But there is limited parking for this development. 280 units and less thn 400 parking. I'm just worried it will very troublesome if got two cars (own stay or rent out).

according to their estimation rental income will be around 1.8k when its completed in 2016. FYI, no DIBS as i was told. not really good for rental since its only 2 rooms, my point of view only imagine a Rm900 per room.
as for the house, they come with free S&P, 1 parking, and 1 set of kitchen cabinet. 877 sqft with 2 rooms, which means the rooms are consider quite big.

according to their letter i received by mail (becoz my wife's father is a shareholder), it stated low density... however, with 3 lift and 280 units in total... and around 10 units per floor, ireally dun consider it as low density.

a good buy if u like this location, but for me, car park is everything for me. 1 car park = gg for me, i need min 2 smile.gif and i guess nowadays 1 family min 2 cars rite?
so overall, small land, less car park, but location not bad. quality no idea smile.gif own stay yes, investment not for me becoz only 2 rooms and limited parking space

As long as you buy for own stay and the price that you think is affordable and convenient to you then it should be okay. All others comment is just for your reference. Everyone is using Selayang Point to compare Res280. We have to know that Res280 built for concept of low density which only has 280 units with 3 service lifts provided. Of course carpark is limited. Selayang point condo has 375 units which has 95 units more. For example, if 3 persons stay in a unit and you have about 95 units * 3ppl = 285 ppls extra in a condo. If half of those ppls are working ppls (285 divide by 2 = 142 ppls) meaning that you have extra 142 ppls using the lift in the morning.

Besides that, those facilities in Res280 is quite a lot and there are two zones. I don't know how true it is and how it's look like when built up but at least these are what we have in the condo.

The Wellness Zone
Infinity pool / Kid’s pool / Jacuzzi /
Sunbathing deck / Yoga deck /
Gym room / Multi-purpose deck /
Male and female sauna /
Male and female changing room

The Leisure Zone
Barbeque pavilion / Family outdoor dining pavilion /

Game room / Private meeting room / Multi-purpose hall /
Pre-function area / Gardens

I'm not the agent and I'm not promoting anything but I'm one of the buyer for this Res280 project.
Just to share to you all. I purposely went to the area in evening and found a lot of hawker stalls surrounding and most of them are just within walking distance. Pasar malam, banks, saloon and mini market all are there. Actually, I found that this place is quite convenient to me and I no need to drive out and find food especially in the weekend.

You are comparing density without knowing their land size. Maybe Selayang Point allocates more land for landscape and others.

Yes, that day passed by the overhead bridge towards Selayang Hospital.

280 construction is very difficult.
1. site constraint = better project planning or a super experience project manager is needed coz no extra space for stockpiles construction materials. Need man-make platform for construction.
2. close to existing bridge = Gov will always come kacau to prevent disturb the foundation of existing bridge, hence double or triple works on protecting is needed. Only hydraulic piles jacking is allowed, this method is expensive and slow compare to others method.

so 1 years is nothing for piling is nothing.
