Hi..did anyoonne here hv concern on mosque nearby which may nt comfortable for non muslim tenants? Who will be the target tenants as rental per month mayreach 4k?

bought 815sf with the price of 820 psf after all sort of discounts..
i'm rather regret now after my second thought, it'll most prolly be my own house tho hmm.gif

may i ask owners of southview, its for your own stay or investment purpose?

was waiting for someone to bring out this point. I was driving by Federal Highway and this Mosque is quite beautiful but very Big.

Is it very close to the actual Project? But from the Sales, most buyers don't think its an issue.

Last time I had booked the unit but end up decided not to proceed due to super high density....

before AP can get below 800psf...

praying hard there wont be much pariah residents staying there

Chances of getting uncivil tenants or residents in a high density apartment is extremely possible and this is already considered as mid range apartmenti in today's market although price is super crazily high. 3 years back with price one can easily get a high end condo.

Let's just hope that the management can do a good job and can keep the common areas clean

It all depends on the rental. Work back from the purchase price than can roughly determine future rental for SV.

Has anyone ask UOA where the guard house/entrance will be ? None of the AI pictures indicates the location of the guard house.

Let's work it out.

Cost = 815 X RM820 = RM668K + loan legal fee approx RM6K = RM674K + financing cost before VP, say RM10K = RM684K.

Sell at, say RM1,100 psf = 815 X 1,100 = RM897K less prop agent fee 2% RM18K, RPGT say 30% RM69K less S&P legal fee say RM8K less interest after VP date to sale date, say RM15K less Nil bank lock up penalty = approx net proceeds RM787K less cost of purchase RM684K = approx net profit RM103K. That's assuming can sell at RM1,100 psf. At purchase price of anything more than RM900 can forget this project. Return not worth the risk.

Anyone willing to pay RM1,100 psf 815K X Rm1,100 = RM897K + S&P legal RM10K + loan legal fee RM8k = RM915K for a 815sf service apartment in Bangsar South?

UOA other project Southbank has a clause saying GST may be imposed (impact still unknown) as it is under commercial title. .. Anyone know whether new Southview SnP has this?
