Hi Guys,

Just want to check with you guys before I go for another property.

I intend to purchase a property amounting RM530,000.

Has no problem paying the deposit but kind of worry the loan.

Below are my details":-

Salary RM5000

Currently commitment
1)Car instalment RM750 per month
2) Housing loan (amounting RM553,000/2) start repaying 4 years later.

Appreciate if you guys can advise me on this matter.

DIBS for 4 years. Meaning to say in this 4 years, I'm not required to pay a single cent. (under con)

For a more accurate calculation, please share with us the NETT salary. NETT salary is calculated by taking the basic salary plus the fixed-allowances, and deducting TAX and EPF only.

1. So the house is a joint-loan?

2. May I know what is the original loan amount for the car?

Car loan amount was 45k, outstanding 28k
DIBS instalment is 1.2k (Joint name) start repaying 4 yrs later

Okay, based on my rough calculation, it would be difficult for you alone to take out a loan based on the commitments you already have. Now I have included the commitment for the housing loan (with DIBS) in your commitment calculation because the bank will see the loan entry in your CCRIS. There may be a chance that you could argue that the monthly interest payment is covered by the DIBS, but this may not always be successful

Maximum loan amount that you can roughly (and pending approval) take is RM325k

Do you have any bonuses in the past 6 months? 80% of the gross bonuses can be considered as NETT income, thus increasing your possible loan amount.

Usually mortgage loan is stretched over a long period of time, I'm sure your new one does too..

When you take up a loan even with DIBS they calculate the FULL amount you are able commit per month after full disbursement..

If u think of it logically the NEW LOAN u will take will also be stretched to 20 or 30 or 40 years..so even 4 years of DIBS is insignificant..Bank cares more whether your income now is able to support the FULL INSTALMENT after full disbursement of loan..

HOW OLD ARE U NOW? Okay you're 26. Max tenure is 40 years (also determines how long u can stretch the loan and effects your approval chances)

For CIMB industrial land financing the interest rate will be +1.25%. Actually it can up to 65% MoF if you needed. Loan tenure up to 20 years.

Hello, yes my bank is an EF panel for this project. Since this is a commercial title project, the rules are a little different:

1. Loan tenure is 30 years max or until you are aged 65 years old
2. Margin of Financing (MOF) is 85%

Hi, I would like to re-mortgage my house to finance about 50K, for 5 years tenures. The property value about 140K, bought 10 years ago, have fully settled previous housing loan.

But if it is bellow RM100k total loan, the rate is only BLR -1.8%, if it is above 100k, the rate is 2.2%

Need your help.
Lately, I bought a property, while applying mortgage loan, i was told by the bank that I have a case with RHB Bank Card Center in 2010. It is shocking news to me because I am aware that I never have any default payment issue with any financial institution since I started working in 1990.

The bank forwarded copy of the CTOS report to me. After reading it, I noticed that it was the Corporate Credit Card in my former company. When I work in that company, it gave all senior manager a RHB Corporate Credit Card to pay for expenses spent on behalf of company.

The FUN part:
March 2009 : When I quit the company, I notified RHB Card Centre to terminate my card and fully settled all the sum. The card center confirmed card is terminated and nil balance. In fact, I called them yesterday, they checked the system also confirmed my card was terminated in 2009 with nil balance.

August 2010 : RHB Bank issued summon against the company for 52k and named all the corporate card users as defendants as well (including me).

MY Questions:
1. How can the bank summon me if my card was terminated with nil balance?

2. This is corporate credit card, why the users named defendant?

I called the lawyer of RHB Bank, she said the case was fully settled and closed years ago. but CTOS did not update.

Bro, I have perfect financial records with CCRIS, if not this CTOS innocent case, i am 100% clean. I am concern the bank may reject my loan based on this settled case.

May I know what can i do in this case?
How to get CTOS to remove my record?
The RHB lawyer said RHB Bank can get CTOS to remove the record, true?

Any lawyer bro / sis can help ? Can I hire you to do the above for me? Price?

I spoke to the RHB, he said needs to investigate first before issuing clearance letter to me.

My goodness, i am innocent in this case, never ever accept corporate credit card again in my life.

I thought local authority instructed bank not to use CTOS anymore years ago? What happened to this directive?

I have perfect credit records, now it destroy it without i aware of it.

What I am very concern now is the CIMB will reject my mortgage loan application! Any banker here can help?

SUMMARY of PROPERTY & COMMITMENT:

My property : Tropicana Garden Studio Unit.

Purchase price : RM767k

I have zero commitment now (just fully settled all my existing house loan, car loan last 2 months);

Income : RM135k based on 2012 EA form.

My CCRIS records is ALL 0 for credit cards; ALL 1 for fully settled car loan (1 due to timing of remittance, should have know this, stupid me, 29th due paid 1st, ceraka).

Any bankers here can help?
