For refinancing, AIA currently offers the zero moving cost until end of this year. Not sure if it will further extend the promotion or not.

I can't assess or comment anything without looking at your documents and ccris/ctos.

Unless you have a lot of late repayments or your job is insecure, it could affect your interest rate.

Sometimes things like loan restructure can also affect.

However, as mentioned will look at ur docs first.

Yeah your ptptn have affected you. You will need to pay all the late payment and show them the ptptn letter that it's settled

Rejected for housing loan?

If you got no record at all the bank will require you to take a joint name to borrow the loan otherwise they might consider to loan only 80% of the purchase price.

How many banks have you tried?

They will see but the score makes no difference because bank will calculate using their own system

You just have to worry whether got any blacklist or bankruptcy or legal action against you

It depends on your SI, if the due date is on every 1st month, you need to sign the SI to allow them to deduct on the 1st of every month.

Normally if your due is on the 1st, they will allow 7 days - 20 days from the due date for you settle it before they mark you as late payment.

Yes you will need to refinance the loan and then only you can remove her name

The cost depends on the current loan outstanding balance
