Any confirmed tenants? I feel there's just too many shopping malls mushrooming. Even Cheras Sentral which have been revived (and so near MRT) is not really seeing the crowd what's more these small potatoes.
The only catalyst is it's along the Silk Highway, Mines is nearby (which it's aimed to be the Health City of Malaysia).
Launching SOHO is very salah in my personal opinion. Surrounding area also so so only....average income earners. Somemore 1st timer developer do shopping mall....so many areas of concerns, I am skeptical.

u right, 1st timer build shopping mall bit skeptical, unless developer managed to get retail consultant on board in the beginning from planning to leasing, then could be another turnaround.

Yes, it's a big IF here that you have raised. I recalled Mines Shopping was almost dead before CapitalLand came in. Then they build Mines 2 and that went dead too. I am hoping CApital Land would come in to rescue it too.
Mines is no longer a newbie when they tried to run Mines 2 also hancur. Making a mall successful is not simple.

I observed D'pulze in Cyberjaya is also a first timer doing shopping. A lot of complaints albeit small and for me I think the developer has done a splendid job. But it's different as CBJ is a controlled development overlooked by master developer (even government) and as it's the 1st ever mall in Cyber hence many well-known retailers, F&B all rush to come in.

Perhaps I'm overly pessimistic but I've yet to see a first timer mall operator that does a sterling job.
Unless other forumers have other experiences that's willing to share. cool2.gif

Hear from who? There are another 3 AEONs within 6-8 km radius (AEON Balakong, AEON Mahkota, AEON Big Hussein Onn). I would be very surprised if it becomes an anchor tenant there.

Actually got email from agent but dont know whether from developer or what.

"Integrated shopping mall with Aeon grocer anchor & TGV Cinema"

I was wondering also because Cheras Selatan is just nearby

The credibility of agents/staffs appointed by CTA to promote One Amerin is very dodgy ever-since Amerin is first launched. Many potential/seasoned buyers pulled out due to their pusing pusing policy. Best is CTA didnt even step up and said anything once being inquired by potential buyers. So all in all just take it as a grain of salt when their so called agents are telling you potential major anchors or tenants for the mall, it is all not confirmed.

Not a single mall in Cheras/Cheras Selatan area doing well other than Leisure Mall. Yes, even Cheras Sentral is so-so only even after renovations. Will need to wait a long time for the crowd to come in with the MRT up & running in 2016 & beyond. What more for One Amerin.

the only mall can compete is the mines and jusco cheras selatan.

Today i go to the mines seek for handphone repair, surprisingly i saw a certain crowd.
then i go tropicana city mall, to my surprise the crowd is much worst than the mines.

I went to mines book fair during week day....the crowd is worst than sunway.....most mines shop are selling cheaper cloths....but why mines buz better than sunway?

tai kor, you already mention book fair and selling cheaper clothes la.

We must measure a mall crowd from normal weekday and weekend.
Not through special event.

but i am more favorable to go jusco cheras south because it doesnt need to pay parking at all.
I think many crowd gather there is because this reason too.

I still don't think this is a good location to build a mall.
I don't think Balakong or BTHO people need another mall as well.

Location and demand also very questionable.
