CYBERJAYA: Government-owned Cyberview Sdn Bhd and diversified firm Gadang Holdings Bhd will team up for a RM1.06bil project here, to be developed over nine years.

The project will comprise 794 units of the 1Malaysia Housing Programme, or PR1MA houses, 142 two-storey link houses, 340 stratified two-storey link houses, 1,074 apartment units and 150 government quarters.

It also includes developing one plot of commercial land. The entire development will comprise four phases.

Cyberview managing director Faris Yahaya said that earthworks were expected to begin in the first quarter of next year, with sales of the first phase starting in the third quarter.

The first phase, he said, would comprise 325 units of PR1MA houses and 142 two-storey link houses, which would begin from RM500,000 each.

“Cyberjaya has a total investment gross development value (GDV) of RM35bil to-date, and the GDV over the next five years is expected to be at RM20bil, with an RM8bil investment from Cyberview,” Faris said at the groundbreaking ceremony.

He noted that apart from the PR1MA houses, all other housing units under the nine-year project would also be priced “more competitively” than similar properties in the market.

Cyberview is the land owner of Cyberjaya Malaysia, an information and communications technology-focused township.

It has the mandate to spearhead the entire development of Cyberjaya Malaysia, which currently hosts more than 700 companies.

Gadang is its joint-venture partner-cum-developer for this development.

Gadang executive director Kok Pei Ling said that details on the profit sharing for the project between the two parties were still being finalised.

CYBERJAYA: The first phase of the 1Malaysia Housing Programme (PR1MA) for affordable homes here will be open for sale in the third quarter of next year.

The project — the first of its kind in Cyberjaya — will offer 794 apartments in total, 325 of which are in the first phase.

The PR1MA homes are part of an RM1.055bil project to construct 2,500 housing units, including two-storey link houses, government quarters and a 2.44ha commercial plot.

Cyberview Sdn Bhd and Gadang Holdings Bhd are managing the project.

“This is a housing project for the public and government sectors, and for people working in Cyberjaya,” said Treasury secretary-general Tan Sri Dr Mohd Irwan Serigar Abdullah during a ground-breaking ceremony on Friday.

He said Cyberjaya will be an integral part of Malaysia’s development and will contribute to its growth.

“I visited the Silicon Valley recently (and) we want to have partnerships with some of the companies there to help our startups become world-class businesses,” he said.

Dr Mohd Irwan, who is also Cyberview chairman, reiterated that the Government’s vision is to turn Cyberjaya into a premier ICT (information and communications technology) hub.

Cyberview managing director Faris Yahya said the housing programme is expected to create business opportunities and meet the needs of at least 10,000 people.

Cyberjaya has a population of about 55,000.

Meanwhile, Dr Mohd Irwan said the Malaysian Global Innovation and Creative Centre will be a one-stop facility to train, develop and nurture successful entrepreneurs.

“The Treasury and Government are formulating a national entreprenuer development policy, aimed at helping aspiring Malaysians become successful entrepreneurs,” he added.

It is a known fact that it is far from KL.

Doesn't matter if it is cheap and has cyberjaya address.

Now it is the time for my friends (who is not earning high salary and has not own any property) to register and try their luck.

price is the most important factor....if cyberview can sell this a bit cheaper compared to other projects....i think its gonna sell quite good....nowadays an average family man(mostly my colleague working in bank in shah alam) goes up to sungai buloh, rawang, bangi just to bought affordable landed house for family...its becoming a trend now that they work in central KV, but home in outskirt of KV....

afterall cyberview is the landowner of cyber....with this joint venture i hope the high cost of land buying will not be a huge factor to mark up the units price high2

I did state earlier we need to fill this place with people (with heart and soul) who really needs to live in.

From the photo the community center is only open space and surau. That is not adequate for a city.

Where are the hospitals, stadiums, schools, city hall etc?

Need to go back to the drawing board.

Hospital - Hospital Putrajaya is enough to handle all southern KV region
Stadium - There's actually an underutilised Sports Arena @ MMU Cyberjaya Campus
Schools - There are a few national schools earmarked in the vicinity, there is one Chinese school not far away
City Hall - Cyberjaya is not really a city, but there's Cyberjaya City Command Centre

CCC is located at persiaran apec, opposite LKW Uni. The one major problem that MH garden residence, the place, sky park and even CCC, there is no direct road to go to MEX highway, is about 10km to reach to toll entrance, but is actually so near !!! Is there any announcement for the so call proposed skip road near LKW ? No news ?? Anyone ?

Angkatan Koperasi Kebangsaan Malaysia Bhd (Angkasa) through its unit MyAngkasa Bina Sdn Bhd has entered into an off take cum sale and purchase agreement with Nexgram Holdings Bhd’s subsidiaries, to take up two property development projects being developed by the group in Cyberjaya and Putrajaya respectively, for RM1.44 billion.
As reported by The Sun Daily, the core business of MyAngkasa is in property development and construction targeting co – operatives markets since it is a subsidiary of Angkasa which falls under the purview of the Malaysia Co – Operative Societies Commission.
Nexgram told Bursa Malaysia that MyAngkasa Bina will pay RM1.147 billion for the Cyberjaya development, which consists of a mixed commercial development known as “Angkasa Icon City” to be undertaken by Nexgram Land Sdn Bhd on a freehold land measuring 5.906 acres owned by Nextnation Datacity Sdn Bhd; and RM297.387 million for the Putrajaya project, which is a mixed property development, to be procured from Top Valley Sdn Bhd.
Costs for the projects will be financed via a combination of the proceeds raised from the rights issue completed on Jan 22, 2014 (for Cyberjaya Project only), bank borrowings and future possible funding exercise.
Meanwhile, the construction costs for the Cyberjaya and Putrajaya projects are RM639.8 million and RM266.2 million respectively.
Nexgram added that the exact funding mix for the projects could not be determined at the moment as it is contingent upon the eventual amount of bank borrowings to be procured by Nexgram Land, Nextnation and Top Valley.
“Following the offtake of the projects by MyAngkasa, the company’s future earnings visibility would be enhanced and this marks a success for the company’s diversification into the property development sector,” it said in a statement with Bursa Malaysia yesterday.
