offices look quite decent compared to 3yrs back

For camellia, will be very interesting to see final product as Capri@Fraser will use the higher floors for the hotel with rooftop bar, pool etc. kualalumpur.capribyfraser.com
Hope yield will be fine cos the unit part-furnish was sold 750psf average in feb 2011..

my 2 cents view..i think block A is better located than block B, as block A is further away from federal highway and hence should be quieter and less noisy.

Only set back of this project is the residents of south view have to "tumpang" KL gateway's access to the University LRT. i think have to walk at least 350-400m to reach the lrt. But at least once u crossed into kl gateway, u get some shade. but if heavy rain u will be soaked while walking across southview to kl gateway through the 4-lane road. Upside is that southview is still near enough to walk and further away from the hustle and bustle of KL gateway's busy commercial podium and office blocks. Southview gets to enjoy more quietness and tranquility but having to sacrifice by walking slightly further to the University Putera line LRT..

Think block A still has few units left. Price psf is rm750 nett after discount for the 2room+2bathroom. If u buy the 3R+2B, the price psf will be slightly cheaper at rm715psf.

Now the gomen need to settle budget first. sure push aside MRT line 2 & 3 for the time being, although assurance was given earlier that MRT mega projects will go as planned.

Yes I saw ho chin soon map showing speculated mrt line passing bangsar south..if got, take it as bonus, anyway the LRT is already there, short walking distance only ie cross the road to gateway and shaded all the way to LRT.
UOA will get APDL in this 1-2:weeks, thereafter I think they will start serious marketing

UOA opened up level 43 of block A this week. This is the last of the floors open whilst the rest of the floors have been sold. Block A has 46 floors (level 44, 45 and 46 hv been sold earlier). Advantage of buying at level 43 (facing west) is that u will still enjoy clear unblock view as the neighboring premium suite of Klgateway stops at level 37, hence you will be still 6 floors above klgateway or 60 ft higher. U get to enjoy better lighting and definitely better airflow as your unit is not blocked by another highrise building. Airflow inside the unit should be good as the unit has 2 back windows (for those units with 2R+2bathrooms). One back window is for your guest toilet and another window is for the kitchen. Hence air is able to flow inside your unit and also flow out the 2 back windows. The 2 back windows face an out to the airwell. Setback is facing west maybe a bit warm as u face the afternoon sun. However this can be mitigated by UV tinting your windows and sliding doors which can reduce UV penetration by 80% and the better airflow within the unit due to the 2 back windows and this should sufficiently reduce the heat. We also need to take into account that at level 43, you get to enjoy stronger wind (rather than those units blocked by klgateway and ynh below). If you buy level 43 facing east, you will pay at least RM25K premium over similar size units facing west. Howeve, your unit will still be blocked by the YNH project adjacent to Southview. YNH project unfortunately is 46 floors and it will overshadow your 43rd floor. So u end up paying a premium for a blocked view. KL gateway is separated by a 4-lane road from Southview. My estimation is that both these rise rise buildings are only about 60 ft apart and YNH distance to Southview could be even closer at a mere 50ft apart. So if you could get a unit above these 2 mammoth buildings that will block your lighting and airflow, it may be worthwhile your consideration..

I often question whether there bangsar south is experiencing overbuilding... kl gateway has 4 residential blocks, southview also got 2 blocks, upcoming ynh project also 2 blocks and then upcoming tan&tan residential project. all these projects are adjacent to each other. all are high rise residential projects. coming onstream is the mammoth pantai sentral park by ijm/amona. deeper into pantail dalam metro kajang aso jv with amona for saville@bangsar south & the list goes on..

To mitigate this, there are many office blocks coming onstream which can attract potential tenants and expats. UOA's Vertical office projects is expected to churn out 7 blocks of highrise offices in the enclave of bangsar south. Their selling point is these offices command MSC status hence will be a catalyst to attract MNCs and other FDI into KL. KL Gateway has 2 blocks of highrise office towers as well which have reported been fully sold. And not to be outdone, just less than 8km away is UOA's Kencana Square which is also situated along federal highway and boast of another 9 blocks of high rise office towers & UOA is also applying for msc status for these office blocks as well. So a simple calculation at the back of an envelope would see a total of 7+2+9= 18 high rise office towers and this is all within a 12km parameter of the Bangsar South enclave. And to give a bit of retail flavor, UOA also has NEXUS, a RM100m 5-storey lifestyle retail centre at Bangsar South and KLGateway also has a 5-storey commercial complex at its podium. Rumor has it that the management of mid valley is touted to be also taking over the management of KL Gateway's commercial complex (dont quote me on this).. but if it comes through hooray to those residents in KL Gateway, Southview and YNH as they are all located adjacent to this complex which will provide most of their lifestyle requirements which is just a stone throw away from their home..

In terms of location within this area, KL Gateway is unbeatable, covered walkway to LRT, and integrated development. They sold out the R1 and R2 residential without any advertisement

Hi all bosses, may I know what's the procedure to get back the RM10k deposit if fail to get a loan? Been rejected by 4/5 banks, lol...left one bank still pending...thus looking for worst case scenario now...no fate with south view...sad.gif

ps: Currently oversea, my bro was the one helped to book the unit but he is oversea also now, no one help to follow up... so post here for asking...

U enjoy 2% discount if u sign the snp early. But if u hv not gotten loan yet, pls dont sign the snp coz u got to pay up the 10% upon signing. If u dont get loan dey will forfeit ur 10%. U lose big time. Best u forgo ur 2% discount n then tell uoa u need 2 more mths 2 sign snp. No hurry yet coz dey hv not even started ground work yet on d site so u still hv time. Ask for 2 more mths..

Southview and KL gateway is located on higher ground to YNH's site. The slope is quite steep so i think Southview will be at least 5-6 floors above YNH.

Gateway nearer to LRT and convenience of commercial & retail within the same project. South View is freehold and residential status. Anyway South View is just stone throw away from Gateway.

Btw, southview although freehold sits on a commercial land. It does not enjoy residential status but falls under commercial status. Hence its water n electricity bill command the same commercial rate as klgateway.

Pointed out rightly that South View is commercial title. However there is no commercial mall & office block like Gateway within. And yet most important South View can also enjoy the convenience of the commercial which is just next door.
In terms of utility rate, UOA mentioned will apply for residential rate . Some people do not really prefer to stay in mixed development but not for all. So is really individual preference.
Surely Gateway facade is more attractive than dull South View. If not mistaken, Gateway doesn't have a balcony whereas SV does.
As for which project SV or Gateway will command a better rental or capital appreciation upon completion, perhaps some sifu here can share more.

Txs for feedback. I checked with uoa on the water n electricity tariff. The SA say cannot confirm that city council will ever approve southview to enjoy residential rates. If wanna enjoy residentia ratel status then Parkview condo nearby is confirmed residential title but unfortunately is a bit far from the Universiti LRT. But between southview or kl gateway which one will u personally invest in a unit?

South View will be more conducive for own stay. Is like enjoying best of both world which is privacy of a residential condominium and convenience of commercial offered by Gateway which is just across the road. University LRT station is also within walking distance. Freehold and UOA is also another plus point. rclxms.gif

The potential deal with UOA could be another piece in the puzzle of Liew’s bigger plan as he readies himself to exit SP Setia. Hi all...I booked one unit of 3R of Southview and currently getting loan. Intent is for flipping but one thing really bugs me. All units in Southview only one car park. Will it be a problem for a 3R unit? Appreciate input/ views from anyone.

Yes. APDL obtained. They are now rushing Block A purchaser to sign SPA by this weekend to enjoy the 2% disc. Guess this because of any unfavourable budget announcement too.

Actually kl has no state govt. At parliament level, Pakatan Rakyat beat BN with a resounding victory. But the mayor of KL is appointed by BN. So technically BN controls DBKL..

Sometime simple and conservative design or people call it boring design might last longer. The disadvantage is high density on this project. Well , when whole bangsar south fully developed in 5yrs time, ppl will repeat the sentence again "i shld bought one earlier. Its expensive to own one now".

Bangsar south actually is in a good strategic location given their neigbour of KLgateway, Midvalley, KLecocity are just a KM away only.

Saw DBKL signboard erected for construction of new road from Sprint highway via bangsar south. With few construction and development now the road condition is not commendable ~~Patch holes and cement -mix-spilled on along Jln Kerinchi ...residents have to bear this for a while

It is very density...however..if we look on the positive side of it..the location is good with 2 LRT services nearby plus it is close to midvalley which has everything..shopping, grocery and etc.

Yes there'll be access directly from federal highway (in front of mosque) into southview & connect to the road where the school is located. There have been land clearing & plenty of ongoing works lately.

Direct link from federal highway into bangsar south is seen in progress to ease traffic into the area. Soon, Motorist will have alternative road into BS and no longer have to use the road in front vista angkasa .

Paid booking fee for a 990sqf unit at 842psf after discount.
Now having doubts whether this is a good move.
I calculated, rental yield is slightly <4% which is not favorable since interests rate is about BLR-2.4% now.

For Bangsar Southview, last checked only left with Block B, units on 43rd to 46th floor. I think this is the last batch of release.

UOA also reserved the entire Block B, 27th to 32nd floor. They claimed it's for their own corporate stay.

From block B, 37th floor to 42nd floor, some corporate company has booked them. Now the deal is being finalized. If it doesn't go through, those floors will be released back to the market.

i'm rather regret now after my second thought, it'll most prolly be my own house tho hmm.gif

may i ask owners of southview, its for your own stay or investment purpose?

was waiting for someone to bring out this point. I was driving by Federal Highway and this Mosque is quite beautiful but very Big.

Is it very close to the actual Project? But from the Sales, most buyers don't think its an issue.

Last time I had booked the unit but end up decided not to proceed due to super high density....

before AP can get below 800psf...

Chances of getting uncivil tenants or residents in a high density apartment is extremely possible and this is already considered as mid range apartmenti in today's market although price is super crazily high. 3 years back with price one can easily get a high end condo.

Let's just hope that the management can do a good job and can keep the common areas clean

It all depends on the rental. Work back from the purchase price than can roughly determine future rental for SV.

I suggest propertyMontKiara should buy a few more units in Cyberjaya.

Between Bangsar South and Cyberjaya, I would pay a bit extra for Bangsar South. I always visit the site of project before I buy. After visiting Cyberjaya both day and night, I cannot find a reason to put my money in Cyberjaya, at least not for next 10 years, very different view compare with propertyMontKiara.

There are many better projects in KL/PJ/SA area.

Saw the construction of flyover bridge from federal highway into bangsar south was in progress..Its in between SW and KL gateway. The flyover bridge is quite high and i wonder if SW block A facing kl gateway view ( certain unit floor) will be blocked?
Anyone hv some pic of the construction progress now?

Anyone interested to get a unit of South View Serviced Apartment in Bangsar South?

For a fee of only RM2,000 (partially to cover the penalty for withdrawing my booking), I am willing to let go of the unit I booked.

My unit is 815sf, 2r 2b, mid-floor, facing east, swimming pool/mid-valley view. Developer price is around RM760,000 after 5% discount and 5% rebate.

My unit is the only 2r 2b unit available to buyers - all other 2r 2b units are fully booked while the bigger units are selling at over RM1 million.

South View is the only freehold apartment in Bangsar South and it's near Universiti LRT station. It's still under construction and expected completion date is early 2017.

Correct. New projects in section 13, PJ (leasehold, no lrt nearby) also around 900psf liao. Same with rumoured price of Suave in Subang Jaya, which is a student play and thus not same league as Bangsar South.
