The villas are all reserved for Chulk & co.
BTW, Units in B1 & B2 are mostly gone. By the time they launch it in 4Q, the lowest available unit will be starting from 700k @A1 & A2. |

QUOTE(homefinder @ Jun 7 2013, 03:59 AM) Wondering those who has booked a unit had done there homework like visiting the site & familiarize with the location firstly I believe that area is surrounded by middle income ppl & notice quite a lot of foreigner as well imagine if the unit cost 500psf than 1000 sf size will cost 500k if u take a loan for 90% at current interest around 4.2% we need to pay installment for 2000 per month for 30 years term. Well I m not so optimistic about this area & the current rental rate may not be able to cover the installment so what are the opportunity in this investment which we don't see ? Categorically, I'm one of those "mid-income people" surrounding this area who has booked a sub RM500 per square foot condominium. Yes, I'm offended. |

QUOTE(twlong @ Jun 7 2013, 06:45 PM) This is bad. For an additional 60k the block A gets better material, privacy & higher ground? The additional money is not reflecting the property appreciation? And what's the advantage of being the early bird to buy block B? Get to buy a cheapskate unit and the whole world knew about it? |

Different material to justify the price difference is poor marketing. I don't even know what I'm getting in B1. Is Zalam serious or not? They are selling building material or property?

The sub sale market in Cheras is going nut after the election. Condo owners are holding on to >400 psf at this very moment. No negotiation.

QUOTE(Kvsual @ Jun 28 2013, 03:30 PM) I've booked the Block A with 650K pricetag, and it's not considered cheap in this Cheras south area. (2500rm + 350 maintenance monthly), so with this price in this area considered high end ady. ( 650psf above will be in prime area like OKR etc) |

QUOTE(Kvsual @ Jul 1 2013, 03:22 PM) Yea different pricings for different blocks and different facings A1,A2, B1, B2 460 psf is B1-9 facing belakong?Just calculated. Mine is 520psf (before rebates), B1 should be around 460psf+ (before rebates).Which means a substantial increase 15% in psf. Wow that's so much. Hopefully the block A fittings, material, more facilities and landscapings could justify the higher psf~ |
