you can go to online housing loan calculator to calculate how much you need to pay each month.

and then get 3000 + bonus/12 - epf,socso - housing installment - any commitment(cars, bikes, cards etc) = remaining amount.

The remaining amount has to be around 30% to get approved.

Other factors also include your job, your age etc...

unlikely to get a pass becoz your house installment need at least 2k per month, plus a car lets say rm500, then no hope...

Guys I want to refinance my house from conventional to islamic loan. But I heard BNM already changed the refinance policy, the loan repayment max only 10 years = insanely high monthly payment, true?

looking for home loan around RM870k.

PBB offers the lowest with lowest interest rate 4.35%

AIA offers sort of quite low interest rate 4.39%, but it has fixed rate.

I'm more tempted towards AIA, is there any catch behind that I should be aware of?

4.39 is just first few years after that the rate will be higher. But to be frank AIA is not flexi loan their loan is term loan, in long run to be frank I will advice public bank.

Hi,

have you got the official letter offer from the said bank?
If no, apply about few banks to compare the package first.
Just my opinion

Hello,

I am currently working in Japan for 4 years now. I am planning to buy my first house in Seremban area (around 350k). My monthly income around 5k and i don't have any other commitment in Malaysia.
Tbh, I don't know much about making a house loan for a person living oversea. Could someone please explain what are the procedures I need to follow, what kind of documents I need to submit.

Will the 50% stamp duty exemption still apply if the property (residential house) is purchased under 2 names?

Name #1 - this is the second property purchased
Name #2 - this is the first property purchased

Also, would appreciate any recommendations for loan package for financing the property.

Yes. the 50% is entitle for name #2.

For eg stamp duty total is 1000 will count divide to 2. each person 500, and name 2 entitle 50% discount 250 so total stamp duty is 750 instead of 1000

Thanks. I also managed to find out a bit more. In addition to what you said, 50% discount is only applicable for properties <RM500,000 according to lawyer.
